My husband arrived before I did. about 6pm. He had to take a cold shower, no hot water/pressure. When I got there, I went to the room to get the parking permit. I was told it was in the room. He already put one on his. There wasn't an extra one. I spoke with the meter man in the parking lot and told him. I messaged the person that sent us the check in information. While we were at dinner, I got a text back that said they only give one parking permit. What? So, what if you don't get there in the same vehicle? Once we got back, I was hoping to use the jetted tub. NOPE! We got back about 9pm. STILL NO HOT WATER. and water was like a trickle. It would have taken an hour or so to fill the tub. I usually don't take tubs. Last week was a bad and long week and this was supposed to be a relaxing reset get away. That is when I noticed all the jets were moldy and mildewed there was black gunk in all of them. I took pics to show the manager. I sent another text and told them there was no hot water. Even Called the number and got the voicemail, I left a message. No return call. Next morning I found another number to call if anything was needed. Still no answer to call or text on that number. There was barely enough water pressure to fill my mouth with water to brush my teeth. They serve a breakfast, but the office door was locked and at this point I was over trying to figure out how to get to the back patio to get food. nice location. But if you can't brush your teeth or wash your butt :(

We arrived at 44 Spanish Street Inn on May 2nd at 5:30PM.
The property looked like it was undergoing some type of renovation and didn’t look anything like the website pictures. When we got to our room we discovered there was no electricity in the building. We called the property owner who’s comment was the electricity was supposed to be on by 5 then 6 and now he told us it would be 8:30PM. The room was extremely hot and his recommendation was that we walk around. I explained to him I wanted a refund, he said he would consider 1 night refund, I said this was unacceptable and he hung up on me. We went to dinner and came back by the inn at 10:30 and it was obvious the work on the electricity wouldn’t be done for a few more hours. We decided to leave St Augustine and drive back home. On the way I called the owner, he said he would have found us a room somewhere else (which he didn’t offer earlier) and still would only give a 1 night refund. Then he hung up on me again.
I called Expedia, they said they tried multiple times to contact the owner. Since they have not been able to contact the owner they will not refund my money. Basically if the owner ducks their call I do not get a refund.

This place is nowhere near what it looks like on the website. The whole place is run down and very low quality. They said they had air-conditioning, but the only air-conditioning we could see was a window unit in the Chef’s room (if there was ac in the inn it is not controllable in the rooms).

This bed and breakfast was in a great location, parking is included but it’s about 2 blocks away from the property. The room was cleaned and decorated nicely. the breakfast was really good and Kim the chef was very attentive. We do have some disappointments though. Their wasn’t enough hot water to run the hot tub and if you ran the hot water while you tried to shower the pressure was really really low. definitely a downfall when you picked a room with a hot tub and not be able to try it out. Also the bathroom door knob was inoperable, so the door would stay slightly opened. Other than those few items. it was an okay stay. i wont be staying there again though.

My only complaint/issue was the water heater. Do not expect a warm shower at any moment during your stay. I passed up 2 cold showers because I’m too old, and tired to do that on vacation. But handsome black stray cat 🐈‍⬛ on premises.

The breakfast menu was good. Our room smelled bad. We think it was coming from the shower drain. Garbage with left with food in our room. It was difficult parking several blocks away. You need a code to get in the door and a different code to get in your room. A couple got in a verbal disagreement outside our room. They were swearing, yelling, with possible physical harm. We were afraid to go out in the hallway. The owner was apologetic but didn’t offer any reimbursement due to the smell or left garbage.

Breakfast was fabulous as was the location. Easy 5 minutes or less walk to a lot of attractions. Nice welcome email with door codes and WiFi password. The front door code wasn’t working so I could not access the interior of the building. I called the number on the front door and Kim talked me thru an alternate way to access my room. It was fixed by the night before I checked out. The B and B was recently purchased by new owners who I’m sure are working out some stuff. I would stay here again. Nice staff and other guests.

The only positive thing is central location and that parking is close by and convenient. Pretty much everything else was subpar. Toilet door that didn’t stay closed. Abysmally low water pressure in the sink. Sink and bathtub/shower right in the room. Temperature control in the hallway, not in the room. Room advertised as having a private terrace, but that terrace required going outside of the room, and was open to other guests. Breakfast was small, not particularly tasty, and slowly served. Not a repeat for sure.

Parking at arrival to unload can be difficult; there’s very little room on that narrow street. Parking afterwards in the lot is easy but 4 blocks away and inconvenient to drag your luggage that far. The rooms themselves are great, very charming; the owners very friendly and helpful and the breakfast is amazing and freshly cooked. The only thing disappointing was that the Inn’s hot water boiler capacity seems limited, and I had a hard time filling up that lovely jacuzzi in the room (which was a big selling point!)… it was mostly cold/lukewarm water only.

Our stay was unfortunately not what we had hoped for our short anniversary getaway. When we arrived there were renovations occurring downstairs and there was no staff to assist us into the room. We reveived no text or email with our room code and had to find a housekeeper to help us in. When we made it to our room it was very hot and the fan did not work. As we tried to nap before we set out on the town, we were awoken by roofers outside our 2nd floor window as the bed and breakfast was undergoing a very loud metal reroof process right over our heads. There was no prior warning of any renovations or reroofs prior to booking and had I known, I would not have booked this bed and breakfast. We specifically booked this place and room for the jacuzzi tub, but there was little to no hot water available in order to use and the jacuzzi start button was broken. As we attemped to shower in the morning before we left, again, there was zero hot water. Hoping others had a better expereince on their trip than we did, but it was not the way we wanted to spend our anniversary and unfortunately will not be back.

Love this place …. Quant, simple very clean. It’s right in the middle of everything so very convenient for exploring and walking around. It has changed ownership in the last week so there were a few little things like we had a hard time getting in our room with the lock system but everything else was great they have a homemade breakfast and the woman that does the cooking is an amazing chef, the food was outstanding. She is great. The beds are comfy.

We checked in on the first day of new owners so things were a little chaotic, understandably.

The inn is charming and in a great location. Parking was included and everything was in walking distance. Maintenance and upgrades are needed, some were already in progress.

All the staff members were friendly and helpful. The best part of this stay was Kim, the chef, who prepared amazing breakfast dishes! She is sweet, talented and made the visit a wonderful experience!

Everything about the Spanish street Inn was nice, clean and had a warm ambiance to it. The owner and his staff were all nice and friendly. The owner has good taste in decorating the entire property, and was so humble and kind while we stayed over at the room Orchid for three nights during the New year's. There was a small hiccup where our door didn't unlock, however he came to have it fixed and made sure we were okay. Also, the breakfast were beautifully served. The property sits in the middle of the historic downtown, walkable, is a perfect spot and the people admire how quaint and charming it is. We will definitely come back!

This place is waaaaaay over priced. No one was in the office the entire stay. The room was sad and dingy. The ceiling fan did not work and there was no soap in the bathroom and no one to ask to get any. Very disappointed in this place. The photos make it look much nicer. The furniture is old and beat up. At half the price, I would still feel it was not worth the money. The location is central but there are lots of hotels that are less expensive, better service, nicer interior, and still within walking distance of the old town. We enjoyed sitting on the front porch — that was the only highlight.

The bed was very comfortable. Had a nice walk-in shower. AC worked good. The parking was close. The location is excellent. Breakfast was very good.
There were a few small things that need repair or improvement. The ground fault receptacle by the bathroom sink is broken.There were no spoons at the coffee station upstairs. The paper with the Wi-Fi password was inside one of the night stands
We didn't find it until we were packing to leave. Overall we had a very enjoyable stay and would definitely stay here again.

The B&B looked nice, however, the building next door was vacant, and most likely condemned. Our bedroom was very nice, clean. Our window view was the boarded bldg next door.

Breakfast was cancelled, the owner/cook was sick. Ryan did say they will reimburse some money once I send him our receipt for the room.
Ryan checked us in and gave us the tour. He was very nice and kind.

The parking was in a nice lot, but a block or two away from the B&B.

We wanted to stay in the Historic district, for the architecture and the shopping.

We will return to St Augustine, but will try a different B&B next time.

My wife and I stayed there for 4 nights to attend a wedding. The BB is beautiful and well maintained, with a nice balcony on both sides of the hotel. The Inn keeper couldn't have been any nicer and accommodating. The location is great, with walking distance to just about anywhere you would like to go. Also, they give you a parking pass to use for your stay which is only 1 block away. We will definitely be back to this B&B

Great location for a short weekend stay in St Augustine. Two blocks from St George St. Included free parking in a lot about three blocks away. Room was small but comfortable. As you would expect in a B & B there was no in-room temperature adjustment and the room was a little cold for me. Offered free water and a coffee station. Lovely Adirondack chairs on the porch to relax and people watch. The highlight was the three course breakfast cooked fresh every day. Easily a $40-$50 breakfast in a hotel restaurant, served in a quaint enclosed back patio. Excellent service and great southern hospitality.

Loved staying at this quirky old inn!

Our overnight stay was perfect. The inn is a block away from the walking mall, we parked our car and didn't need it until we left -- walking distance to all of the historic district. Breakfast was ample and delicious and there was even a wonderful resident cat, Brody, who rules the street. Loved the cobblestone courtyard with fresh flowers everywhere and the historic ambiance. Befitting a very old building the floors are a little crooked and the hallway narrow. We had a beautiful four-poster bed and plenty of outlets for the laptops and the art on the walls was very retro and stylish. Altogether a lovely stay, and we'll be back.

Hidden Gem in St Augustine

Very cozy bed and breakfast in an excellent location to all of the popular historical downtown locations. The 3 course breakfast each morning was fantastic! Chef quality!! I don’t think there is a place in St. Augustine with better breakfast. The staff and owner really care about their guest experience and go out of the way to meet your expectations, while also giving you privacy and space. This will be our new bed and breakfast spot when we travel to St. Augustine!

The staff was excellent, attentive and helpful. The location was awesome, walkable to everything! The room was nice and the breakfast was excellent! The building and grounds could use a little TLC. Would not hesitate to stay again.

No communication from the property. Tried to check in and no response. It was a bed and breakfast and no one on the property. Ended up having to go somewhere else. Which was actually better and less expensive than this property.

The toilet system needs major upgrading and answering system was not great, had to leave messages, and no one to talk to outside of check in and check out times. BUT, was a very convenient location to District town.

Adorable inn close to the old part of the city. Breakfast was delicious and the room was clean. The only thing that would have made it absolutely perfect would have been to have someone there when we arrived (around 6 pm) to ask questions.
