Really run down, wood Wedge under toilet, I had to fix the chain in the toilet tank so it would flush, no peak hole on door, flat pillows, sand in our bed when i pulled the blankets back, towel rack in bathroom broken, window blind broken, room door had to be slammed several times to get it shut and shoved to get it open after code put in everytime we went in or out, Only 3 of us staying and wanted to rent lawn chairs. $45 for 2. We only needed 3 chairs but they wouldnt seperate them for rent we were told had to rent 4.

@ Arrival ..it’s cute … but..The condo was dirty ..(really small) the cushions on the couch looked like someone just left after a nap . & the picture on the wall was crooked.. above the couch & the floors had sand & grime.. a cigar was left on the balcony on chair …The kitchen rugs ..never been cleaned . The bathroom is little .. so the door on both side had brown stuff on them .. not sure what ? The location was Great .. Any & Everything location. Bumper to bumper traffic .. parking was not an issue . Until trying to leave from the lower parking & a port a potty truck blocked the exit @ 30 min .. picking up potties & had 4 people sitting & waiting till completion…The place is cute in a good location.. I would say .. The cleaning company is the problem ..

Our individual condo was extremely run down. Limited amount of supplies (toilet paper one roll, 2 thin blankets) and it was dirty. TV in bedroom didn’t work, sofa sleeper was nasty to the point we didn’t even pull it completely out of the couch but the amount of yuck just attempting to pull it out put on the floor, who knows the last time it was cleaned.

Not a great start at our arrival. Check in was @4, nobody was there to receive us. We had to wait 45 min to checkin. With a sign on the door saying be back in 30 min. We walked into our room with no sheets on the bed. The floors were still sandy. There was no security between the adjacent room the lock wasn’t working and anybody could walk in. We had to address that. One of the most frustrating things was a sign on the office door that said no smoking or vaping on the entire premises, if u are caught u will be evicted. Only 3 designated to do so which was highly inconvenient. Did they take care of the door lock and bedding yes it was taken care of. Just not expecting to walk into it. This should have been handled prior. If my husband didn’t check that door u would have not known it was locked. It took a dead bolt with no key. The tv arrangement was a neck breaker. Bad location for the tv in the kitchen above the kitchen table. It should have been placed across from the bed. The head board on the bed is loose and the head board slaps up against the wall every time u get into the bed. Over all not the best stay we ever had. And we don't consider this place to be customer friendly.

Condo needs serious attention! Renovation is a must! We felt dirty our entire stay. Not enough towels or blankets. No dishwasher, no washer/dryer, master bedroom only had 1 channel on the tv. Plumber had to come and unclog kitchen and bathroom drains. Trash company was outside our bedroom at 2am getting trash container...extremely loud; woke us up.

I have gone to PCB in winter over 25 years this was my 1st time in season and with this unit. I was disappointed. There was only 1 blanket -none for hideaway. Doorknob to balcony was broken and required a fight to open every time. Cable setup in bedroom was awful. Needed to hit remote 5-6 times to change a channel. And most ridiculous was we were left with only the roll of TP on the holder. I have Never had that happen before. And to top it off checkout was 9AM Really what happened to 11-12 for standard checkout

As the airplane landed I received a text that i did not have early check in. I had already been charged for early check in and late check out. I called, frustrated, our plane landed at 9:30 am and regular check in wasn’t until 4pm. We were able to check in at 1. Arrived a little after 1 and the code provided didn’t work. Had to call again. Once inside realized not only could we access the connecting condo, there was no way to lock our front door from the inside or a safe. We came back a day into our stay to find the doors open. On the last full day of our stay a random person walked in right after I got out of the shower… i should also add the bathroom doors don’t stay closed either. The woman that accessed the condo while my children were sleeping said she didn’t know it was occupied. Please note the condo next door was never locked!! Our flights were delayed on xmas eve and we had to catch an earlier flight home. I no longer needed late check out. I let southern vacations know we did not need late check out and asked to be credited, we would be out of the room. Would you believe they could not credit you back? We were there during the off season. I can’t imagine if things were busier.

Room 318, DO NOT BOOK, outdated, filthy and smelly! 10 day trip, we didn't get a change of sheets or towels! Maintenance entered our room without our permission, we didn't even get a courtesy phone call that access to our room was needed! Southern Vacation company that's managing the property is not in the hospitality business, there was a \"starter package\" in the room, aka flimsy roll of TP and paper towel, after that you're on your own. Pictures on website are deceiving, if you're lucky enough to stay in an updated room you will have a pleasant stay, as the area and beach is nice, but we didn't, very disapointed!

Very misleading ad

Location was great. Property grounds were clean. Room decor was a little dated but not too bad. Room itself was NOT clean. First thing we did was sweep and mop and clean bathroom counters. Info provided on Hotels.com was very inaccurate. Check-in was later than advertised, Check-out was earlier than stated. You will receive around 6 emails from the property with all kinds of codes, rules and instructions that must be done prior to arrival. I would have just cancelled and booked another room but you don't find out about the changes until you book and my booking was non-refundable. You cannot check in without completing even if someone is at the front desk. Make notes of all rules and codes because once on property, WiFi was VERY sporadic and because it kept trying to connect my data had trouble kicking in. I personally reinstalled the shower door in my unit 3 times since it came off the track almost every time you opened or closed. Check-out instructions said to start dishwasher before leaving.. there was no dishwasher.

I made reservations about 6-7 prior to my stay. A few days before I left, they switched the room on me, after the contract was signed. I almost didn't go, as did not like the new room, but the Manager got things back on track with a similar room. Focusing just on the place itself, it's in a great location. They have great carts to move all your stuff to your room in; one trip. Great views. I found the place to be clean and well kept. Like most places in FLA, things get dated, but that's part of the FLA experience...not looking for an ultra-modern corporate experience. I'm not going to pick on the place, because overall it a decent stay. I might have gotten a better value had I waited closer to my intended stayover dates, as the PCB strip is very closed down and it can get rather cold at the end of Nov and Dec. My AC unit was noisy enough to block out the sound of the ocean. And whilst it sounded like someone was doing early morning maintenance one morning, I got the early wake-up call with constant boom-walks back-n-forth...maybe a bit too early for that? Regardless, the place was OK. Nuff said.

Great location, run down condo itself

The location was great. There were a bunch of minor things wrong with the property (broken tiles, cabinet doors falling off, stains on the ceiling, etc). They offered to send someone out to look at it but that would have impacted our stay. The biggest issue that we had was even after talking to them about the problems, we were still going to be charged $100 for a noon check out (check out time was 10 am). I found this ridiculous, especially after all of the issues in the condo.

The floor was gritty n just nasty. There was no maid service so we only had 2 bath cloths n 4 towels for the 5 days we were there. This was supposed to be a vaca for me n my mom n the room was just terrible. Plus it wasn’t even the room I took the virtual tour of. There was supposed to be a dishwasher, there wasn’t. The room was just a complete mess and disaster!!

The room we had “appeared” nice. That is until you looked closely. The paint was peeling off the door. The balcony door was rusted, and would not stay closed unless locked. There were not enough electric outlets accessible. We didn’t have a stopper for the kitchen sink so washing dishes was difficult. The pool was closed for maintenance our last day there. Overall it was not worth the price paid.

Good: Great view of the Gulf.
Not so good: the room was a bit on the small size, the balcony had the outside AC unit on it... very loud and hot. I think ours was the only one like that? the bed was a bit hard and uncomfortable. oh and the ice machine said 11 bags left, I swiped my card to get a bag and the thing was completely empty. Thanks, thief! Check-out was a bit early as well 10 AM. Overall it was a good experience, and we had a good time 1/2 a mile from Sharky's and pier park, so great location.

The staff were amazing. Everyone was friendly and always smiling. The condo needs a very much needed upgrade. The front door was re-used and the hinges looked turned around with new locks. Very strange. Furniture was old and bathroom small. Kitchen needs new cabinets too. Air conditioning makes a whole lot of noise too. Beachfront view was beautiful of the Gulf. But balcony was dirty with bird droppings. We had a pigeon hanging out with us the entire time. We even named him.

This is a really nice space with a great location. We were able to easily walk to the pier, shopping, and restaurants like Sharkys. I highly recommend the restaurant/grill two doors down on the right. Great chicken tacos! Our room was a clean and pleasant studio with two beds and a sofa. The bed was too hard for me, which made it hard to sleep, and the air conditioner unit is really loud. Our balcony had a terrific view of the ocean, and we were only on the second floor. It was to get onto the beach, and the little bar on the first floor had great snacks and affordable cold drinks.

The room was a little bit smaller than i expected, which was no big deal. The 2 elevators at the entrance had minds of their own at times, so we ended up taking the stairs half the time. We did enjoy our stay there and i do recommend staying there. Staff was bery helpful and friendly as well. If you're on a smaller budget and still want to be right on the beach, this is the place for you, unless you have a rather large family, then you'll be crammed in the room like a van sneaking across the border lol.

Do not book! First off the rooms are nothing like advertised.The room smelled of mildew when I complained about it and ask for a new room they refuse to give me one when they finally did send someone down it was the head housekeeper that also admitted she smelled it but said it was not her job to rip up the carpets. Having a hassle getting a refund now and this happened a week ago.

The beach wasn't as crowded as others. But the down fall for me was the beach wasn't walkable. I can't walk on the soft shifting sand. The firmer sabd by the water wasn't level. As an older person I wasn't able to do my morning walks.

Okay but won't be staying there again.

The furniture, Kitchen and Shower looked pretty decent but whenever the remodeled last time (not sure when that was) they didn't replace the ceiling tiles, closet, bathroom or exterior doors. They were not very good. Also, while in the shower, I heard this loud banging and then 3 maintenance men came into the condo and announced their presence to check for a leak. Thank goodness the bathroom door was closed. A phone call before entering would have been appreciated.

My family and I enjoyed the feel of home atmosphere. We were able to cook what we wanted to eat, and relax on the balcony until the sun came up in peace. What was a turn off for us was, our shower tube did not drain very well and our shower curtain did not hold the water. Once we stepped out of the shower, our towels were wet.

This was the worst accommodations I have ever seen. The front door was damaged. We had to call for maintenance every day. Our door leading to the beach did not scan our key card. We had to walk around to get back into our room. Maintenances came one time. to check the door. It was never fixed. There was a leak in the ceiling and we had to put a five gallon bucket on the counter to catch water. They charged me extra fees that I had already paid through Expedia.

It could be cleaner. The balcony was full or bird poop and it hadnt been cleaned in awhile. Went to office to tell them. They could seem to care less. Front staff is not helful or pleasant at all. I did get a call on Saturday and they came and cleaned the balcony but our stay was half over by that point our unit needed kitchen and bath upgrades..

The staff at the front desk was great. The room wasn’t great. It wasn’t awful. The beds were uncomfortable. Little to no supplies in the room such as trash bags, towels, and linens. I brought my own linens due to COVIID but not everyone will. I saw several hairs around the room and that was when I first entered. The room just lacked the beach feel all together. It was very bare and could use a lot of updating. Next time I will book somewhere else. You can get better for the price paid.

Good and bad!

Everyone was very nice. The complex was clean and well taken care of. The pool was clean also. The view was wonderful.

On the other hand.....the studio I stayed in was awful. It definitely needs a lot of attention. I had to go to a Walmart for a skillet and a pot to cook with. I wouldn’t use something that had pieces of the nonstick coming off.

I was told that some of the condominiums are owned by individuals. Whoever owns 401 needs to give their renters a better place to stay. It makes me think they don’t care about us as renters, all this owner wants is the money. It offends me.

I do have to say whoever was assigned to clean the studio condo did a great job of it. It is one of the cleanest I’ve stayed in and I’ve stayed in many over 40+ years.

I will stay there again and hope that the next rental I get is better but I will not stay in 401 again.

Hotel looked clean and beautiful online. When we arrived late Friday night there were cups stains and drink stains all over the beside tables like they were never wiped off. The baseboards in the bathroom were disgusting. The ac filter outside on the balcony was half ripped off the wall and leaked all over the balcony. After I cleaned everything with Lysol wipes and cleaning supplies I felt a little better. For the price I at least expected a cleaner room. Overall it was ok. Best thing is it’s located on the beach and the restaurant downstairs tasted good!

The office staff were very nice and helpful. The condo was nice but the sleeper coach had no sheets, pillows, or blanket. When I called to retrieve the items, the office had closed and I had to drive 3 miles to another hotel to retrieve it. But they had no pillows. So myself and my daughter had to sleep on a sleeper with no pillows. I’m happy with the location and the staff. But unhappy with the inconvenience of not having the necessary items.

Disappointing. Advertisement had a specific room picture and it was not the room we got. The room we got was very dingy and not clean. Sticky residue on the floor, all the baseboards were gross, ceiling was thinly painted over dingy yellow tile..couldn’t use the closet to store any of our stuff because there was extra tile pieces, broken umbrellas, paint cans and bags of blankets. Only sheets on the bed and were not advised to bring our own.

Overall it was a nice place to stay. It was obvious they do not vacuum after each group leaves. Which I find crazy since I had to pay a cleaning fee.

NOT a pleasant stay!

My vacation was awesome but the stay was not. Not enoughoutlet plugs, when we did use an outlet it started smoking. Burnt my hair dryer, the plug beside the microwave completely came out. Very much so out dated. The washer an dryer at the condos were awful. The washer left my clothes ringing wet & the dryer did not get hot. The garbage disposal everytime we turned it on sparked. Was not pleased at all!

As soon as I sat in the bed a small brown bug bite my leg, front desk no refund/not moving rooms.

These reviews are lies! Completely hoodwinked! The pictures do not match the actual rooms. See the yelp for this business. Everything from rusty appliances, bugs, dirty floor, deteriorating walls/fixtures, boric acid stored with face towels, giant roaches, foul odors, and bed bugs.

The confusion comes in HERE. There are a hundred units ALL individually owned and the premium room photos are posted, but that is not the room you will be in. The owners and their friends post favorable reviews to boost stays. The staff is just a staffing crew, they do not work for the owner so there is literally no one on property to help you or call. The owners are not there or able to contact. This is the worst hotel I’ve ever stayed in, and I’ve stayed in dive motels (spring break). I contacted the front desk, the property management company, nothing. Hotel.com doesn’t have email so you have to call and I didn’t want my kids to hear and be scared. I messaged them on twitter and nothing.
My son slept in the car on the last night. This was supposed to be a relaxing vaca and if anyone is reading this that owns the property this is for you. It is not okay to trick people, I am a hard working single parent who saves and does without to travel with my family. For 250.00 a night we deserved better. We are all traumatized by the experience and am sharing my experience to help warn

We was told the room was ready and when we went to the room after checking in there were no pillow cases on the pillows. No blankets or spreads on the beds. Sheets only. After wandering around and finding a staff person we was told the truck had not arrived with blankets and pillow cases. The problem was corrected during the first nights stay. The toilet lid was broken and slid around when sitting. The tub would not drain when showering. It took about 1 hour to drain the water after each shower.

Continental Condominiums was a great stay! Room #406 was nice and the view is great! Front desk were also very nice. Would recommend and will stay again on next visit

Our stay at the Continental Condo's was good. We stayed in a 1 room Condo. It was a little tight with the kitchen and kitchen table. But for the wife and I it was not a real problem. I would stay there again.

Property is great. Mgmt isn’t on-site

The property is nice and has been cleaned up a great deal. Greatly improved!

The disturbing part is the check in and management being at another property. It’s very unorganized and an inconvenience. Management wasn’t consistent. One manager attempted to be accommodating and kind. The other was rude and unhelpful.
