The pictures are somewhat deceiving. I believe they were taken either right as it was remodeled or digitally altered. The room was okay. Our balcony door wouldn’t close unless pushed hard (my four year old couldn’t do it). The toilet had some issues around the base. In the middle of the night when I woke up to go to the bathroom I saw two roaches run. But the very worst part is the PARKING. If you have a vehicle with a third row seat it is impossible to park in their lot. You will have to park across the street. Don’t even attempt to pull through their lot with an SUV.

I think if you are looking for a basic, economical place, then this will work for you. It is extremely close to the beach, and the pool was very clean. So that was a positive for the stay. I also believe their staff was friendly and helpful (they obviously don’t control any of the issues listed above).

It started out we got there early and was unable to check in which is OK but was told they would call us and never did. When I returned after 4 there were 3 other people there that was told the exact same thing but did not happen. When we got into the room it was very hot and had a foul odor. There was black mode noted on the ceilings. We were on the 1st floor and could walk directly outside and when we did there was broken glass just outside our room. We never saw staff to be able to tell them and did not have confidence in the front staff. We had to ensure we were shoes as there was glass everywhere. There were 4 of us in the room and we had to request towels at the front desk each time we had or needed to take a shower. I could go on and on with similar situations but the final straw was when I received a text to tell me I could not stay beyond my scheduled departure but I didn't even request to stay I had every intention to leave on time. I would not recommend this place to anyone nor will I ever utilize their facility again.

The stay was enjoyable just being away from the norm. The beach view was beautiful and access was so easy. Beds were comfortable, the room is supplied with dishes, etc., even though we didn't need them. The only thing it wasn't supplied with was toilet paper, one extra roll and after that you have to go get it at the office??? Rooms were supposed to be cleaned every two or three days, ours wasn't and honestly, it should be every day, if only to add tp. Office staff was short with us at times, but security staff was very nice. I would stay there again if traveling to Panama City. The price was right and the beach was not crowded..

Worst stay I’ve ever stayed in. Pictures are deceitful. Room was dirty, curly hairs all over towels and tissue in bathrooms, roaches, broken beds and they were dirty, floor had sand everywhere. No attempt to sweep it, didn’t even replace the dish soap, it was empty and broken. Room was hot and dark, plugs didn’t work. Front desk girl was no help and condescending, said “she’s heard the beds were terrible” with a smirk on her face. Ten minutes after checking in I asked to leave to find somewhere else and they said I’d still be charged for half the entire stay, said they could refund me $29 out of the $1000. A joke. The walk out rooms are useless considering there’s no key to lock or unlock it so if you go out the walk out door you either have to leave it unlocked or go all the way around the hotel to go in the front door. They call themselves a resort but it’s giving cheap off beach roach motel. I wouldn’t tell my worst enemy to stay here. I usually don’t even leave reviews even when there’s bad things or flaws but this place was so bad I wish someone else would have left a honest review to warn me before I booked. It also is so far away from any and everything and the beach on this side of town is terrible compared to the ones a couple more miles down the road. Save your money and stress and book somewhere else! There’s cheaper places for way less that are worlds better than this resort from hell.

The outside of property is in poor condition and the pool furniture is all broken and old luggage racks/carts all had flat tires,,check-in was past 4 and overall a nightmare,,trying to push those carts not easy they tip over stuff goes everywhere and the elevator made me nervous every single time I got on it…the air was cool in our room and had a full kitchen was nice, aside from the 4 house hold cockroaches and broken balcony chairs it was not horrible

Beach access was great The room was clean and didn’t smell , staff were friendly and courteous but some thing’s could be done…we had a tub that looked like they patched with some type of glue or something it didn’t effect it working... The tv kept tiling up which sucked because it was raining a lot . The chairs on balcony were cracked in the seat and the ac vent on balcony was really hot so it would be hazardous if there was small children... We had two small roaches one in kitchen and one in bathroom. There’s a spot next to tub that needs patching.

I didn’t love that the bathtub gradually filled up with water when I took a shower. There was mold around the window looking out at the beach. There was also a constant drip coming from the deck just above our deck.

The hotel is in need of updates. There was sand on the floor when we arrived and no broom or dust pan. No water pressure. Outside needs maintenance and thoroughly cleaned.

We got there there at 3:45 p.m. We knew the paperwork said check-in was at 4 so we were fine with that. The guy sent me a text saying they would text me when the room was ready. We went down to the beach and walked for 25 minutes. When we got back they said the room wasn't done still. So we decided to go eat and wait on the text. We were gone until 6pm. STILL. NO. TEXT. We went in and they said yes it was ready. We went to the room and the bed is very stiff/uncomfortable, no mattress pad. Then I was looking at all the amenities and the shampoo, conditioner and body wash were all empty in the tub/shower combo and they left three small travel size shampoos beside the bathroom sink instead of hand soap which was weird so I went to the kitchenette to use the half-used bottle of dish soap and it was crazily watered down. I then was looking at the coffee pot which was open and had a full tank of water in the back which was just gross (it was open.) I poured the water out and peered into it and it was just gross. There was only one OPENED packet of sugar and creamer that was leaking sugar everywhere that was shoved half-hazardly into the top of the coffee pot. Water is leaking from the air conditioners above us and splashing onto our balcony. At 10:30 pm every night someone was smoking marijuana and we could smell it strong! If you're looking for breakfast or coffee, they don't provide any. The closest place is 9 min away to get breakfast. We won't stay here again or recommend it.

We normally stay in condos for our longer trips but stayed here for a 2nd time for a quick family trip. The room was pretty clean, it clearly had previous water damage that had been repaired but not repainted etc. I love the location, it’s far enough down the strip to be less chaotic, but close enough to easily get to restaurants and pier park. The staff has been extremely kind and helpful both stays. My only complaint, and the reason for 4 instead of 5 stars, is all 3 of us staying found the beds to be incredibly uncomfortable, to the point of having trouble sleeping. All in all, we would stay here again for our quick getaways!

Based on some of the reviews I read before booking, I was a little worried, but honestly it was a very nice stay. We stayed on the first floor, the room was clean and stocked with everything we needed, you walk out the back door and there's the beach. I didn't see any bugs the 4 days we were there. My only complaint would be the hard springy mattresses, and the guy that blows the boardwalk area in the back, he blew trash and bottle caps into the sand on the beach instead of cleaning the trash before blowing.

Beach view was amazing! We stayed in a double queen split and it was everything we needed! It's not a expensive place and we didn't want overly fancy and it was perfect. Could have gone without the Karen's who were staying there complaining about some of the guests around us smoking the occasional adult products. I'm in long term recovery and sometimes you have to just let people have their vacations without making it about you. Everyone was on their balconies and caught a moment of a small smell and at 3am the hotel was sending out a text about it. However the hotel was nice and cheap compared to others and the view was perfect and the beach was so close and beautiful! Also not crowded beach area! We saw dolphins 2 of the mornings we were there! Also housekeeping was so incredibly nice! Would definitely stay again!

Beautiful and easy access to the beach! Parking could be a problem at the property, but a lot is across the street. My room was clean, but when I arrive bagged garbage was sitting outside the room at 4:30 p.m. and the Waste Can was overflowing with thrash. No hair dryers were provided so folks need to know to bring their own. No hand or bar soaps in our room, but the front desk was glad to give us some. The dispensers in the bathroom were empty for shampoo, conditioner, body wash. There should be a lead cleaning person who checks the rooms out to make sure things are good for the next guests. This was in the off season.

Shame in expedia for not having the real reviews . This place is run down . There's no pride in having this building maximizing the advantage of the placement on the beach. Roaches. Tissues stuffed in the old outlets in the walls. Stuffed tissues around a sprinkler head with cob webs, white substance on the curtains. One would hope it's paint. Old mattresses got those springs popping out. Kitchen faucet came off. Absolutely crazy to price it around 300 a night. Rip off. Asked to speak to that management multiple times with no success. This place better off being knocked down and replaced with an outhouse.

Upon arrival a wet dirty towel was left hanging on back of bathroom door. NO toilet paper in room, and told had to come get from front desk! Half drank coke bottle was left under bed spilled all over the floor! Bed sheets were wet! Was told ONLY allowed 2 towels for room, and had to bring used towesl and exchange for clean ones!

Only positive of the entire place/stay is the location!!!

Front desk worker used excuse as “spring break ppl”, which is no excuse to arrive to a disgusting room that paying for!

Our room had no shower curtain. We came in sandy from the beach and had to shower without a curtain. The stovetop was not clean. It clearly had not been wiped down. There were roaches in the kitchen. I told the staff, and they just said they’d tell the manager. I got video of the roach and pictures of the no shower curtain and dirty kitchen. I’ll be sharing these in a review since no one from the hotel wants to address this or make it right.

Very clean room, huge kitchen in the Emerald suite that we had large balcony was really wonderful, huge living room, etc. Front desk was wonderful staffed. I’m sorry I do not remember the wonderful lady that helped us but she was so awesome on the phone and checking people and I cannot recommend her more. I believe she’s been working there for many years beautiful brunette, a great smile.
It’s a very private beach away from the strip, which is what we wanted did not want to be with all the tourist but if you’re looking for that and to be within walking distance or whatever maybe this wouldn’t be your place but if you’re looking for a family friendly place that’s very private. This is the best place in Panama City Beach for sure gret bye prices are wonderful at the hotel for what you get. It’s very good and people say it’s older yes it is older. Most places in Panama City Beach are older goes without saying if you’ve ever stayed here it’s not the Ritz Carlton but nothing in Panama City Beach is the Ritz Carlton but as far as everything else is awesome can’t recommend it more. The only thing is yes parking lot is small. You can park across the street but if you’re driving like huge SUVs is a little difficult but you can handle it. That’s the worst thing I can say and that’s not a bad thing to make your reservations now make a payment and the rates are very very reasonable.

Yes it was obstructed by trees. They locked us out of our room at 8:20 am when we was trying to get our things so we could leave. Check out time is supposed to b at 10am. Check in was misery We had to sit and wait until the room was ready. We waited over 3 hours. They also charged us more at check in They said it was because we went through you Another $100 we did not count on. So we will never go back there again. We use to stay there every year. NEVER AGAIN

The rooms of appeared clean, however we saw about 50 or 60 roaches in our room during our stay. Yeah where did the housekeeping manager and she said she could send someone over the next day to spray for roaches. No one ever came.. overall the staff was very nice but hard to be a truly enjoyable stay while sharing a room with that many roaches, that we could see. The old saying goes if you see one roach there are thousands!

My room was very clean and I enjoyed my stay. I love that the view that you see in pictures is actually what you get (the view was unobstructed; no other hotel was in the way on either side). I liked that the pool was heated so it could still be enjoyed in the off season and I liked that the pool was open later in the evening.

We use to love this place. Unfortunately the last 10 times they will now they turn your room card of every night and if u go out in morning for breakfast or beach any morning you need to prop door open or not leave You are locked out. And have to wait in line in lobby each morning and wait for someone to let you in. Now you have a family and have to make multiple trips to get front desk to send someone to unlock room while you pack. It’s a mess. Oh and the elevator is another story.

The location of the property was ideal, a beautiful view of the beach. The property however wasn’t ideal. I do not feel that Expedia accurately reflected the property online, from the lack of cleanliness of the rooms, the lack of cleanliness of the breezeway down to the elevator barely functioning. Even the front of the building wasn’t clean when you first pull into the parking lot.

The highlight of me visiting this property was Taylor. Though I chose not to stay at this property due to what was stated above, Taylor was an absolute delight. Very professional, thoughtful and accommodating.

I booked the room on a Friday evening and per Expedia’s policy, a refund can’t be granted within 24 hours of check-in. I booked the room within 24 hours of check-in. I arrived Saturday.

I contacted Expedia immediately, about the inaccuracy of the pictures on the website and was denied a refund. I also asked to speak with a manager to possibly assist with resolving my issue and per April, the Expedia representative that was assisting me and that didn’t place either. I later found out that this is a very common practice with 1 in 3 reservations having this exact issue and losing funds due to this. For this reason I will no longer be using Expedia to book any of my travel needs.

Room is dated but clean. The ocean view compensates for the lack of luxury offered by this hotel. If your looking for a fairly priced, quiet, far from the buzzle of touristy accommodations, this should be worth every hard-earned penny. No free breakfast but there is free flowing coffee all day long. Spare one late afternoon in your patio for the sunset, it's just gorgeous; do not ever miss it.
Our stay was fine, no complaints but I noticed there was an ironing board but no iron, you have to ask for it from the front desk. It’s all good but not perfect, so 4 stars.

Yes the room feels neglected! I have 2 remote controls for the tv. One doesn't work and one has tape for the back. Witch doesn't work unless I hold the remote upside-down and press on the keys. The deadbolt lock doesn't work even after maintenance coming up to half ass fix it lastnight!! It still doesn't work; and when you are traveling alone you want to feel safe! I tried to call front desk tonight to get a replacement remote so I could enjoy the tv on my LAST night here and no one answered!!The coffee maker doesn't work. The water just sits and doesn't drain. Thank goodness I know to run water thru before using it. There is a bug floating in the water; the water that would not drain. A whole pot!! The beds are hard as a rock!! Front desk lady is very friendly and good at her job. Parking is awful. I think workers park where guests are supposed to park tho.Great view and outside seems to be clean. BULL CRAP THAT YOU CAN'T FLIP THRU THE CHANNELS ON THE TV WITHOUT 2 HANDS , BECAUSE THE REMOTE HAS NO BACK!! JUST CRAPPY TAPE THAT DOESN'T HOLD!! If you want a nice hotel that is quiet and peaceful, this is it. The rooms are nice. The staff are the greatest. Everyone is so nice and helpful.

This place was horrible! I booked through hotels.com paid on here but when I got to the hotel the lady told me I had to pay a 50.00 deposit per day which the room per night wasn’t even 50.00 so I paid. We went to login to the WiFi and didn’t have a password so I went to front desk to ask the lady what it was she rambled it off really fast and I had to have her repeat it again by the way she was rude from the get go after having her repeat it another lady (Really nice one) gave me a piece of paper with it printed on there why I wasn’t give this at check in was beyond me. We went back to the room and we just did not feel safe so we left we will never go back. I booked it for 4 nights and didn’t even make it hours. The pictures on here are not what we got. I got my deposit back I didn’t even try to get my money back I just didn’t even care after the rudeness I was just done

Arrived and my room was booked . They did not have anymore rooms. Was referred to another place no balcony or beachfront. Then I had to pay out more money.

The room was filthy dirty, and had a very bad odor. We could not stay in that room. They did not have any more rooms to put us in and transferred us to a sister property and we went there and it took them two hours to complete the transfer.
