The Kenwood Inn was a great choice. The location is quiet and an easy walk to the shopping and sites. Parking is right around the corner and included. The breakfast was delicious, as were the fresh baked cookies i the parlor. Room 11 was spacious, clean, and pretty. The king bed was so comfortable. The French doors led out onto the second floor shared deck that had seating and hammocks. The salt water pool was a such a bonus to help us cook off after sightseeing. Perfect, would stay again.

Mrs Barb met us on arrival and made us feel at home as she answered our questions and showed us around the house. The house was beautiful and very clean. We were upgraded without asking because of the construction going on right outside of our original room which we very much appreciated. The breakfast was amazing! A 3 course breakfast that changed every day! Everyone was very nice and helpful. I’ve been to many b&b’s from Louisiana to the Carolinas, Georgia and Florida and the Kenwood Inn is one of our favorites!

I had a wonderful five night stay here. The location is convenient but in a quiet area. Parking is included and an easy walk down a block and around the corner. I parked my car and never moved it. Everything is very clean and tidy. The staff is very helpful with all arrangements. The guests were all lovely and shared some good ideas about things to do and see. The real reason to stay here I think is the breakfasts! Lots of healthy creative flair! If you’re a foodie this may be the place for you. I enjoyed the entire experience very much and have already recommended it to friends.

This is a cute B&B hosted by a nice lady. The breakfast is a sit down meal with the hostess bringing you delicious dishes. There is a nice seating area where one can relax and have complementary wine and tea. It’s quiet and walking distance to the main attractions.

Breakfast service was especially frustrating — although the restaurant opens at 8:30 AM, food service did not actually begin until around 9:20 AM, which is far too late for guests with morning plans.

Our stay was most enjoyable! Pat and Allison were most accommodating, with smiles all around and very helpful advice. Our room was clean and tidy, though the side porch needed further cleaning/painting. Regardless, it was simply delightful to sit out there with a fresh cup of coffee each morning. Daily breakfast was superb!
All in all, a wonderful stay in an inn which was centrally located (shops, restaurants, historical items) and most delightful! :)

We had a wonderful stay at the Kenwood Inn this past week and couldn’t have been more pleased with the experience. From the moment we arrived, we were warmly welcomed and immediately felt at home. The staff made everything seamless—especially allowing us to easily drop off our bags at the front so we could start enjoying our trip right away.

Pat was incredibly helpful, providing all the information we needed, from breakfast times to pool details and the availability of drinks and snacks throughout our stay. It really made everything feel effortless and well thought out.

Breakfast each morning was a true highlight—an amazing, unique three-course experience with a five-star flair. It was clear that a lot of care and creativity went into every meal.

We also appreciated how convenient they made it to purchase trolley tickets for sightseeing, which made exploring the area so much easier.

Overall, our experience was exceptional. The Kenwood Inn exceeded our expectations in every way, and we would absolutely give it an excellent rating. We’d happily return and highly recommend it to others!

What an amazing place!! Our room was beautiful, with a small balcony, nice shower with 2 shower heads and a handheld. The common rooms were wonderful- several separate rooms to relax, read, or chat. Grand piano. Fresh baked cookies. A guest pantry with microwave, refrigerator, coffee maker.

The Inn was centrally located, easy to walk to all of St. Augustine’s attractions. Free parking around the corner, which was a great benefit. Beach chairs, umbrellas, and bikes were available- we used all of these. On site pool.

But the star of the Kenwood Inn was the 3 course gourmet breakfast each morning!! We needed to leave early 1 morning, and Pat put aside our 3rd course to enjoy later. We also needed to check out early the last day, and the chef prepared a delicious breakfast to go.

We will definitely stay here when we return to St. Augustine in the future! Thanks to Pat and the staff for making our stay so delightful!

The staff were really nice. The room was really clean and very comfortable. The pullout couch in one of the rooms was pretty comfortable, considering what we’ve slept on in some hotels. The bedding was very comfortable and clean. The one thing I wish they had was more bottled water, they had filtered water in a sink by the desk, but it tasted a little irony like a well and it would’ve been nice to just have bottles to bring to our rooms. They do supply two bottles in your room When you first get there and then we noticed when they cleaned the room they put two more, we had four people. They had wine and cookies for the later afternoon, cookies really don’t go good with wine. The breakfast was too fancy and my group would have liked eggs, sausage, bacon, eggs Benedict, pancakes ect…we didn’t care for seafood and runny poached eggs in the morning. The dessert was delicious. The breakfast took time as they bring you each course. So if you wanted to get on with your day, you had to wait because if there are a full crowd out on the deck/patio each table is served when the chef makes each individual course. I know they were trying to be personable and good hosts. The B & B was in a great location, easy walking distance to everything. We felt very safe even at night. The pool outside no one was ever in it. It was too cold and there were a lot of leaves in there. I’m sure it would be really nice in the hot summer but we were there in April. Overall, very nice place!

Our experience at the Kenwood Inn was out of this world! The breakfasts were delicious and so gourmet! Three courses, all amazing! The house itself is beautiful as is the koi pond and pool! The fresh coffee, home baked cookies, and afternoon wine all added to the feeling of indulgence. The location added to the dreamy experience as the Kenwood offers easy walking to the river and all parts of historic St. Augustine. The staff were so kind and helpful that our all around experience was magical!

The host was very kind I will say that but it doesn't make up for the unclean room. I found multiple strands of hairs on the coverlet making me think they don't wash in between guests and the couch in room was stained and rug didn't look vacuumed. They could also have a bad laundry service but wasn't worth the cost of staying.

I get the impression that they are understaffed. I worked at a B and B. I know it's a lot of work. But for the price they charged, it doesn't match expectations.

Another disappointment was the pool wasn't swimmable because it was covered in debris from the tree. The parking is quite a bit away. And you have to share a table with strangers with breakfast.

I was going to mention the hairs on the coverlet but couldn't find anyone before leaving this morning and was on a strict timeline.

This one took a long time to come out, seemed overly complicated and ridiculously small portions. Coffee was terrible. Breakfast should be comforting and delicious. Having a couple of options would be appreciated. They are open to accommodate children but the standard menu, for sure is not kid friendly. They bake complimentary, delicious cookies in the afternoon. We found ourselves getting additional breakfast on the town.

The staff here is so nice, friendly and welcoming. The breakfast is very good and the afternoon cake and wine was lovely. However, I would not recommend the room we stayed in, #9 British Colonial. It is tiny, the sink are is very close to the bed and not in the bathroom, because it’s also tiny. The mattress was lopsided and uncomfortable. The curtains wouldn’t close right and the ceiling fan didn’t work. There is no thermostat in the room so I was too warm.

Beautiful 1865 historic home that feels like home, has The Most Comfortable Bed Ever (room 14 king) loved the sitting room and unusual but efficient seperated bathroom (sink and toilet on one side of hall from sitting room to bedroom, sink mirror vanity and shower on the other. 3 mirror areas!) No fridge or microwave in room, large fridge and freezer in butler’s pantry for your use. On demand coffee and hot tea, via Keurig, and lemonade and tea, self serve, 24/7 is also in the pantry.

Rare historic district find- large yard including beautiful pool, outdoor seating on back porch or lower level near koi pond with waterfall (our favorite!) where the high end wonderful three course breakfast is served. Breakfast is chef prepared, elevated, delicious, would be very expensive if ordered out, but is included. Serving breakfast are Barb and Allison who are fabulous!

Parking is at clearly marked Kenwood Inn space at Oldest House museum (must do!) - pull up in front of Inn, call inside to let them know you have arrived, they will come out and assist with bags- you can then drive to designated parking spot. Parking is approx 5 minute walk through a quiet residential area. Noise is not an issue at this Inn- which is the most important thing when trying to sleep-obviously!

4pm fesh complimentary fresh baked cookies and wine were served.

Complimentary bikes are provided that we did not have time to try. They appear to be in excellent condition.

We stayed in Caitlin’s Suite, which has 2 bedrooms and 2 bathrooms. It was perfect for our family of 4.

The hosts and staff are incredibly friendly and helpful. The 3-course breakfasts are different every day, so tasty, and just enough. The location is very close to everything we wanted to see in the historic area.

I can’t recommend this B&B enough.

Most amazing Bed & breakfast in Saint Augustine

With so many choices on where to stay in Saint Augustine, I picked the Kenwood Inn and was incredibly happy with my choice. Pat and her employees were by far the best host anyone could ask for. The home was impeccable the location was perfect in the historic district and one thing to consider is that they offer free parking which is a plus. When looking I read the other reviews, and a lot of guests mentioned the breakfast and were they right. Pats chef goes above and beyond when it comes to a gourmet breakfast to die for. Pat goes out of her way to make you feel welcome and for me this was a plus since this is my 1st bed and breakfast ever. Again, thank you to all that run the Kenwood Inn. We will definitely be back

Pat and the staff were fantastic. We were at the inn in December and loved it. We had friends passing through St. Augustine and invited them to meet up at Kenwood . They absolutely loved it. The accommodations were first class, the breakfast was 2nd to none! Thanks for making our trip a memorable experience!

The parking area was inconvenient but everything else was outstanding. I would stay here again and highly recommend it to anyone considering staying at a B&B in St Augustine.
