The room and property was clean. We had a great gulf view as I reserved. The restaurant/bar on site is a nice complement to the property. It is at the west end of the beach so no as much traffic or noise. One of the restaurant/bar attendants had an attitude when I ask for 4 plastic spoons so we could eat ice cream we had brought. But all other staff was very friendly and polite so didn’t let one bad apple spoil the great vibe from the other staff. I will definitely stay here again and would recommend this to friends and family 😎

Friendly front desk staff. Most important to me was having an ocean facing balcony and on the beach for a reasonable price. However, I think adding a resort fee and a parking fee is ridiculous. Especially since the resort fee felt like it had no value. No provided beach towels, getting ice was not convenient, pool was small and cloudy, kids in diapers swimming in there. We never touched the pool. It was more like a motel than a resort. Restaurant bar on site seemed fun though. It had karaoke going on and people were enjoying it.
The beach was awesome, very little crowding. Excellent food options around. 10-15 minute uber ride to the Pier Park area.

The ac was excellent! It was awesome having a nice cool room. We loved having a full size fridge. Our hot water was luke warm, we called and maintenance came right away but it wasn't any better. It was July and screaming hot so we dealt with it. The hot tub water was yellow and it didn't look like it was on. We did not get in. The cleaning staff was very friendly and helpful, kept us stocked with clean towels and anything else we needed.

The location is fantastic, and the room is very comfortable and clean. The views are also wonderful. However, the property itself— including the elevators, stairs, and shared balcony—could use some improvement. We enjoyed our stay; the bar offers good food, and the staff is very friendly. The previous guest left empty beer cans and a plastic bag with garbage on our balcony; the staff took 3 days to remove it. You'll see cigarette stubs and liquid stains (seemed like ice cream or juice) on the floor outside the room. We just went to our room and kept to ourselves.

If you prefer hotels with well-maintained gardens, large lazy-river pools, and clean corridors, this might not be the right place for you. However, if you don’t mind who your next-door neighbors are and just want a convenient location with a place to sleep at night, then it works well.

For those looking to be close to boat rides and tourist attractions rides, I recommend staying south, preferably by the Hilton hotel, as it is nearby. If you want to be close to Rosemary Beach, the hotel is only an 8-minute drive away, or you might consider a rental property with the amenities you want.

Overall, I would rate this hotel 3 stars. The Wi-Fi only works on the balcony, and the TV does not connect to Wi-Fi due to the concrete walls blocking the internet signal, so you will need to go outside to get a signal.

Great location for our anniversary trip. The plan was to have a calm laid back lazy weekend and this place helped with that. It was located on the beach and in close proximity to eating and shopping places. I don’t think I read the details of the property very well. I was a little disappointed when I opened our room door but we made due.

Room was outdated for 190$ a night, had burned light switches and smelled like weed mixed with whatever they tried to hide it with. Pool looked like it should be closed it was so cloudy and murky. The hot tub was green and had leaves and other objects floating in it. The staff were very nice and that’s about it. Definitely wished we could have gotten a refund so we could stay somewhere else. The location is great. It is far enough away from the busy PCB area around Pier Park, but still close enough to enjoy everything. the staff was great, and always telling you Hi, Good Morning, etc. and greeted us with a smile everytime, and willing to help you with any questions. Was a little concerned about the cleanliness of the pool, we were there for a week, and at the beginning pool was nice and clean - clear water. But by the end of our stay, the water was murky. they did have someone come in, but for 2 days, I was unsure about getting in it. Good thing there was an ocean nearby. Will definitely stay here again.

I’m very confused as to why the reviews are so good. I booked this and paid almost 900 for a 3 night stay. It says it’s been renovated and the pictures are nice and it is NOTHING like it advertises. I don’t have to have fancy, I just need clean and this isn’t it. It’s on the other end of Panama City strip so you can’t walk to anything. They don’t tell you, you have to pay for parking. It was bed bug free and I will say the staff was super nice and helpful. The place needs a major face lift it’s just so old and overused it’s dirty. Some fresh paint and new floors would go a long way. But I would never stay here again.

Stay wasn’t bad only issue is when I got there was charged 103$ for parking that was not in any of the check in instructions or any of the other details. Was told it was new but if so they should be letting people know before getting there. Especially I had talked to someone days before check in and that was never mentioned! Other than that the room was ok and everything else was ok! This was my second stay here and had issues both times upon checking in first stay they couldn’t find my reservation, this time they said they didn’t have anymore king rooms and upgraded me for free to a queen room but paid 103$ for parking!

For over $400 per night, this property was what I consider a dump! The bathroom had mold in the shower. The towels are so thin, you could not hardly dry off with them. The entire property is very old and dated. There were supposed to be vertical blinds over the window in the bedroom, but were broken and had gaps in them. Did nothing for privacy or keep the light out. The kitchenette was supposed to have utensils, dishes and so forth. There was one glass and very few utensils. It did have plates. Lamps had broken shades, missing parts and some lighting did not work at all! The facility has free wifi, if you can get it to connect! Reception was horrible! The grounds of the facility are extremely poorly maintained. Filthy walkways, dirty elevators and the pool was so cloudy, you could not even see one's feet. The jacuzzi was slim green, to the point the health department should be taking a serious look at this place. You definitely should not walk around the property barefoot, even though it's at the beach. Needless to say, we did not bother trying out the cafe and grill! The only good thing I can say about the place is the A/C worked well. I would never consider this property again! I felt totally ripped off! And I have photos to prove it!

I don’t even know where to start…. So first the extra FEES when you get to the room that most of us missed in the fine print UNDER THE AMENITIES TAB. Bc honestly who looks there for extra fees… There is an additional 15 a night fee for parked cars. So if you’re budgeting add that in to the total. The room and the bathroom were nasty with stains and mildew…. Almost looked like blood on the walls in the bathroom and foldout couch. NASTY. We were scared to touch anything in this room. And typically we would have addressed this with front desk but their attitude was rough. The balcony rail is a death trap waiting to happen. Very loose. The hot tub water was orange/yellow GROSS I went into the pool for a brief moment and started having to pick trash out of it. I ended up getting out pretty quickly. We use to bring the kids here often and loved it but after this trip… never again.

All the lights on the outside on the 3rd floor were out. Very difficult to navigate back to room. Room was over priced.

I had a room with two queensize beds with a balcony with a ocean view, and what a view it was!
Great location at a less crowded part of an amazing beach. The hotel have a pool, can't really say much about tlit since I didn't use it..I mean, the ocean was right there!
Staff was very friendly and professional.
Looking at the exterior of the hotel, it looked a little worn down, but the room was great. Spacious and clean.

If you are renting a car, make sure the hotels parking isn't full during your stay, since Publix parking around that area is hard to find.

The Good - the location sits directly on the beach. The Bad - there were multiple hidden fees that were assessed at check-in (such as $17 for parking, multiple other miscellaneous fees, etc). Also, the property is quite dated with obsoleted amenities (the few that were offered). The Ugly - the property itself (is reminesent of the 70's or 80's.) Nevertheless, there were droves of guests onsite. However, for $200+/night, one can do much better than this location.

The staff was extremely nice. The room was adequate size but the carpet was kind of dirty and somewhat sticky. If you didn’t wear shoes your feet would be gross. There is a full size refrigerator and a microwave. You will need to bring paper towels and utensils if needed. The pool was enjoyed by the grandkids but there was dirt and hair at the bottom. The hot tub was dirty as well. The bar and grill on the property was wonderful. The food was good and Karen who worked there was so nice. The beach area was quiet and not busy even during the busy holiday week. It is difficult to get beach wagons down to the beach since the access is too levels of stairs. Overall a good experience.

It says check in is at 4 but they had told us it wasnt reassured the rooms qould be ready at the time. So the staff was very nice. The location to the beach was 10/10. However,the room was very out of date. Stained carpet,old light fixtures,damaged upholstery on the furniture,the blinds on the window were broken and the air conditioning drains off of the balcony and dripped on us while we were outside lol. I know that Clorox means cleanliness but the smell burnt my nostrils. Sad to say I will not stay there again. It may be great for some but it was not what I expected.

I don’t know where all these great reviews come from. This place is dirty and VERY outdated. The only good thing is location and the maintenance did replace our air unit quickly. The house keeping was apologetic for the nasty room. Dirty bed, linens, furniture nasty. The bathroom ceiling is sagging above shower. Like someone might fall through from above. Probably water damage. Looks like extended stay place. Never will stay there again. Pictures on website are deceiving. The owners seriously need to put some TLC in this place.

I like the closeness to the beach and easy beach access. We had a room with the kitchenette(oven wouldn't get as hot as the temperature you set it on)and an extra divided room. The room we didn't sleep in smelled like strong pee, the 2nd day there, the toilet overflowed and poop came out all over the bathroom floor, maintenance came quickly to unclog the toilet but housekeeping didn't come right away to clean it so we had to use towels to clean the floor so we could continue using the restroom until housekeeping showed up to clean it. The hot tub was not functioning, kids were allowed to roam freely at night. The door to our room had to be pulled closed cause otherwise it didn't latch properly and all you had to do was push the door open, good thing we noticed early. We were also not told of the extra fee to be able to park at the place we were staying at and that didn't even guarantee you a spot to park on the lot because a lot of cars didn't have passes and would be parked there and we had to park across the street in the overflow parking lot. We enjoyed the view we had but the honest truth is, we would not return, for $300 a night plus $15/ day parking, I expected more.

I was so disappointed in our stay. The carpet was filthy and there was one green armchair that was filthy. The arms were brown from dirt. Our camper shower is bigger than the one in this room. There were black spots on the ceiling in the bathroom that had been painted over. Every day when we would leave our rooms there was trash piled high on the trash cans at the elevator. Some of the electrical outlets sparked when trying to plug my phone charger in so I just used the charger in the car. We had to pay $68 for parking. I will never stay here again.

View from the room was beautiful. Being in the top floor closing curtains wasn’t necessary so the view was 24/7 of that what you want. However the door was jamming and the bathroom was a bit small. The last and only complaint is, they need a new detergent because everything had an only washed in plain water vibe. Not even the industrial stuff lol. Otherwise it was great literally 50 step to the water from the steps, and despite the little quirks I’ll go back.

We would have left upon arrival if we had not already paid and had nowhere else to go. The closer we got to the building, the worse the property looked. You could not see into the office, the windows were so dirty. I understand it is Florida weather, but still. The interior of the office did not look clean. We made our way toward the elevators. The exterior hallways did not look as though they had been swept or blown off in ages. The interior of the elevators were nasty.

Now, all of that being said, the rooms were great...at especially in comparison. They were clean. The beds had wonderful white sheets and the bathroom was clean. The floors were clean and furniture dusted. The maids were very nice and accommodating.

The view was stunning. The drinks were good and the bartender was very friendly. The pool looked clean and nice.

I gave the rating I did because we did thoroughly enjoy our stay.

I would just suggest that the hotel turn more attention to the hallways, stairs and elevator. It's mostly a matter of cleanliness and not major fixes.

Would I stay there again? I am not sure...

The place is very old, very dirty, no tissue or paper towels. Beautiful view from balcony. Staff courteous and pleasant. Could use a water filling station.Restaurant closed both days we were here. Needs a lot of maintenance and updating . Had to pay for parking, room rates extremely expensive and to add parking, unacceptable

Our room had the most disgusting furniture and this room was gross. I emailed property with no response.
Chair has terrible stains so did the iron g board.

The chairs to the table had the vinyl paint half gone.

Blood stain on my pillow.

No one will contact me about any type of discount.

The outside is perfect, however the room we stayed in has an odor. It’s a very old building. When we went to check in they charged us 69.00 for parking and I went through Expedia and all fees were advertised as paid when I booked so I was very disappointed with the false advertising.
