The hotel had everything we needed. Basic hotel but nice.
Good that it was an easy walk to two tube stations. Access to the central line, jubilee and circle lines was a bonus.
Hôtel was clean and tidy. The buffet breakfast is really nice. Complimentary coffee machine and filters water station was also great to have. Thanks

We were in basement room 102 right next to some sort of staff room or laundry room
On check in after a long day travelling we had a mid afternoon nap in which we kept getting disturbed by this door and woke several times

I told my concerns to the man in front desk when we returned later than night and requested to be moved room. He told me they were fully booked. He then told me if I wanted to pay £30 I could upgrade to a better room - so clearly lied to me they were fully booked! Terrible service

Mostly clean, did find a hair or two in the bedsheets and towels. Rooms were a little small but we were there for one night so suited us fine. Really comfy bed, shower was excellent and the rooms had good soundproof walls.
Breakfast was average, not a massive option but tasty.
We enjoyed our stay, staff was really lovely. Great location. Less than 10 minute walk to two underground station. Would highly recommend.

Passable by London's poor standards I suppose. Really tiny room, but it was very clean, including a fresh looking bathroom. Front desk staff very nice.
Very loud A/C 'clean air' unit right outside the door that sounded like a vaccuum cleaner was permanently on. Shower head too high for such a small shower space and not mobile enough. Despite my efforts to 'save towels' from cleaning as requested, this was ignored by service staff who put new towels each day. Security door viewer/spyhole too high to be of any use.

Beautiful Victorian style building but with elevators! Front desk staff was friendly and very helpful with our luggages. Nice, quiet, upscale neighborhood yet convenient to tourist places-shopping, dining, transportation (Big Bus tour buses), Kensington Gardens, etc.Walkable distance to Paddington station & shops! Healthy breakfast menu is a plus!

Overall, it was a good experience. The staff were very pleasant, the cleanliness was fine, but I suppose it's a problem that the UK has with regard to accommodation space, the room was really small and the advert made it look much more comfortable than it was, as was the bathroom. But for one night it wasn't bad. All I can say about the breakfast is that what I saw at the buffet looked good, but in my case I chose not to have breakfast.

The room i booked was not what i expected. It was like a dungeon. No windows, very small, dirty and dark. It was at basement level too. I asked to be moved after several hours of feeling uncomfortable. The very lind staff gave me a much better, bigger room on the 2nd floor, with a balcony. This room was cleaner and nicer, it was like i was at a different hotel. Just beware of what room you choose when you book here.

We had a twin room with really comfy beds. The air conditioning worked really well and was quiet which often isn't the case. There were free bottles of water provided in the room and biscuits for our tea/coffee. The bathroom was clean and of good quality, nice hot water in the shower and good lighting.
For the price we paid I wasn't expecting such quality so felt it was excellent value for money in this location.
The only problem we had on arriving at our 4th floor room was that the key card didn't work so had to go back to reception, however they were apologetic and sorted it out for us.

The hotel is in a great location near Notting Hill, trains, buses and good restaurants. However our double room was very crammed and tight to move around. The hotel team were understanding and offered a breakfast as compensation but the lack of space was uncomfortable.

The four star hotel rating on this hotel is a joke, I have stayed in 2 star hotels cleaner... the bed was on little stilts and moving around constantly, the floor was uneven under the carpet, bedding was stained and had tears, room generally very worn down and small, we also had what appeared to be vomit on the outside of the window... very noisy air conditioning unit outside the room, very thin walls, little dehumidifier tubs with the beads under the beds, sink too close to the toilet... plus staying on the -1 floor meant going through a dim narrow hallway which stunk of disinfectant... would not recommend which is a shame as the location is fab and the lobby area is beautiful but sadly very misleading.

For what we paid and what we needed it for, it was absolutely fine! Room was dark and the window looked out into a space between another building and was covered in pigeon poo so not a view exactly. The shower and toilet were great. The kettle had seen better days. Beds were squeaky but comfy.

Spent over a week at the Park Avenue Bayswater. PROS-the location was excellent- close to the Bayswater and Queensway tube stations, Hyde Park and Kensington Gardens, shops and restaurants. The front desk staff was very friendly and the lobby area was excellent to await your check-in. The breakfast buffet is also a good deal at 11.99 (pounds) per person as the surrounding restaurants charge more. CONS- The showers are cube shaped and extremely small to shower in and not very clean (asked twice for it to be cleaned and never happened). The air conditioning worked but had to be serviced twice. It appears that it was pre-programmed for 22 degrees celsius and set on a timer so if one set it to a cooler temperature it would only last about 30 mins until resuming its 22 degrees. This was only rectified for the last 2 nights of our stay. The tv only offers cable programming, smart tv's would be better and there are no plugs at the headboard for one to charge their electronics. Despite some issues, I would consider staying at this hotel again.

We booked this hotel on hotels.com. It was a good price for London for 2 nights. We were a little hesitant after reading some of the reviews on here but, we were not disappointed! We had a lovely stay, friendly staff, the room was clean, comfortable bed & the location was central. The only downside was the room did not have a fridge but we would definitely stay again!

We arrived at the Hotel which is very basic.We were made to pay for our stay which was supposed to be already paid by Hotels.com t save our booking I paid £628.75.Later that day we found out that the Concert we had come to London to see, on Sunday evening had been cancelled.(ELO playing at Hyde Park). We tried to find a Show to attend but everything was booked.We decide to abandon the trip.We told the Hotel we would not be staying on Sunday night.We checked out at 12Midday on Sunday.We tried to get in touch with Hotels .com Customer Service without success..So I have been charged twice for 2 nights,With the added comfort that booking directly with the hotel would have saved some of the Expense of a wasted weekend.Please get in touch with me to sort this out.

Stayed for 2 nights over the weekend, gorgeous looking building and the staff are friendly.
Had a buffet breakfast and that was also great for the price, which was £11.99 pp.
The rooms are incredibly small and very hot, the air conditioning while it's on is lovely but it only stays on for 30 mins so we had to keep getting up to turn it back on.
The bed was comfy and the shower was decent, however the room was very dusty, they have coffee machines in the room and all the coffee pods in the tray had dust on them, the skirting boards were also very dusty and it didn't look like the room had been vacuumed in a while.
Great surroundings area, lots of shops bars and the tube station was just round the corner

The lobby was well presented but from there on out it was not a pleasant stay. Staff was OK, rooms in the basement are noisy, hot, ACs did not work, and the bathroom smelled like sewage/mold. Linens appeared clean, but everything on the basement floor smelled not good and it felt like you were staying in a closet. For the price I would’ve rather booked a private room in a hostel. Extremely convenient location! Easy walk to Bayswater circle and district lines and also to Queensway red line and buses. Nice bed configuration for a family of 2 adults and 2 kids. We had a double bed for parents and 2 singles for our kids ages 8 and 10, which they enjoyed. Interior seemed like it needs updating but to the room and beds were comfortable. Bathroom was small but updated and shower was great! Beds came with 2 pillows each and plenty of tea and coffee. No fridge or microwave. Overall a very pleasant stay for 2-3 nights. We would stay again!

We had a very comfortable stay. We knew in advance that the room would be cosy as is often the case in this part of London. (I grew up not so far away). The lovely view of the gardens was a bonus. The large lobby was a nice surprise. Breakfast was advertised at one price in the lift and another online so we went elsewhere in the end but would definitely return. Good value!

Hotel is okay. Room view was not nice at all, stuck in a corner over looking A/C unit. Carpet in room was not cleaned though, had someone elses hair. There were hot water issues the night staying but I negotiated a later check out to allow time to use the shower once it was up and running.
With some improvements, like window up grades modern curtains so its not so dated. Hotel stay could be great. Bathroom is modern & decent.

Overall a great stay, lovely staff and very accommodating with us being able to leave bags to explore on our last day after check out. Price was great for a family room. However there where some areas that let it down, beds are not great from mattress needing an upgrade to no mattress protector (all hotels should have this) room was clean but some hairs on bed and floor, very tight on space and a little tired. However price in my opinion reflects this, great location and would still stay again.

The staff were lovely tbf, the hotel was well located, I was working so needed to be up early and was glad of the quiet location. TV was good, bed was comfy, shower worked fine, no complaints once we fixed the room issue!
