Clean room with a TV. Rooms at smalll with a closet and small desk. Great for just sleeping and cleaning up. Quiet neighborhood, walking distance to shops, pubs, cafes, tube stations. No elevator.

Room was ok. Bed is very hard and there is some sort of emergency light that blinks red directly over the bed which was a bit annoying. Everything else was ok. Breakfast seamed like good value but didnt eat it. Weird check-in process (in sister hotel next door) was only sent to us after we had checked in and figured it out ourselves. Overall decent value for money but with the caveat that you can end up on the top floor so you need to be fit enought to climb 5 flights of stairs.

I had a lovely time staying at this hotel. I arrived at 8am after a red eye flight, and to my luck my room was ready. I stayed in the room with the twin bed. It was small, but perfect for my solo trip. I had a great view of the Kensington Gardens. The staff was very friendly and accommodating. Fantastic location too, a short walk from Notting Hill and Hyde Park. When I return to London, I will definitely stay here.

The first night my room was very cold. The next day (probably) housekeeping had turned on the radiator. When i came back at night, the room was about 30 degree and the radiator too hot to touch. I was left balancing the temperature my self by opening the window and adjusting the radiator. Also the water pressure was so low it was difficult to wash and it took forever until it was warm enough.

Room was clean and had a kettle with teabags and coffee sachets. It is close to a lot of shops and restaurants. We went to a lovely cafe called Charlie’s kitchen (I believe) which was lovely. It is a 5 min or less walk to the bayswater tube station and another minute to Queensway tube station from there. Would definitely recommend this hotel. Staff were really friendly. Desk is open 24 hours.

A perfect location in the city in a wonderful neighborhood. Affordable in comparison to other locations in the city, and perfect for a solo traveler. Lots of options for food nearby, however may be a bit warmer in non-colder weather. I had a great stay, and would stay here again if I could!

The room was clean, a little bit of dust on the surfaces but hardly. The bed was fine in terms of comfort, the mattress wasn’t great but it was manageable. The bathroom was compact but decent, the shower was good. The room was small but not claustrophobic. The service was friendly and welcoming, and security is good. It’s close to shops and tube stations. The breakfast is excellent. Overall, I’ve rated this very good.

Great location. Quiet, on a beautiful street opposite a small park/garden. M&S just a couple of blocks away. Good basic small hotel. Nothing fancy, but also nothing disturbing like many comparably priced hotels. Excellent value for the money. No lift. My single room was VERY small, and they were helpful in offering a larger one, but I decided to stay to be opposite the garden. Kind helpful staff.

Hot and loud

Don't go there during a heat wave, it's about 10C hotter in the rooms than outside.
Also don't forget your earplugs because you will hear doors slamming until late at night and early in the morning.

I knew there wasn’t an elevator. I didn’t know there were 4 floors. 80 steps up winding stair cases with luggage isn’t really a great option. My 73 year old mother needed assistance but there wasn’t any. The two young girls at the desk didn’t offer. Plus in order to check in for the Kensington Hotel you have to go three doors down to a different hotel. She could barely get her luggage up the front steps of the check in. Still no help was offered. I ended up hauling her bag up the flights of stairs to our room.

Beautiful property in a quiet Neighborhood. Its a five minutes walking distance from restaurants, shops and the train station. The only downfall is our room was on the fifth floor (76 stairs to climb) and there is no elevator.

Nice, comfortable rooms (friend, me). But she was at the front of our building and had a group roomed around her: noisy (my room was off on its own, at the back: quiet). Also, she was located where the outside door BANGED shut every time someone entered/exited. Maybe they could adjust the setting so that it closes quietly?

Due to lack of conditioning, I had hard time even when the max daily temperature was 80-82 degrees. I cannot imagine staying in a room with 90+. The room is small and awfully heated by the sun with no ventilation whatsoever.

We had the most wonderful stay at this hotel. The staff was absolutely amazing and kind and helpful. The room was comfortable in the location could not have been better. It was walkable to restaurants, and of course, Kensington Gardens. We even walked all the way to Kensington Palace. it was a wonderful day. Highly recommend.

I’ve stayed here before. This time I booked a twin/single room. Very tiny, but efficient and ok for two nights. Had a nice view over the square. Fairly quiet at night. However…the last time I stayed, I was annoyed by the doors which slam shut if you’re not careful. This time on Both nights I jumped several times with this happening due to inconsiderate or unaware neighbours. Last time, I had recommended putting up discrete signage to encourage guests to be considerate, but that did not happen. And, as with all these older historical properties footfall and other noises can easily be heard despite the carpeting. So, if you’re sensitive to noise, there are issues here.

First things first, because I feel like this is one of the most important points to bring up, this isn't a hotel in and of itself, it's part of the Phoenix hotel 3 doors down. It's its own standalone building though with 15 rooms split on 4 floors. Check in and check out happens 3 doors down where they have 24/7 front desk and an actual lobby and where it actually feels like a hotel. The Kensington Garden isn't a hotel, just a branch with studios of the Phoenix hotel, strange but I guess that's okay.

The stairs are steep and challenging especially if you are placed on the 4th floor. I am young and healthy, and it was a hike, I can't imagine older folks or those with physical limitations. Unfortunately, this is the truth for a lot of these hotels in London.

The room was exceedingly small. Once you opened the door you were in this 3 x 7 rectangle with a tiny door and a 2 x 2 restroom. I couldn't move, I am a 6'2\" big guy, you can imagine the issues I faced. I barely fit on the small twin bed, and I could not take a proper shower because I barely fit in it. As for the toilet itself, I had to sit at an angle with my legs in the room in order to fit.

The door had a sliver that allowed me pretty much see on the landing and I could hear my neighbors as if they were there in the room with me, loud and clear even when they were just having a normal conversation, I heard every single conversation clearly.

This hotel's only saving graces are its location and cleanliness.

We liked the location of the hotel, but the hotel was very misleading online. It states reception is open until 5pm ! Which is untrue, as there is NO reception at this hotel, its actual at it's Sister Hotel. Once we arrived at our extremely compact room we were greeted by the shower cubile right next to the door as you enter the room. I have never seen anything like it before, thankfully the loo was behind a closed door. As we were staying at Kensington Garden Hotel we had hoped for a nice view ! But sadly not! Room 17's view is looking at a flat roof with skylights windows and the side of next doors building.
I did contact Expedia regarding the issues, but sadly no action was taken. Upon check out we were told that they had tried to contact us to offer us another room!! But not sure what method they used.... as my phone didn't miss any calls or emails.
I feel this action was too little too late. In all honesty I could not recommend staying at this Hotel to anyone.

It’s an old charming hotel. Housekeeping staff kept the room clean and tidy everyday. Not sure if rooms have A/C, we were there during the winter and room and bathroom heat was old style but does the job, there were 2 small electric fans so we used both for air circulation. There was sewer smell in the hallways and room that comes and goes but got worse one night when we got back from a daytrip, so bad that it gave me a headache! We opened the window and door and reported it to the reception desk, did not get any update from them afterwards.

Nice, clean, well located. The only downside, and this is a big issue, there is no elevator and the whole property is not accessible. Our room was on the fourth floor, the staircase is tiny and if you have any larger luggage it is painful to get up or down.
Other than that it is a fantastic location.

Nice hotel but it's actually located in a noisey area. All I heard while I was trying to sleep were people yelling and vehicles making unnecessary noise outside. There were a few motorcyclists that kept blasting this extremely annoying sound that lasted for a good 20 minutes. This was regular occurrence during a couple of nights.
The room that I was in was extremely tiny and very hard to walk around. I kept banging into everything. The bed was also not very comfortable.
The location is good. It is close to shops and the underground.
But would I stay again? No.

Weekend in London. Love these old buildings set around a square garden. Good view over the city from room 3 (top floor). Quite a few stairs (no lift) so a decent workout! but maybe not suited for everyone.
Very clean hotel in good condition, looks fairly recently refurbished throughout. Rooms were a good size with wardrobe and dressing table, really nice bathroom with great shower, large sash window, comfortable bed, everything worked, very clean, friendly check in and informed about luggage storage at both check in and check out. Daily room service was appreciated. Will stay again, my girlfriend says I'm in charge of booking hotels from now on!!

Very conveniently located on a quiet street just a few minutes walk to 2 tube stations that gave great access to the whole London area.
Room was spotless, bed very comfortable but they need better pillows.
I was a single traveller which means a small room, with very little space for even 1 small suitcase.
I would stay again especially for the convenient location.

The hotel is not accessible at all - I have bad knees but we were situated on the top floor and had to walk up 4 flights of stairs to get to our room. The rooms are also very close together and doors slamming kept us awake and woke us up early in the morning. There was also a regular thumping noise somewhere in the property that also stopped us being able to sleep well. However, all staff were lovely and the room and bathroom were really nice. We also had a fan to help with the heat which isn’t common, so we appreciated that too.

Very Clean and very modern room and private bathroom with plenty of plug and usb sockets.

I only gave 3 stars for property condition and facilities for the following reasons:
1) the hotel reception is 50 feet away in a different hotel called the Pheonix hotel so a major problem but just slight inconvenience as it was not mentioned when we booked and was already really tired when i arrvied only to be told to walk to another place to check in.

2) the remote control of air conditioning was not working due to battery dead. It was really hot summer day so they replaced it in the end but after a wait again slight inconvenience

3) worst thing was and this was not mentioned durunf booking is that there was no lift! I had to walk 4 flights of stairs to get to my room with my luggage ，fine if you are a regular gym goer but for people like me when the only exercise i do is going up and down my own house - it becomes an exercise on ita own right. I didnt really want to go back down to go out for dinner , for fear of coming back up again! (There are 5 flights of stairs in the whole hotel so lucky dip if you get the top floors!)

Overall good location close to underground , very clean room just let down by the flight of stairs and small inconveniences.

For a $200 /night Can. hotel it was very spartan. Perhaps this is what you get for that price in London. Con’s; There is no lift, about 30 stairs up with your bags. Hard single bed. Tiny room. No air conditioning, there was a fan however. You actually check it at the Phoenix hotel down the street and have to buzz to be let in. Pro’s great location in North Kensington. Vibrant street life on Queensway & Underground Bayswater station nearby. Decent bathroom. Clean with lots of hot water and pressure. I would stay again, but not suitable for someone who needs assistance.

It was functional. The rooms are tiny (you have to go outside to change your mind). They are basically a 12x10foot box that has 8x4 foot bathroom built inside. Could hear neighbours talking above and next door. It’s a room for rent. It was cheap and I was never there.

The location was excellent, being very close to restaurants and shops and the subway station. The price was reasonable for this being London, but be advised there is no air conditioning and only a tabletop fan. So we opened the window and it sufficed. Decent room size for London but no elevator and we had to walk up six flights of narrow stairs with our heavy luggage. The top floor rooms are therefore difficult. Nice place overall
