The room was great, however, outside of my own room smells smoke and drugs from the people who stayed there and it was uncomfortable staying in this hotel. I’m so sorry for writing this out but it’s true situation.
Randall J
all good 👍
Jose
No televisions. No room cleaning. Bathrooms smelled. No room service. Rooms filled with cockroaches. Flies and bugs everywhere. No pool or gym.

The staff here was WONDERFUL. Kind and helpful, no matter who I spoke to. As a young woman traveling alone, hotel and motel picks can be tricky in terms of safety but I felt completely safe and comfortable at this location. It wasn’t the most luxurious room, but great rate and perfect for crashing in town a couple nights.
Linda
Convenient Location. Great for families due to large Atrium where children can dine and play.
As a family we sat in the Gazebo and had several games of UNO.
Breakfast ok….coffee is weak and tasteless but there is a Starbucks nearby.

This isn’t a flashy hotel but it is well worth the price.

We were very happy with our accomodations. If I had to get super picky, the bathroom was small, but the space on the room more than compensated for that. The staff was super helpful, breakfast was better than expected and accommodated dietary restrictions and picky eaters alike. If we are ever in the area again, I would consider staying here again!

The rooms are a little dated and could use some updating, but I was comfortable in the location was key. Heidi at the front desk was awesome.

While the room was perceived to be clean, the room smelled musty and slightly moldy. I am concerned that it had contaminants. Additionally, while the front desk attendant was kind, he was very quirky and tried to be too, which didn’t help with the fatigue we were dealing with.
Carla
Nice breakfast area atrium!

We were very impressed with just about everything regarding this hotel! Would highly recommend and this will definitively be on our future hotel list with future trips to Minneapolis.

The staff was generally friendly, but I wish the staff that I asked about the breakfast location when there was only 12min left, to tell me the shortest direction rather than sending me to downstairs and get lost when it’s just the other side of the front desk on 1F. I prefer to walk next to the laundry room.
Room was big and felt clean generally. Biggest thing was that the window blind was missing the big bottom piece, exposing a few inches at the 4’H windowsill in front of parking. I had to put bags to block the view in. It could be because it was a pet ok unit, the carpet felt a bit sticky from cleaning products. Because I was close to the lobby and the next door neighbors were loud talkers, the room wasn’t too quiet, except the middle of night.

Nice place for the price.

There was a wet spot by bed, called front desk and complained but never heard from them again. Bathtub was cracked, likely how carpet was wet. Room felt damp all the time.

Very clean and helpful staff!

Everything was good, but the floor in our room was very dirty. There was blood on the carpet in our sink area. We did not feel comfortable to walk without something on our feet. This creates doubt about how clean everything else is. The location was otherwise a nice place.
Stephanie
Great interaction with staff and beautiful clean room for our stay. Thank you!
Tawna
Easy parking. Great location. Lots of community space. Nice staff.

I travel for work. This is the only hotel under $120.00. that was worth every penny. Clean, safe, spacious room. The breakfast was a step up. Friendly staff. 10 stars
Bret
We were checked into a room that had clearly been smoked in despite booking a non smoking double queen.
Allegedly, there were no substitutes available.
Everything else - staff, location, breakfast, was great.
Just really hard to overcome that foul.

We had a very pleasant stay. The property was clean, well-maintained, and surprisingly quiet, which made it easy to relax. The staff was extremely friendly and helpful throughout our visit.
The complimentary breakfast was a little lacking in variety, but it was enough to get the day started. One of the biggest perks of this hotel is its location. It is within easy walking distance of a Target, Starbucks, a gas station, and a liquor store, making it very convenient to pick up anything you might need.
Overall, this is a comfortable, clean hotel with outstanding staff in a convenient location. I would definitely stay here again.

Breakfast was great. Room could’ve been cleaned a little better the sheets had some stains, maybe they just didn’t come out in the wash. Overall a good stay for the price we would come again.

Overall, I had a very good stay at LivINN Hotel Minneapolis North / Fridley. The hotel was clean, comfortable, and the staff was friendly, making for a pleasant experience. One thing to be aware of is that housekeeping is only provided for stays of four or more nights. If you're staying for a shorter visit, you'll need to request fresh towels or other items yourself, which can be a bit inconvenient. Other than that, I enjoyed my stay and would consider staying here again.
JAU-YI
The breakfast was excellent.

This is a basic hotel. It has what you need but nothing more. Staff allowed me to switch to a room with an external window. Not all rooms have them. The carpet and tile in the room was dingy and felt kind of slimy on my feet. I’d stay again for one night if I had my dog with me again
John
No maid service even though I asked (in Spanish). Only 2 towels, they were threadbare.
David
Even though it is an old facility and the rooms are kind of in a 1980's motif, the room was clean and had all necessary conveniences. My only complaint is based on my sister in laws room a few doors down that leaked through the bathroom ceiling and woke her up in the night, also causing the carpet to be wet. When she informed the clerk this at the front desk the clerk merely said, \"thanks for letting us know.\" There was no mention of a discount or any compensation for her trouble.
Adam
First time I stayed my air conditioner didnt work, instead of fixing it....we had to change rooms...no compensation for our troubles....figured it was a one off....couple weeks later....we got a room with a broken shower....no way to fix it, no way to change rooms and no compensation...
Adam
Fine for an overnight stay, but the TVs didn’t work in any of the rooms. Staff seemed unconcerned and very unsympathetic. Nothing offered to remedy the situation or reduce the price. I will not be staying here again.

Clean room and easy access to property.

Hotel was nice and although the room was clean, it had a heavy smell of smoke. Everything I had in the room still had a smoke stench a day after I left.
Aaron
Everything was great. No complaints

This property is very unique. LOVE the inside garden patio and breakfast area. The room are very spacious. Will be stay here again. Hopefully longer stay next time.
Room could use air freshener. Whom ever stay there before is a heavy smoker. As soon as I open the door....you could smell it.
This is the only negative about my room.

The room was spacious and parking was convenient👍. The TV in our room did not have a remote👎.
Amy
Very thin walls. No room service or maid service during our stay. Breakfast was poor. Would not stay there again.
Carla
No pool ..check in staff not to friendly... just okay
Richard
Clean room, friendly staff, and easy parking. I didn’t try the continental breakfast, but judging by how many people were enjoying it, I’m guessing it was pretty good. Overall, a comfortable and convenient stay.

Good Value!

The room very clean and the bed was comfortable as well breakfast was ok sausages was a little over cooked but overall it was decent. Staff was very nice during check in and upon leaving.

It's a huge building and I got lost trying to get out the first time, haha. More signage would help, but other than that I had a great stay!
Amanda
It was a nice stay
Derrick
Great breakfast!
Jennifer
The room was very large. It was clean and had everything I needed. The hotel was quiet and the garden area for sitting and visiting was great! They were able to have my daughter's dog in their room for an additional charge but was convenient. Breakfast was good but not a huge variety. Disappointed that the breakfast area did not have decaf coffee however I did have some in my room. Three of us stayed in separate rooms and all had a good stay. Would stay again.
Wendy
So if you are a person who can’t walk far distances let them know straight away when you check in, this place is very large and you may have to walk kinda far. The staff is very friendly and helpful. The place is clean. We didn’t have any issues with noise. Oh and the breakfast was great, I was hoping for pancakes but they were all out of batter. Great place to stay tons of restaurants nearby and close to all major highways. Oh we will be back.
Eric
At check in they wanted to scan my DL without providing a written policy in case their system is hacked. They then asked for a $100 room deposit which was not mentioned in the booking.
Despite seeing housekeeping staff, our room was not serviced. Wrappers were visible in the hallways.
Breakfast was normal fare: scrambled eggs/potatoes/sausage. They had some bread and bagels. No waffles/pancakes/etc. Yogurt/hard boiled eggs were available.

Our room was very clean. Large fridge. Coffee adequate. The only drawback was lack of personnel at the reception desk. An additional deposit is required at check- in, and since no one was at the desk at check-out, I was unable to verify a refund of our deposit. We would certainly stay again.

The hotel itself has redeeming qualities, particularly the friendly and professional staff at both the breakfast area and front desk. Unfortunately, that's where the positives end. We went FIVE straight nights without any housekeeping service whatsoever. We raised the issue twice with the front desk, and on both occasions we were assured housekeeping would come. It never did. Spending five nights reusing the same towels over and over is unacceptable, and we ended up having to buy our own soap and shampoo just to get through the stay. There was no do-not-disturb sign on our door at any point, and a housekeeping staff member herself confirmed that service twice a week is the standard policy here, yet we received zero visits in five nights. I would strongly caution families travellin with young children to look elsewhere, since going days on end without fresh linens, towels, and basic supplies is genuinely difficult with kids. Another serious problem was the carpet, which was so filthy that clean white socks turned dark brown almost instantly upon walking around the room. It honestly looked as though the carpets hadn't been deep-cleaned in years. The most alarming issue, however, was that none of the windows in the room could be opened. The air felt stale and suffocating, which could pose a real problem for guests with respiratory conditions, allergies, or other health sensitivities. For the price paid, this level of neglect is simply not acceptable, and I cannot recommend this
Gerardo
This place is quite awesome and great pricing. The rooms feel great and clean, they have an awesome breakfast area which was totally my favorite part. Will most definitely stay here again.
Cole
Breakfast was pretty good other than the French toast was hard. But many other options to choose from. Comfortable beds
Cindy
There was an awful dog pee smell in the halls.
Cindy
The atrium serving the mediocre breakfast is lovely and very inviting! The memory of it spurred our return visit. The bed and pillows were comfortable and all we required, however the overall astetics are dull, outdated and leave a bit to be desired for the price.
Thank you
Thank you

Dirty bathroom and horrible smell in the hallways
Nataly
My room could have been cleaner I noticed a towel had previous makeup stains and so did my comforter on the bed, I just figured that for the hotel being cheap price that it is what it is. It would had been good to know that the room came with a 100 deposit that would be returned to me if anything in the room was not broken, it got returned to me and everything turned out great it’s just something I would have liked to know prior, but over all the staff was super sweet and I would consider booking again!
William
Affordable stay. Very clean, quiet room. Staff (Bri and other front desk employee) were very friendly and helpful. Thank you!!
Michelle
This is one my go to places. It quiet, clean, friendly staff and an area outside of room to sit and hang
Bobby
I reserved 2 rooms and both rooms had a foul odor. One room smelled like marijuana and the other room smelled musty. I told the staff and they couldn’t move me to another room but they did offer some febreeze spray and that helped.

We had to ask for new sets of sheets due to finding dark long hair and star confetti in the \"clean\" bed sheets. Breakfast was ok. Cute seating area/atrium. You get what you paid for.
Lee
Breakfast was amazing! Clean room. Friendly staff.

Hotel was good, the elevator is definitely a little sketchy as if it hasn’t been looked at for awhile. Room was clean and breakfast was great. No pool or hot tub. For the price great hotel.
Brian
Great breakfast every morning and big clean room great location
Andrew
I didn't know that I'd be checking in with bedbugs or some kind of rodent that had died in the bed. It was brought to the attention of the management team that night that informed me that I should've stayed on the second floor, cause they don't go up to the second floor.

While the lobby and front desk staff make a great first impression, the guest rooms are in a significant state of disrepair. The outside backdoor window was broken and the secure door was bent, as if attempts to gain entry were made. My room featured a door that didn't align properly with the frame, raising additional safety concerns and the feel that there had also been attempts to gain entry. The interior maintenance was poor, with sliced wallpaper, mismatched patches, and furniture incorrectly assembled with exposed screws. Cleanliness was a major issue, as I found used cough drops on the floor and thick dust throughout the carpet. Even the TV was poorly mounted and crooked. One other caveat is the facility did smell of marijuana inside and outside, which is not appropriate for children. This facility needs urgent attention to meet basic hospitality standards. This is not a handicap accessible facility. The breakfast was good with a spacious seating area.
Michael
Parking and location were great for our needs, the room and the hotel were clean. Staff was a little elusive at the front desk. The breakfast was okay. Our room had a very slow draining bathroom sink and missing furniture. Where the chair and footstool are in the pictures, there was just a big, empty space, which was kind of odd. One of the window blinds couldn't be put all the way down because the string thing was missing. There is no restaurant selection in the vicinity, it's all chain garbage.
Overall, it worked for our function, but it wouldn't be our pick next time.

Was a great place to stay we only needed to spend the night so didn’t spend a lot of time there, was interesting that they had no pool, but huge gathering area and breakfast area converted from the old pool.
Michael
Very spacious single bed room. Very comfortable bed. Very quiet. It seemed most of the people staying there were on extended stay. So, most left during the day for work and were quiet at night.
