The room was clean and well serviced when we arrived.
We would not recommend this room to elderly guests, since there is safety rail or hold-on in case one slips in the walk-in shower.
The breakfast offered was in my opinion substandard.
Orange juice, one off the standard breakfast staples was not available.
There were waffle makers, but no fruit to put on the waffle, just butter and jelly.
The hot offering was scrambled eggs and sausage patties.
What made the experience worst were paper cups for hot coffee, very flimsy paper plates and the cheapest plastic cutlery I have ever had to use.

It’s conveniently located with a shuttle that takes you downtown in less than 10 mins. During our stay the shuttle costed $5/ day for the entire room. The driver Nick was very knowledgeable about local destinations and events. We used their nice gazebo that had a big picnic table. The rooms are small, but the beds were comfortable. Typical breakfast with eggs, breakfast sausage and waffles. Pool seemed nice.

The staff was very helpful and friendly. The room was very clean with parking in front of your room. We really enjoyed the beds and bedding which were extremely comfortable! They had a free hot breakfast of eggs, sausage and waffles along with coffee, juice and cold cereal options. A very nice dog park is on the property and fenced.

Bathroom towels were nice but only the minimal toiletries were supplied, one small bar of soap and a shampoo/conditioner dispenser in shower. We appreciated the tissue dispenser in the dressing area. Please note: a notepad, pencil/pen, laundry bag or extra trash can liners not supplied in the room but would be helpful and nice to have available if needed.

We were disappointed to find the pool was closed, the soda vending machine close to our room was not working and the laundry room was not in service (door knob removed). These should have been available as described in the hotel amenities.

The Hotel shuttle service is $5 per room per day for transportation to the Fort and St. George Street area which is an excellent service provided. You should plan on using the shuttle or driving to the historic section for it is NOT within walking distance from hotel. You'll find Parking is expensive and difficult to locate, especially at night in the historic downtown.

Breakfast equipment like waffle maker not available. There is pancakes on weekdays. Weekend biscuits and gravy were not to my liking.
With some understanding that ownership changes and subsequent renovations were ongoing, some forgiveness is allowed.

The property is pet friendly and has plenty of grassy areas. However, the grass needed cutting especially in the dog park area. We have stayed at this property in the past before it changed ownership and it met our expectations. This time it did not. Needs updates everywhere, none of the vending machines were working, you could see the outside through a sizable crack in the door, furniture in the rooms need to be updated (old and stained), toilets are very low and the seat was coming off. Last but not least watch out for the new additional fees. Disappointing

But Cleaning staff I am not sure. I left my earrings on my bag when we went out. We packed and left this morning. When I got home, I put away all my travel items but for my surprise my earrings that I didn't touch, and used from my small bag was gone! Luckily, those earing don't have any $ value. Just one of my favorite that I used to wear at home when I didn't use my good ones. I hope I am wrong judging the cleaners. I sow them cleaning my next door neighbors after breakfast yesterday. But just in case , don't leave any of your value items at your hotel room.

Overall, the stay was good, rooms were clean. The staff at the time seemed to be very frazzled and overwhelmed. She stated that she was by herself and her demeanor definitely could have been better, but I understand. She didn't ask me if I arrived by car, which required a parking pass. Had I not noticed all the signs in the parking lot, my car could have been easily towed. I had to go in and ask about a pass, which I then learned I had to pay $15 for a pass, even though I was staying there overnight. Other than that, the stay was good.

Room in deplorable condition. Property looks like 100 years old and never renovated. Chair torn, drapes hanging down, bathroom door wouldn’t close, floor filthy, stained blanket. Have totally lost confidence in accuracy of Expedia reviews as this property is as far from Excellent than you can get.

This used to be the Southern Oaks Inn, a fact the municipal bus driver wasn't aware of. It's a decent location, quiet, good breakfast. It's an older facility, so keep that in mind.

All of the vending machines were broken or out of order. There was only 1 ice machine for the entire complex. The bathroom tiles were cracked, the paint was peeling , and there was no stopper for the tub.

The biggest plus about this property is that it was pet friendly, as I was traveling with a dog. However, the room wasn’t all that clean, the walls and bedding were stained and the room just looked like it slowly falling apart a bit. It was most likely normal signs of wear and tear, but it doesn’t have much up keep. The location of the property is great, very close to the historic downtown. However, I would rather pay more and stay somewhere else. The breakfast wasn’t anything amazing, but okay enough to get the day started. I wish they would have told me in advance that there was a pet deposit and parking fee.

Pros: Good breakfast; clean rooms with what you'd expect in room: fridge, microwave, hairdryer. Pool was clean. Staff were friendly. Shuttle to St. Augustine for $5 per room!

Cons: The bed and pillows weren't comfortable. The bed was hard and the pillows were flat. It was hard to get a comfortable temperature in the room. We were also on the second floor and had to walk up two flights of stairs to get to our room.

The former high quality Southern Oaks where we stayed two years ago has become a tired, run-down, badly in need of renovations set up. The former high quality full breakfast is now so meager that we skipped it on our final day and ate elsewhere. The reported broken vertical blinds and filthy window were never taken care of, to say nothing about no towels in the room. UGH!!

Southern Oaks Inn WAS a great place to stay, HOWEVER, since Quality Inn bought them out it has changed for the worse. Rates went up approx. $60 per night and now they charge for parking $10 per night. The rooms are clean and well kept, however, showers with no bathtub. The wonderful full breakfast is now powdered scrambled eggs, watered down gravy with biscuits, only 2 varieties of yogurt, cereal, coffee, milk and juice. Southern Oaks had a fresh breakfast with real eggs, sausage gravy with biscuits, fresh fruit, bacon and sausage, yogurt, pastries, tea, coffee and juice. They advertise that you have a trolley option of $5 per room, per night unlimited use, hop on-hop off service that will take you to Historic Downtown St. Augustine and Vilano Beach between 10am – 10pm. This is NOT true. The trolley no longer goes to Vilano Beach, it is no longer hop on- hop off, it goes only to 1 stop and back to the hotel and runs only to 6 pm. We look for a different place to stay in the future.

You get what you pay for—plus a little more. This was an inexpensive, conveniently located hotel that suited our needs perfectly. The property is older but clean, and check-in was quick.

The room was clean and everything worked, though the dresser drawers were a bit stubborn and the shower pressure was very light. Be aware there’s a nearby train—expect a 7am whistle wake-up. Breakfast was minimal, but still appreciated as a hot option.

They offer a shuttle to the historic area for a small fee, which we used often and found very convenient. All staff we encountered were consistently pleasant, and daily maid service was available.

So the staff were very nice. They charged $25 a dog when online here it said 28 for the room. Never a per dog fee-I had 2 little pugs. The photos on here are nothing like the property. All the greenery here is dead. Like crispy dead. The power completely shut off on us at like 9pm. They got it back on though. They had outlets with blue tape saying do not use. The grass was like 6 inches high. But the positive was the location and they had a dog park. Remember it’s under $100 a night so I guess you get what you pay for

It was fine to mid. There was no phone in the room and the bathroom smelled like sewage the entire three days we were there which was gross. The breakfast was okay ish. They had scrambled “eggs” with pancakes and sausage one day and biscuits and gravy the other day we ate there. The cafeteria was clean and, while quite full, had ample seating. The inn itself was rather large. The pool was rather small and a bit creepy due to the lack of lighting and its sort of far proximity to the actual inn itself.

Front desk staff was cool. Beds were fine. Pillows are pretty ample. Room a nice size. Pretty quiet. We found the stay to be a fair deal for the price and proximity to historic downtown. It was clean and the shower was nice.
