Quite warm. Maybe it’s good for the winter but definitely not a good idea to stay here in the summer.

Staff had a difficult time explaining things when I asked about the aircon that clearly wasnt working. He ended up telling me that there is no aircon in the whole hotel facility.

It’s pretty obvious there’s aircon in the lobby though because it was cold. I just wish they invested in keeping the guests comfortable too.

I guess it’s safe to say I won’t be staying here again.

Disappointing Stay with Minimal Comforts

The room was clean but very basic. The furniture was old and grotty. The television did not work, and they did not even try to help with that. The room was very hot as there was no air conditioning. Breakfast was very basic. I would not stay here again.

The bathroom was dirty. Had to clean the toilet. The shower had hairs in it but they did not show up well on pics. The floor was dusty around the edges. There was no tea or coffee and the drawer they were supposed to be in and it was not very clean. Given tea and coffee by the receptionist but no milk. Eventually went out and bought tea and milk from local Sainsbury. The tap was absolutely disgusting, as was the rest of the sink. Toothpaste had been spit out and covered the tap. It was dried solid and plenty of it. How it had been missed only god knows. I assume the sink was not cleaned at all because if it were it would be noticed. On a different note, one of the electrical sockets was loose and when i pulled out the plug it sparked. Not very good if young children are around. Trying to upload pics but the app is not allowing.

This hotel was nice, clean for the most part (our bed cushions smelled a bit musty, though) and staff was really nice.
Room was small, but it was enough for a 2 night stay. It gets really warm when it's sunny out as sun hits it directly. Not a complaint, just something to know.

Cannot leave luggage, as we were told the hotel is not responsible for it, and that we could leave it just beside the reception desk, which we chose not to do. Other than that, good place to stay.

We didnt end up staying here.
my friend arrived the day before me, and refused to stay by herself. We were given a basement room which felt uncomfortable. The staff seemed a bit confused at why she was checking in. The window didnt latch properly. She stayed with a friend that night, with DND sign over the door.
The next day i arrived at the hotel with her and got the same off-vibe. We were told to go back upstairs when we tried to get into the basement. Despite the DND being on, someone had clearly been in the room and left trash in the bin and moved some things around.
We checked out early. The staff response to us checking out also seemed a bit confusing. It felt a bit like they didnt expect guests in the hotel at all.

I was pleasantly surprised by the New Linden. Location is pretty great 8min walk to Bayswater or Notting Hill on the circle line and about 30 min to most attractions. I was disappointed to find the shower was not draining and the light over it was out but they fixed both within 2 days. Daily maid service. Odd and quaint that you leave your key in a basket when you leave. Once they let me take the wrong key before I realized the mistake - use your hotel safe! Bag storage means leaving your bag in the lobby for anyone to grab but thankfully no issues. I'd bring a locking cable if I stayed again. Overall the hotel is in good shape and the only other concern would be lack of AC in the summer. We stayed in a family suite with 3 beds and worked out well but the steps to the main bedroom can be dangerous at night. The neighborhood was amazingly quiet and safe. Pubs within 8 minutes in either direction and a Sainsbury small grocery 3 min away. Hotel breakfast of hard boiled eggs, cereals, 2 kinds of yogurt, croissant, tea/coffee was underwhelming - Sainsbury has better food (salmon lox, fresh fruit, hot pain au chocolate, hot cocoa) for a lower price and open 30 min earlier.

Clean and quiet — about ten minutes walk from Bayswater tube. A bit surprised to be asked for photo ID when we arrived… don’t normally take passport on trips to London. Area around the hotel has seen better days, but so has most of London. £88 for a Saturday night basement twin.

It's... Fine.

It's... fine. That's about it. The location is the biggest perk here as you're nestled in the heart of Notting Hill with three tube stops within a quick walk.

Other than that, our room was on the first level, which was basically 10 feet from the front desk... kind of odd. The breakfast was lackluster and not good. Shower was tiny.

Bed was comfortable enough and price was reasonable. That's about it.

This hotel was very average. It was a little far away from the tourist sights but close to restaurants. Location was not terrible but not great either; however, a nice place for how expensive hotels are in London. Staff was not overly friendly or helpful. We had three people in our room, the room is way too small for that but should be fine for up to two people. We were there when the weather was very warm, this hotel does not have any air conditioning and the room was so hot, we were miserable. I would never stay here during the summer months. It had a large window, which you could only open a couple inches (they said for safety reasons), so there was not any air flow. Besides the air conditioning, my other big complaint is that there was no electrical outlets in the bathroom. This is crazy to me as we wanted to use flat irons and curling irons and had to figure out how to use them in the room. I will say that the hotel was clean and quiet, so if air conditioning and outlets are not a concern for you, it is a decent, clean place to stay.

It was unseasonably hot, so no A/C was a big deal, made harder by not being able to open a huge window more than 6-inches. Finally signed a release and got it opened so with the fan it made it slightly better. Shower drain stopped up after 3-minutes, made for standing in dirty water.

Excellent position between Bayswater, Queensway and Notting Hill in a quiet square, with many restaurants and tube stations a few minutes walk away.
Despite booking a superior room decor was dated and with windows wide open and noisy fan on it was still too hot...not helped by low grade sheets on the bed.

The hotel is clean and the staff was helpful. There was a misunderstanding at the front desk and somebody was told they were in the same room as me. They tried to get into my room while I was in there. I rang the front desk about three times before somebody answered and I could tell them about the situation. One of the staff came to my door later, was very kind, and apologized for the mistake. As a solo traveler it scared me for a moment but the staff was kind and apologetic.

We stayed for five days in one of the suite rooms. It was spacious and clean, and comfortable enough.
We got there too early to check in, so we asked to have our luggage stored for a few hours. The luggage storage was just out in their front lobby, which felt a little insecure.
We were disappointed that they didn’t have laundry or laundry services on site (it’s says they do on their amenities list), as we were traveling other places and needed clean clothes. But there is a laundromat a few blocks away.
Overall, it was comfortable and good price- I just wish there were a few more amenities, as listed.

Great location, disappointingly poor rooms.

New Linden is in a superb location, and the welcome from the receptionist was very friendly. Unfortunately, the room was rather tired; the bathroom was extremely tired and in need of a refurbishment (cracked sink, broken shower attachment etc.). The kettle is fitted to a docking station with a lead that is too short to reach to the plug socket if left on the dressing table, hence having to move the kettle to the floor (dangerous), and the UHT milk provided had expired in May 23 (we stayed in July). A fan was provided as the room was very warm, which was appreciated, but it wasn't effective. We were grateful that we hadn't booked breakfast. Great location, very quiet and a pleasant receptionist...but the rooms do not warrant the price paid.

The Hotel and staff are lovely, accommodating and very helpful.
Our room was in the basement. Very cool, given the very hot weekend. The room was lovely, nicely furnished and a really effective fan.
The bathroom was a good size too. The only and this is the ONLY, not even a problem, just a little thing, was when showering, water went over the edge of the shower tray onto the bathroom floor, it was quite a lot of water. We obviously just popped a towel down, my friend didn't have the same problem as she directed the shower head so it wasn't the same for her.
Otherwise, high recommend a lovely place to stay. Bonus for us, you can get drinks from reception and they are NOT extortionate prices. Would definately stay here again. Thank you

You have to consider this hotel within the context of big city hotels. The room was very small, but we've found this to be the norm in this price range in London. They did use the space very efficiently though, so we were pleasantly surprised by the number of small amenities in the room. The bathroom had been recently updated nicely. The New Linden is very convenient to Hyde Park and Kensington Gardens on a quiet street. The staff are very kind. The breakfast offered was varied and tasty.

Location of property is great, and room was spacious. However, many things were falling apart in the room.
At least 2 Powerplugs, and lighting were not working. Shower was also mediocre.
Do take note that the hotel does not allow for post-occupancy luggage storage as otherwise claimed; the reception highlighted that we could only leave our luggags till 12:30pm max on our check out day.

The hotel was well situated and within walking to shops pub and park.
The room was fine though a bit cramped , it was clean , though one of bed sheets had a hole in it .
Upside the reception allowed us to check in earlier as room was ready, though we just left our bags and went out .
Downside the reception were not very welcoming, limited communication eg: didn’t talk much at anytime we conversed with them, when we left and handed key in no one asked us about our stay etc just looked at us as if they didn’t know what we were doing ?
Wouldn’t stay there again, but would stay in that area .

The hotel wa lovely, however the staff were very ‘unusual’. I walked into reception what seems like they were arguing. There was no real hospitality training provided for the staff. I asked if I can put my luggage into storage (agreed via email prior to my visit). They took it and it was placed into storage, or so I believed…. on my return I did I discovered our luggage was left in a corner in reception in fill view. When I challenged the receptionist, her simple answer is we have CCTV. That’s not acceptable as by that time, anyone can take it and it would be too late.
The criticism would come more towards the staff; management/ owners need to invest in the their staff, as staff is their biggest asset.
Location is great, the building was great too.

Very good location, lovely little hotel with all the facilities you need for short brake.
It was clean , comfortable and staff very friendly. Good breakfast setting too.
The only down side is the walls are very tin and you actually can hear what people talk or do in the room next door . We have been woken up early just from people walking upstairs in the room because the isolation is so bad. But that was very minor discomfort and we all had excellent stay .

This was the only hotel left with rooms in the whole of London on the day I booked. The reviews on TA are terrible but I had no other option. When I arrived they told me there were no rooms and Expedia shouldn't have accepted the booking. I went to the loo before I left and when I passed reception I was told that they had found a room. It would have been easy for them to let me leave but they sorted me out which I grateful for. Room itself was okay but in need of a refurb. The Kettle didn't work and the light in the bathroom flickered. There was also quite a lot of someone's hair around the washbasin. The bed was clean and comfortable though and overall it was satisfactory stay. And it was very, very cheap by London standards too. I won't be rushing back here but if there really is nowhere else to stay, it'll do.

We were very happy with our stay overall. We had read some mixed reviews but the price was right and it seemed ok so we decided to give it a go. We paid a bit extra for a luxury suite and it was well worth the money. The staff were pleasant, the place was spotlessly clean and quiet and we felt secure and safe. Its a nice neighborhood too with excellent Persian and Greek restaurants minutes away. Tube stations nearby. Paddington station which the Heathrow Express train goes too is just 5/10 minutes by cab. Breakfast was good. The hotel was clean throughout. Supermarkets, restaurants bars and Portobello Market nearby. It was warm in the room as this was November. We would recommend this Hotel and stay there again.

We had a twin room that was small and stuffy and a poor shiwer room. No curtain or door in shower cubicle so gloor was wet. Alsi no towel rails in bathroom or place to put cosmetics. Receptionist said the bsthroom was a wet room, but I dont believe this as thete was an actual shower tray in the cubicke and the floor of the bathroom didnt have any drainage so I had to use tiwels to mop the floor.

Property needs an upgrade. Broken this and that. Poor amenities. Toilet tissue ran out in the midst of …
broken windows.
Not a pleasant smell through out. Had to beg to have my room switched to higher floor.
Too much to list. The young lady who worked during the day was pleasant but I could tell was not well trained.
My recommendation to management is to book a stay at the Grand Royale Hotel London just to observe what excellence looks like.

Whilst the hotel is in a good location the service and amenities did not translate into its 4 star rating.
The receptionist staff were unfriendly and unhelpful.
The rooms were unbearably hot and attention to detail was not there (holes in walls, marks around plug hole as examples).
We would definitely stay in this location again but not at this hotel.

This hotel is a lie... the pictures that are posted on expedia for the rooms is not what you receive once you get there. The washroom was so small a child of 7 years old would have a hard time fitting in there comfortably...
Upon checking in i was told that check out was 11, only to get a knock on my door at 10am feom a lady telling me i need to get out NOW...
Do not stay at this property, it shouldn't even be on expedia in my opinion

Unfortunately on the night of 7/30/22 and early morning of 7/31/22 there was a major disturbance involving guests and hotel staff shouting and slamming doors that made sleeping impossible! It continued to 3AM. I had never experienced anything like that in a hotel before and I think a credit for 1 night of my stay would be fair. Otherwise I found the hotel excellent.

Excellent location in beautiful old row houses near Kensington Palace! We stayed for a week during hot weather, lots good restaurants and shops close by. Beds are comfortable and good for the back! We had a resident across us generating lots garbage and towels just putting on the hallway everyday which were not cleaned out for about 5 days! Maybe it’s Covid effect?

This property is WAY OVERPRICED for what is on offer. It is shabby, without air conditioner, steep steps and no working elevator. NOT RECOMMENDED

Not a great stay. Desk staff were unfriendly on arrival and departure, and the location of the room on the lower ground floor next to service rooms meant I was woken up early and kept awake by the noise and chatter of staff going back and forth.

The location was excellent for dining, laundry (which is off-site) and tube access. Staff was friendly though not terribly helpful. Some of the upstairs rooms appeared to be nice, but we were given a room in the basement. The floor was dirty, there were cobwebs and there wasn't a top sheet on the bed. The breakfast that was included was some random items in a paper bag with a juice box. I was very disappointed with the cleaning as I posted a DND sign on the door and they entered our room on several days. Please check accuracy of amenities listed on website.

Was a bit older deco than expected. Very hot rooms. Breakfast was a bag of muffin, banana etc. wasn’t when we booked. Going through ‘renovation’ so no breakfast room & option as advertised. Was peeved with that. As booked it because of breakfast! Ben was very helpful. Felt safe place though & convenient for tube/Tesco express/pubs places like that. Phoenix pub has nice food.

Fair for the price

Slightly shabby hotel, but conveniently located for our needs and at an acceptable price. Staff friendly and willing. It's a mystery why there is no door or curtain to the shower area/cubicle - almost impossible to keep the bathroom floor dry.

The family room we had with 3 beds worked perfectly for our family. The breakfast was underwhelming (a to go bag). Lovely neighborhood.

Price is good, although room not as clean as I like. Dirty baseboards, plug inns. No usb port for electronics. Was lead to believe it was walking distance to main attractions for tourists. Staff could have been more knowledgeable about transit system No airport transfer they just call someone and cost is a factor.

Very comfortable and enjoyable stay

Stayed in the quadruple room, split level and a good size with a sofa. Staff were friendly and courteous, reception is 24 hour and we were able to get in easily after a late night. We really liked this hotel and would definitely stay again. Didnt have breakfast so can't comment on that!
