Chez Waffle has a pretty back lounge area with view of the water and fish swimming into the inlet. The condition of the rooms is a bit dated. The prices of food on the high side. It is extremely quiet in this gated community. If you want lots to do, you are isolated. I did diviving and day trips every day, so spend little time at the hotel (only evenings). The local busses that run between Playa an d Tulum are excellent. Very cheap! Overall, enjoyed my stay and would do this again. I recommend it.

I really enjoy stayed here one night. The atmosphere is quiet, relaxing, and beautiful. One issue when I arrived to the hotel. The front desk is closed. I wandered on the street without wifi and data on my phone. I've emailed the hotel 2 days in advance about late check-in but no response. The closest restaurant is about 25 min walking. The weather is very hot. Not a good way to welcome guest

We reached out to the property both the day before our check-in and again on the day of, but unfortunately received no response. Due to unforeseen delays, we arrived in Cancun much later than planned—around 8 p.m. instead of our original 7 a.m. arrival time. We attempted to communicate our delayed arrival to request check-in instructions, especially since we learned that the office closes at 4 p.m. Despite our efforts, we received no guidance, and upon arriving at the hotel, we were unable to check in.
This situation caused significant inconvenience, as we had to scramble to find alternative accommodations late at night. With more responsive communication, we believe this could have been avoided, allowing us to better prepare for our delayed arrival and avoid last-minute changes.

I thought this would be a hidden gem, but it's not really well maintained, there was no actual hotel staff to talk to, no desk besides the waffle shop, there was mold in some areas of the room and no hot water to be found on the showers.

Chez Waffle Hotel had its charm, including a cute pond right outside our bedroom it was cute with fishes and it was connected to the lakefront. However there were two lounge chairs nearby but they were unfortunately dirty, making the outside patio less appealing as a place to relax. Despite these drawbacks, the location was convenient for our plans, just a short walk to a beautiful beach. The on-site coffee shop adds a nice touch, and the chilaquiles are a must-try. We stayed for one night, and it served as a decent, affordable option for a short stay, but the outdoor cleanliness could definitely be improved.

Nice little hotel in a very quiet neighborhood. Rooms are nice and clean. Comfortable beds. The back yard needs a little love. It's the primary reason we booked, and the common area lounge chairs looked like they hadn't been cleaned in a long time, and the wooden swings over the cove and bar looks less than structurally sound. That said. The plunge pool was very nice and overall, for what we paid, was a great place to stay in Puerto Aventuras. We would stay again, but hopefully the back yard is given a little more love.

I have stayed in many places in PA. This is by far the worst. I dont say that lightly. We checked out 4 nights early. Our room was never cleaned. The grounds were never cleaned. Trash in the lagoon, snake skins by the front door, our room looked nothing like the pictures. There is NO beach 300 ft from the room that you can access unless you trespass. No where in the booking did it say the air conditioner turns off during the day until 7:15 pm. The filtered water comes out of a filthy dispenser. For the money you can stay in a way nicer place. Will not return.

I loved the canal view from my room. There is a swimming pool and a \"pool\" was created with ocean water and tropical fish, that has water flowing in from the boat canal. It was early May, low season, when I stayed and I felt like I had the place to myself. The room was nice and had everything I needed. You might want to rent a bike or a golf cart to get around. I loved Puerto Adventuras. The ocean water was calm and clear to swim/snorkel in because of the artificial reef. Very safe and quiet. Good to get away from the chaos of Playa del Carmen. I had a rental car (note, there is no parking lot at this hotel) so it was easy to drive to restaurants and the beach. I wonder if the hotel serves food at dinner time in the high season?

This is a beautiful hotel located on a gorgeous, quiet street. My family and I had a wonderful stay here. It's a perfect location, with the restaurant right on site for breakfast & lunch. We loved all the restaurants & shops just down the road and of course watching the dolphins.

There was no hot water after 2 days and the toilet was broken. Had to check out and book a different hotel after 2 nights. Hotel staff was not able to fix the hot water. They lied and told me it was being fixed but nobody fixed anything. Good waffles, horrible hotel.

Check in with staff on site. We were told one room and at self check in another room was provided indication a different room which we did not have the key code to. The code worked for the room initially assigned via email -but, someone was in that room. I messed with the combination sequence until I lucked out. Great place! Had trouble checking into Chez Waffle. Staff departs by 4:00 pm. I arrived late around 7:00 pm and everything was closed. I walked around back to find another guest who helped me get into my room. She told me I needed WhatsApp on my phone. Found out that the hotel texts you check in information. So all turned out great! Cute place rustic.

I think this hotel must be much better under normal circumstances… Covid related lack of business in the whole area seem to be an impact. On the one hand we were right on the marina and that was a lot of fun. On the other hand, We seemed to be about the only people there, which could be nice in a way, but the beach area would be more fun if it were attended by someone. Also, the marina fed pool needs a cleaning. we were there on a Sunday and Monday, which it turns out is the day the restaurant is closed, so everything just felt deserted.

This is a great value property.... The rooms are comfortable and cute. Don't expect a mega-luxury hotel and you'll be fine. Everything was clean, the bed pretty comfortable, and the A/C worked great. Service and staff were friendly and helpful. Breakfast had a number of decent choices off a menu and cooked to order. The only odd things: 1) it's a little hard to find. The Google Maps position is correct but the signage is a little small so look close on the right hand side of the street. 2) The property is only staffed between 8am and 4pm. If you come after hours, you need to find your room, which has the key in a lock box and your name by it. It's essentially self check-in at that point.

This is a very cute, friendly place to stay! We enjoyed the location immensely too, being able to paddle out of their pool, into the channels, and the ocean, was very nice. Puerto Aventuras is a very nice community as well very good restaurants a ten-fifteen minute walk away (closest espresso is about a quick six minute walk). The huge Mexoamerican reef is a short swim from the main public beach, amazing area to explore or land or water.

La Mision is a cute six-room hotel in nice, peaceful residential area within the gated community of Puerto Aventuras. It is about a 10 minute walk to the town taxi stand, beach, and restaurant area. It does require some walking in the heat, so take that into account if that works for you. The breakfasts are very good, with a number of interesting menu options and nicely cut fruit and the dinners are good also, most interesting and better prepared than most of the restaurants in town. The staff is extremely accommodating and helpful. It was a great value if you are looking for a quiet, friendly, simple, low-key place.

The saltwater pool that connects to the harbor is amazing little fish swim in it all day its like having a private aquarium. The food was excellent far more than I expected a bowl of fresh fruit served in a coconut shell. They have really lovely beach cruisers you can just take one and they give you a lock. So getting around town is very convenient. Its a gated secure community so you feel very safe. It was easy for me to book a day trip on a catamaran once i got here. Also you walk right out the back door onto a little private beach with a pool that connects to the canal. Stunning small property best value I have gotten in a while. 10/10 would recommend.

The space needed minor updates the staff were awesome they even provided friendlier service than some of the huge chains that I have stayed for other trips. Complementy breakfast was included in my rate, ask for explanation of size portion, you may get a snack size portion if you don't ask. I am a big guy with a big appetite. Your breakfast is cooked fresh to order be mindful of this if you have plans for early departure, it is not continental self serve... the jam or jelly was freshly made and is made of real fruit. The room has a hammock on the patio/ balcony. Will definitely return to this low key spot.

Very peaceful little hotel with harbor view and hammocks in a lovely gated community. First floor just as quiet as second (concrete floors?). Staff is very friendly. It is not exactly centrally located to tourist attractions but also not that far if driving.

This was a last minute find for me. All I wanted was to have a quite relaxing weekend at the beach before returning to the cold, but I was also trying to avoid crazy big resorts or the noise in Playa del Carmen. This hotel was exactly what I was looking for. Also.. hammock on the balkiny in front of the water was a major plus :)

LH Boutique Hotel - Lovely
We had a brief stay at this lovely boutique hotel. In a safe gated community, the guard pointed the way but we used our GPS to find it since we had a late check in and the front desk staff was so helpful and pleasant. The hotel is beautiful, charming, clean, with picturesque views. It is a very romantic setting. The room was clean, modern, and had full amenities. We had a lovely view of the pool, hot tub, and central water way where boats and kayakers were played. The room included a continental breakfast, which was light but gourmet. Fresh coffee, most beautiful presentation of fruit I've ever seen, and home made warm fresh bread with jam. Perfect for me! Easy check-out.

Quiet little piece of paradise
Overall a wonderfully quaint mexican accommodation. Very clean and wonderful staff going above and beyond. Hard to find even with the address as hotel sign is very small and blends into building. No hot water but to be fair we did not give them a chance to fix it as we were only there one night.

The hotel is located in an excellent place it's a safe gated community that is easy to access. It is walking distance from a beautiful beach and dolphin facility as well as shops and restaurants. The hotel has a very cozy environment and has friendly and personalized service especially Luis and Alvaro at reception, and Eva as concierge. We had an included continental breakfast and Matias was very helpful as well as Marcos. This spot is perfect if you plan on going to Xel-Ha, Xcaret, and Playa del Carmen.

From the welcoming staff and quick check-in, to the beautiful room overlooking an outstanding marina canal, I could have not been happier we chose the LM Hotel. While we did not have dinner in the hotel, though that and a small bar is available. In the morning the sounds of birds woke me. The view out the balcony even better. The water so clear that assorted fish are easily visible. A light breakfast provided without charge, while a full menu available. The coffee was wonderful.

I stayed 2 nights and had a nice quiet room. Hotel is quaint and lovely. My only concern and it is more if an observation... The rate on hotels.com was $88 u.s. which was a reasonable price. When I got my credit card bill it was actually $149 Canadian. Quite a difference, even with the exchange rates.Had I known up front that with taxes etc..it would be that much I would not have chosen to stay there. Not nwcessarily a reflection on the hotel, just the way the pricing is structured and advertised. Also, had just enough money to get to the airport and was advised by two hotel staff that it would cost 30 pesos to get to the collective area by taxi, but the driver charged me 40 pesos. Not a big difference, except that I didn' t want to change more money and it was a bit tight. Breakfast was a bit sparse, bread, jam, fruit and coffee. Fruit was cut very decoratively and was very fancy looking. It is a bit far to walk in from the hwy with a bag, so you would need to cab in if you don' t have a car, which is s bit of an inconvenience. Overall a nice hotel and if you know the full price upfront, worth considering for sure.

Great stay outside Cancun
We stayed 2 nights in December 2015. The hotel is in Punta Aventuras south of Playa del Carmen and has the perfect location for visiting xcaret, xel ha and the many cenotes nearby. Tulum is also easily reachable. We loved the fact that the hotel was small with only 6 rooms after staying at a large all-inclusive. From car to check-in to room is only a few steps. Each room has a patio/balcony with its own hammock. There are 2 small pools, one saltwater pool that is open to the canal and the other fresh water. We were surprised that the entire town is a gated community and we needed to ‘check in/out’ each time we drove through but that was no problem and made us feel safe. The hotel is located on a canal near a marina and there are many yachts docked in the area. We enjoyed seeing the dolphins and sea lions and visited the small free marine museum in the downtown area. The downtown has many restaurants and is beautiful in the evening. Breakfast was small but elegantly served and consisted of coffee/tea/or juice, fruit cup and toasted French bread with jam/honey. The room itself was nice; the bath setup worked for the 4 of us with nice toiletries and 2 ample closets. You definitely need a car here.

The hotel is cute, clean and well run. It is not a resort-type experience with a lot of luxury, but rather a small and cute mom & pop type feel. They catered well to western taste. The hotel is clearly cut from a local cloth. The room had a great A/C, which was instrumental. The staff was very attentive and served us very well. They had a great small food menu that served us well for some nice breakfasts. The decor is cute and well done.

Just stayed one night, and I think I got a great deal for which I give the room, bathroom, beds, and terrace a 10 out of 10. Staff super friendly! Beautiful presented continental breakfast! I got mixed feelings about the location though. This guarded 'port' community has nothing to do with Mexico and the hotel is just another house in a residential area. Nothing bad, it's just very 'interesting', and not for the average traveler I assume (location hard to find/to get to). For me, it was the perfect overnight stop since I was in need for a mere comfortable room to rest. I was traveling with a rental car, which without I can't image people getting here.

When we got there after a long day of travelling, they informed us that they were overbooked and we would have to go elsewhere. The manager took us to another place which was a lot less money and no breakfast. I will be calling you to resolve this matter when I get back to Canada; I am not happy about the way we were treated.

This is a great little hotel on a quiet street in Puerto Adventuras. The room was clean, neat and very cute. The address is wrong on the website, it is 33 not 23 so that was a little confusing. Nice private little beach area not on the ocean but still nice. The room does have a funky smell, but so does much of this area in Mexico.

Great place..a real find and amazing value. They have started offering meals and fully inclusive I'd ask about them. The Dolphins, manatees, sea lions et all were fascinating and free to watch plus we had a quiet place to sunbathe and swim.
