The staff was amazing, the room was beautiful as well as the effort put into the romance package. The sunscreen dispensers in the room and around the property were an awesome little gem. Will certainly be staying here again when we come back to St Augustine!

Liked the cleanliness and location. The on site staff was wonderful and helpful always especially Ms. Linda Ann.

What I didn't like and the reason for the low rating was the kiosk check in / out with NO direct interaction and lack of personal engagement. They attempted to chare an additional $586 as a service fee, I paid the $279.96 additional service charge which I overlooked when booking. They tried to charge an additional $19?night to park which was not indicated for a car on the Expedia site. The explanation that was given for the additional charges were \"Expedia only pays for the room, all other services (housekeeping, breakfast, parking etc.) is not covered\". I personally think it is a rip off and if you don't check in your booking is NOT refundable. I was charged $122.65 / night through Expedia my daughter was charged $ 82.00 / night direct booking plus service fees.
The breakfast was the worse that I have ever had before with made with liquid egg mix and tasteless, sausage links mystery meat, and the \"Southern Gravy\" was like the flour past you made in grade school..

Ocean Sands Beach Boutique has great potential but with the policies which they now have in place it want make it. I would pay the $122.65 a night and enjoy the stay.

Desk staff was amazing. The breakfast every morning was fantastic. The only improvement I would state is their cleaning staff did not accompany any of our requests we had to take our garbage out daily and get fresh towels every day. Other than that. The place was great !!!

We stopped here for a short visit. Didn't realize how great it was. We will definitely be back when we came home. Raving to our family about it. Saying that it was something we needed to do over the summer. So much to do here, so many amenities. So many extras directly across the street, from the beach and a beautiful view of the wetlands.

The room was not clean. They told me they had 24 hour front desk service which they didn’t. The oceanfront view had construction equipment blocking the whole view the entire time I stayed. I could hear straight through the walls. Many of the customers were complaining about that. I will say the walk to the ocean is short and the beach area was not crowded which was nice.

This cute little hotel was VERY unique! From the popcorn, ice cream and fresh baked cookies at check in to the interesting decor and stylish old school furnishings. I’d definitely stay here again. The free breakfast was a money saving bonus too!

The place is nice , but unfortunately the use a virtual receptionist that is in India and is not a personal approach. We were celebrating my husband birthday, and check in was a bad experience, they wanted change us additional fees when clearly my reservation through Expedia include everything and final price. I believe the should have a manager on site or a least on call that can resolve issues that arise with customer service.

At 8.30 most of the food was gone no refill. 4 hot food options done in first 2 hours no refill 1 was trying to count 69 breakfast item that says on web site. Place is clean there is road between facilitiy and beach. Going to beach from facility full of trash under wooden stairs. Public beach side was much cleaner. Staff serving breakfast don’t speak English. Clean facility. But not worth the money.

3 adults and 1 child with a 2 queen room. I paid the full price on orbitz expecting the checkin to be smooth sailing and only an incidetal deposit (which was 50 dollars)....noooo. I had to pay a hidden fee of 67 dollars for an extra person to the room. What the heck. Niether orbitz nor their own site display this hidden fee accessible to the paying customer. Be aware!!

Check in staff was replaced by a kiosk with an associate across the world talking through a screen. We signed the text agreement sent prior to check in stating one fee for a refundable deposit. Upon arrival we were then charged double and have yet to receive our deposit back going on two weeks later. The kiosk associate lied and said it would be credited back to us after we checked out. Also, our room was entered by the cleaning staff AFTER checking in and our thermostat was tampered with. We literally adjusted it when we got there because the room was extremely hot. We had to readjust the thermostat after we got back from dinner. We know it was the cleaning staff because she was standing outside of our room. Our room had already been cleaned prior to us arriving and it did not need attention. We chose a ground for room for handicap accessibility and the bed was so high we had to get a step stool we luckily had in our vehicle to get into the bed due to being disabled! The rooms advertise as sound proof. They absolutely are not! We heard two different dogs barking the entire night! One in the room next to us and one from the second floor. We were highly disappointed and we do not recommend staying here!

The morning staff that were in person were wonderful! The kiosk that replaced additional staff is useless!

The hotel was cute, the decor was cute, and the room we stayed in was really nice (and cute of course). Breakfast was delicious; much better than what I'd normally expect form a hotel breakfast.
The remote/virtual check-in was a little strange and a bit hard to hear, but really wasn't that different from a normal check-in.

Super cute. Very clean. Older. I think they are trying to penny nickle and dime people to death. The boardwalk to the beach needs to be repaired. The virtual check in with someone in another country is very frustrating and backs up the lobby. The maintenance and house keeping staff are kind and working very hard. It is a cute place. Lots of amenities that are very neat and thoughtful and ahead of their time. Just some tiny things that need to be repaired. It’s a nice cute little place. We will be back.

We upgraded to an ocean view room, which was nice. But the west bed was horrible, the mattress was almost concave. The staff was very helpful and nice. 👍 Being a disabled veteran no elevator was a little awkward.

The Ocean Sands Boutique Inn was clean and the location was fabulous. The check-in process was not seamless though. It was \"automated\" via an offsite person similar to a call center. Unfortunately, the key card issued through the automatic teller did not work, so I had to go back and ask for another one which also didn't work. Then I had to wait while the call center contacted an on-site person to get me a room key which worked. After a long day of travel this is not the hassle I needed. The call center person also gave me false information about the shuttle to St. Augustine which also cost me time and aggrevation.

This property is a very good unique experience.
our room was on the 1st floor. It was wonderful to sit just outside our room to see all of the amenities available in the rear of the property and see people coming and going. We will definitely stay there again, when we are in the area. We are from outside of Atlanta.

One of the main reasons we booked this place was that it said we'd get a welcome drink and free gift upon check-in. When I asked about these amenities, they looked at me like I had two heads. Felt like false advertising right off the bat.

Bed had dried blood on the sheets - when we told the front desk, they said, \"You had blood on your sheets, too?\" Who else had blood?!?

Nice property. The 2nd floor is a walk-up, no elevator. The staff is friendly & helpful. However, the cleaning staff don't speak English. The beach is across a 2 lane road. Traffic is generally light, but speeds are at 45 to 50 MPH, so crossing to get to the beach can be dicey. The property is kept up nicely overall, but I'd say it was built in the 50's or 60's. It's relatively close to the attractions, 15 to 20 minute drive. The same for restaurants.

Be aware! Non refundable. It was nothing like they showed online. We were not able to stay in those conditions, the manager Jay was contacted by Expedia to mention the health situation to no avail. I tried to contact him, never a response. Immediately charged the full amount claiming early check out. An opportunity to talk would have been good. That is a manager responsibility. Never again!!

I had a great time! Silese and Nick/AJ at the front desk were very helpful and nice. I loved the beach, which is right across the street (just be careful and patient when crossing, it's a two lane 40mile/h road, but if you wait, there'll be times with no vehicles coming either direction-that's based in my stay in Oct. 2025). They also provide complimentary sunscreen and an external shower and hose, which I was glad to have so I could clean up my bike after riding on the beach (so much fun!) and get the sand off my feet. I stayed on a ground floor unit that was nice and clean, I liked the porch, facing the wetlands and beautiful sunsets. It was just a short drive to the historic district. Breakfast was amazing, and Yari made sure the room was fresh and clean. The surrounding area was quiet, which was perfect for me.

The room was recently remodeled and clean, loved having the beach access across the street, my daughter enjoyed playing pac man in the lobby, the bathroom amenities were amazing, popcorn and cookies in the evening were a nice treat, will stay here again if we are in the area, staff was nice and helpful, the mattress was so comfy and we got a good nights sleep.

I would give the hotel a 10, But one thing is a problem. The AC near the bed closest to the window blew directly on the person sleeping there. Fix: Put air flow directional devices on the ac to direct the air up toward the ceiling

The added touches like cookies and popcorn at 5pm gave us a warm welcoming feeling! The extra little surprises like the sunblock dispenser on our bathroom wall were great!
