The pictures online look much better than the reality. After checking in, I regretted having booked this online for 3 nights but I was stuck with it. The beds themselves were clean but the whole place was shabby with some items broken or just dirty. One of the wall lamps had broken off completely and was not replaced, and the walls were covered in dirty marks. The shower was also grubby and mouldy.
The location was great, very close to shops, restaurants and a big supermarket, and I felt safe, but that was about it. I wouldn't go back.

We were 3 guest, we only got 2 towels had to aske 3 times lobby folks. There was no phone in the room. I had to go down to the reception lobby. Mini fridge did not work. Water was leaking excessive by shower glass outside.

Convenient location, not so great hotel.

This hotel looks much better in photos than it does in real life. While the pool was clean and enjoyable, I woke up every day with a rash, leading me to believe the bed sheets were not being changed. Additionally, there was loud construction happening directly above us, which made the stay unpleasant. This will definitely be my first and last time staying at this hotel. On a positive note, the location is very convenient.

This is the Kavia hotel. There is another Kavia Club or Plus hotel nearby. Google Maps showed this latter one as Kavia Hotel. Make sure you look for Kavia on Clavel street in order to go to the right one. At 10 pm looking for this Kavia hotel was hard. We called Kavia Plus and they stayed over the phone with us until we found it!

Good downtown Cancun option

Good location downtown Cancun. Has free onsite parking between this hotel and the adjoining hotel with same owners. Also I found easy free street parking on the same block every time I wanted it. Easy to walk across street to a bunch of late night restaurants or over a couple blocks to some other small clubs and restaurants. Grocery store is two blocks south. What appears to be the main LGBT club is across the street but I never heard anything from it and it didn’t cause parking issues. It’s an older hotel but clean and well kept. The lobby and hallways are open air but sheltered from the rain. Good value for the money.

If you want a Mexico style hotel, this is it smh

The hotel is very old the TV only plays in Español. I was supposed to have a stove and refrigerator in the room and I had to beg for a refrigerator after the fact. The breakfast we had to pay for every morning, even though it says it was all inclusive. Was very very cold and dirty. There’s nothing good about the hotel other than one of the hosts they work the front desk. The beds were very very hard, the air conditioner beats straight down on your face. If you turn it off, it’s hot in the room my daughter got bit by bugs there’s no washcloths in the hotel at all. so it took everything for me not to find somewhere else to stay but because they already had ran my card I would’ve had to wait 7 to 10 business days to get that money back and I didn’t wanna spend another five or $600 on top of this my first time in Mexico and I chose that hotel out of all the hotels in Cancun Was a bad choice in a lot of ways that hotel is not worth $50 a night I’ll give the location of four stars other than that that’s it oh, and there was a roach in the bathroom.

It's right in the center, close to the Plaza. Didn't look safe at night. But during the day was great to walk around. Close to the bus station and city buses, Chedraui is only a block away. They have a great \"cafeteria\" for breakfast, good food. We all liked the food and very reasonable! The hotel never answers their phone, that was bad. I called over and over for several days and no answer.

Property was well maintained, the pool was nice and it's very walkable to other areas in the city. It's well positioned for nightlife and was very well priced. Beds were pretty comfortable and the pillows were ok, but the shower had very low water pressure.

I'd totally stay here again if I was needing a spot in the area.

Quality stay in city center for a budget price!

The staff were just lovely - extremely friendly. The place was clean, room had safe, microwave, small fridge with freezer, TV with Roku, and remote-control AC, great location. Swimming pool was basic but did the job.

I wanted to stay in the center of the city with a budget price & to really experience Mexican culture. I lucked out by picking Hotel Kavia - only two blocks from Park Las Palapas where on one weekend I was able to see a K-Pop concert, watch a clown show, browse the market stalls selling a variety of goods and eat at one of the many traditional Mexican food stands.

The Cancún buses are great to get further afield or to get down to the hotel zone to enjoy the beaches - just 12 pesos per trip. The R1 bus to the beach was only a couple of minutes walking distance from the hotel and ran regularly taking only about 20 minutes to get to the Hotel Zone beach.

Any concern I had that the area might not be as safe as the hotel zone was quickly dismissed - the neighborhood was walkable and I always felt comfortable even later at night. Lots of families walking around.

I highly recommend the hotel if you looking for an affordable place to stay and it provides all the basics and more, as well as a central location.

Would definitely stay there again!

We were given just a sheet the first night we had to ask for covers. The safe didnt work so we had to wait for someone to come fix it either after 11pm or the next day. One night the lights went off on the whole building so we had no electricity. The next morning we didnt have water. Overall I feel that the reviews and rating were misleading for us. We booked through Expedia for a week. We booked two rooms with city view. Our rooms don't even have any windows. Getting here the shower drain didn't work. We went and told the receptionist and explained that the guy wasn't here and that they will fix it the next day. They never did we been dealing with the shower for the whole stay. The second day we came from a water park and someone who I came to vacation with believed she left her phone in the bathroom in the lobby and we believe an employee went after because the toilet I used then had a garbage can on top of the toilet. They didn't want to show the footage. If she came in and came out with or without the phone. Today sept 18. There's no water in the two rooms we booked I already had shampoo in my head and the water stopped it happened twice to us already. They said there's nothing they can do.

One night stay for a layover in downtown Cancun. Poorly maintained. Rooms smelled of humidity, toilet was stained. No hand towels.No running water in one of the two rooms we were given, although prompt attention to the matter. Beds were clean. White room doors very dirty looking, with fingerprints, like they weren’t cleaned in a while. Not terrible but I would not recommend it or stay again ever.

This hotel was awesome. The only issue I encountered was the shower head was slightly broken and the shower door was slightly broken. I was still able to shower normally if that's all u care about.

If this isn't a big deal for you then keep reading.

I stayed for 15 days. And I could not complain about much. Walk in and the beds where nice and coffterable. They where nicely done. Everything was clean and nothing was a issue for me. The noice level was low. There was indian mfers that where making load noise so I shut them up. And yeah that's about it in the noice. The breakfast they sold was also awesome. It was good as well as cheap. Two in pools that's great. Room has A/C, water, beds, sheets towels and desk chair thing. This place is like the hidden gem. The reception is good and nice. They greet you and the cleaning services was awesome. Stay here if you're looking for a good cheap hotel. I myself would stay here again.

***My only recommendation to management is to inspect the rooms more thoroughly because the side vanity mirror was loose which isn't a big deal because I tighten it. The shower head is broken..it works but I would honestly change. THE SHOWER DOOR WAS ALSO BROKEN WHICH CAUSED THE WATER TO GET ON THE FLOOR.. THAT I WOULD DEFINITELY FIX

Really really liked the hotel! Stayed for 8 nights and was very pleased with the service. Reception lady was supper polite and even referred us some tours. They clean your room everyday and restock towels and amenities. They made our stay awesome!

Area is supper well located, park with many activities and food is one block behind the hotel, oxxo and pharmacies is just a walk away. It was very easy to get on the route r1 bus to go to the beach for 12 pesos.

I realized that I didn’t scroll down to the 2021 reviews prior to booking this. If I had, I may have realized sooner that booking this hotel was a bad move.

Paid $54 a night- what I thought was a bargain. Nope, we arrived to room 315 (king room) and there was no toilet seat, room was not well cleaned and TV speaker was blown (not that it mattered for one night).

Asked reception to see if we could get a toilet seat. They blankly expressed that they would have someone come up and have a look. No one ever came. Left the next morning and told them they might wanna figure that out before the next guests which was met with further blank expressions. Fine, I wouldn’t want to really work in that hotel either.

Not worth your money…at all. Only plus is it’s super close to the bus station for our trip to Vallidolid the next day. Much nicer places I hear for same price or cheaper.

They have a restaurant for breakfast with limited but delicious options. There’s 2 swimming pools as well as on-site parking. The rooms were cleaned on a daily basis and we were provided with clean, fresh towels every day. I would definitely stay here again.

Im giving this 5 stars because in dowtown Cancun its actually not a bad stay. My 1st impression was bad. The AC wasnt working, totilet paper holder was hanging offf the wall, but the staff is quick to help. They got the AC blowing cold & were friendly.

The hotel itself looks to be falling apart but it looks like all the other buildings. Its clean, no bug issues, the only things that sucked in retrospect were:
The loudest aggressive dog in the world lives acrros the street & the bark is penetrating. World record decibel holder. But you cant crap on the hotel for that. No laundromat, or really anything other than the dwelling. Terribile service but thats Mexico not Kavia. No microwave but i dont think its necessary in Mexico.

This hotel is CLOSE to Everything. I picked it for that reason. The pool is nice & you can usually have it to yourself. The AC stayed cold the whole time, which was important because i was recovering from Surgery.

Id stay here again for the location, price, & service. The cleaning staff is so incredibly sweet by the way. PLEASE TIP THEM. They appreciate it and goes along way.

The only thing i like was the staff.
What i dislike is this hotel looks nothing like the pic. Also you don't even have a coffee maker in your room because you have to pay for coffee. You don't have an iron and when you do ask them they have to put a hold on your credit card. I thought or as the website said breakfast was included. Not true. You have to pay for it. Also there is a night club right on the corner that os is very LOUD at night. It was cheap i see way not worth it.

No one spoke English. One woman could pronounce memorized English phrases like, \"Passport\" and \"Sign this.\" She could not understand questions I asked or a description of how the in-room safe did not work. I had to sign an agreement that was only in Spanish (first time EVER after traveling annually to Mexico for 20 years - it is always Bilingual). The atrium is open air and U-shaped. The dog across the alley (and the hotel is on a narrow alley) is louder than any dog I have ever heard in my life. The barking dog started at any time, from 9:00 AM to 1:30 AM and went on, continuously, for 1/2 hour each time - at least 5 times a day. Sounded like the dog was right outside my door. Too bad because this is also the newest (remodel), cleanest, and stylish hotel I have stayed at anywhere in the world for under $150 a night. Housekeeping is OCD and the place is immaculate. A small pool with 4 chaise lounges. No other amenities. A breakfast cafe was awesome. Friendly staff if you can order food in Spanish and dirt cheap. Coffee is about $0.75 and a HUGE omelette is under $5. Air conditioning blows on one bed unfortunately. Very large LED TV with only CNN-World in English (no daily news, just in depth reporting on boring issues around the world). No step to go into the bathroom. Dog keeped braking and they didn’t supply waters at all elevator was broken. Didn’t have room service 24 hours and bar. Didn’t have hair dryer and supplied iron that was broken all four of them. Customer service was ok could be better. The sheet had blood stains on them when we check in and every other sheet had some stain. The water never got hot cold showers

The hotel is perfectly located in a safe downtown area, accessable to almost everything. Unfortunately the elevator is not working for the entire 8 days of my stay, my knee condition using the stairs is not comfortable. The staff gave an excellent service. Front desk Barbara, Restaurant waitress Reyna and Angel the bellman security are all awesome.

Good deal for the price

This was a great hotel for the price, the room was clean and staff was friendly. The only complain I have was there was a big dog owned by the location across and it barked a lot... I guess the hotel can’t control that but it was pretty annoying.

Not Great but Not bad

This hotel is really cute but its no luxury hotel. There is a lot of little things like the hot water took 10 mins to get warm but never hot. The window in the bathroom was broken off so only 1 slider. The bathroom looks cool but didnt drain well. The mini frig tried its best to keep things cold lol. The beds were firm and only came with sheets. Could be because it was hot.
Overall its not a bad hotel for the price as long as you arent expecting much. The pool was being worked on during our stay but there was a small lounge on the roof top.
Definitely cool perks to this place since its within walking distance to tons of restaurants, stores, and everything else. I wouldnt mind staying again if they had these things fixed.
