Slightly limited check in times with limited office hours. The photo on our particular room had different beds but the one we had was perfect anyway.

On a subtle small note - the chap greeted us and checked us in at 3:30pm - he said our room is ready so they will let us check in early.

So is their check in later but it was 3pm on the hotels.com - or he may not have known what time it was - he was very nice but also it wasn't worth clarifying.

Property was just as listed. Clean and was a great homebase while in Waikiki. Walking distance to beach, mini mart on site, and parking pass was a great option. Plenty of room, even with the Murphy bed down. Definitely recommend.

This was a great affordable option. The cleanliness was good but it did have what felt like sand on the floors. Is that expected in a rental in Hawaii? You be the judge of that. The elevators do get busy at certain times of the day so give yourself extra time. We loved the full kitchen and ample parking.

We got a great room! It was a great deal for the time we stayed there. The only con is that the office is closed in the early morning and evening. So unless it’s an emergency you can’t get any assistance.

I had a very disappointing experience at Sweet Water Hotel. The hotel gave me last-minute notice of a severe power outage caused by a storm, leaving the property without ectricity or running water for an estimated two weeks. This completely disrupted my plans and forced me to scramble to find another hotel at the last minute.

The receptionist was also rude and unhelpful during the situation, which added unnecessary stress.

I was initially told that I would be refunded, but after that, my calls were ignored. I ended up having to contact Expedia and even go to the hotel in person to request a refund, which took four days to resolve.

While I understand that storms and outages are beyond their control, the lack of communication, poor customer service, and difficulty getting a refund were unacceptable. I would not recommend staying here.

I picked hotel primarily due to its convenient parking and was included in price. The hotel was located in a prime location, within walking distance of the beach and the ABC store. However, I would have preferred cleaner and more modern rooms. It was disappointing that we were unable to utilize the swimming pool, Jacuzzi, or pool area, as they were under construction. The hotel was not advertised online until after our check-in, which was communicated to us verbally as a significant disappointment.
Another issue you don’t get fresh towels daily.

Clean room, great location just a block from Waikiki beach and shops. Nice having the bedroom separate from the rest of the suite. Kitchen well equipped. Availability of things like boogie boards and beach chairs. Parking very good and included in the price.

It was windy and on the 15 floor the wind whistled through any gaps.
An issue is that I booked with Expedia resulting in some breakdown with communication. Had to ensure they had my email rather than the Expedia link causing some initial confusion with room access

It is just the perfect place to stay on your Hawaii vacation, it has everything you need. A block from the beach, convenience stores, restaurants at walking distance… parking included (which will be very expensive if you are staying at a hotel). The place is very convenient, smooth check in/out process… and the staff is there to help with anything you will need

Room was not completely cleaned when we arrived. Check in staff only available until 4pm so make sure you arrive before that time, otherwise they’re available by email. Location is convenient, short walk to the beach but the cheap price is what you get.

They expect you to keep all towels for a week.
They exchange them weekly.
They don’t supply toilet paper, only a few rolls at the beginning of your trip.
No room service unless you want to pay like $80 per day.
They should mention all of this when they offer their rooms so we are aware.

My family and I stayed at this condo for almost 3 weeks. It was absolutely perfect for all of us. Plenty of space, clean, and access to the beach was a quick walk. Rochelle Martinho was amazing! Communication was always quick and helpful. She helped ensure my family and I had the best time. I would absolutely recommend this property. We had the most wonderful time!

Check in was like a safety meeting, you had to wait until they showed up to check you in and give you a 45 minute talk about getting into your room. No amenities. Rude, didn’t communicate well. Did not enjoy our stay. Don’t waste your money.

Sweetwater Waikiki is a good place to stay in Waikiki. I liked that they include a parking pass, otherwise it was $50 a day to park there. Amenities are pretty nonexistent- the property is undergoing renovations and will be for at least a year, so no pool or hot tub, but the parking pass made up for it. Be sure to bring your own travel toiletries because the ones they provide are not good- tiny bar soaps and tiny bottles of shampoo, no conditioner. One rather odd thing about the unit I stayed in was the floor was very slippery. There was a layer of floor cleaner residue all over the floor making walking in the unit difficult. Overall I would stay there again, it’s a great value for the location and I’m sure it will be even better when they complete renovations! Also their employee Rochelle is absolutely awesome!

I'm rating this property a 1 because upon arrival discovered that the pool & ALL amenities were closed and we were never told that ahead of time. We traveled from Alaska so a pool on our tropical vacation was a MUST, kind of the point and INCREDIBLY disappointing when we discovered we didn't have one of the only things we came for. Then, when we asked to be refunded so we could move, we were told to take it up with Expedia because that's who we booked thru (Any guesses on how well that went?). We weren't the only ones who didn't know either - the couple in front of us was equally as upset and the wife was visibly crying. Property itself was in good location just a couple blocks off of the main drag and all of the mayhem that is Waikiki. Unit in very large, very busy hotel - expect to wait in line for elevators. Unit itself was decent - spacious for 4 people (one king, one queen murphy bed). Very clean, but strong smell of Fabuloso cleaner and tile floors had an odd, slippery film on them. Pool closer was effective April 7 2025 until further notice so if you are planning to stay there anytime soon, you may want to call first (Also known as the Waikiki Banyan).

Perfect Place for a Getaway with Littles

We’ve stayed at the property before but not with Sweetwater. It was a little difficult to find the “front desk” to check in (it’s an office on the 4th level not the hotel lobby). Once we found it, the ladies were so nice and even let us check in a couple of hours early since our room was ready so our toddler could nap!! Our room was in the level of the pool/hot tub and playground so we got to go right out of the lanai and walk over. It was the perfect place for us and our toddler!! We would stay again!

Overall Sweetwater Waikiki was not that great. The front desk was non cooperative with our requests (no blankets, towel rod was broken) and requested us to contact our hosts. The host of the hotel room was not reachable as Expedia did not provide their details. The room itself was dirty as it had roaches in the cabinets and fridge. On the plus side, the location of the hotel was ideal as it was close to the shops and nearby beach. The area was walkable and easily accessible to the mall and restaurants. We primarily went to the apartment to sleep and shower, so it was not much of a burden in the long run.

No one to checkin to the room, they left instructions in envelope. No one replies back to phone calls or emails for 2 days. Maintenance service took days. Parking was free but parking pass provided after two days (I had to pay $43 each day). No room cleaning or fresh towels for entire stay. Floor was sticky.

We were out almost everyday the whole day so we really just stayed here to sleep. We also cooked some food and they had complete set of cookware, plates, utensils, cups, everything. There’s even a microwave and coffee maker too. Some cabinets were broken but it didn’t affect us too much. There were plenty of towels to use for bathing and to bring to the beach but there weren’t a lot of soap and shampoo for the number of days that we stayed. Also, we waited for the elevator for 40mins because everyone is checking out same time as we were checking out, so check out early if you can

Communication with host was initially very slow. Staffing issues forced limited hours of availability. Our suite was very roomy and comfortable but also very dated. More care could have been taken in housekeeping as the floor was in dire need of cleaning and there was food left in the freezer. Great location, easy to walk to everything you need.

Waikiki Banyan - A Comfortable and Convenient Stay

Werecently had the pleasure of staying at the Waikiki Banyan, and overall, it was a fantastic experience. We were two adults two kids under 12. The apartment I stayed in was well-stocked with everything needed for a comfortable stay. The kitchen was fully equipped with all the essentials, which made it easy to prepare meals. It had toaster, kettle, dishwasher, salt and pepper, large fridge and stove top. Plenty of glassware and cutlery

The unit itself was very clean, with freshly painted walls that gave the space a refreshed and welcoming feel. The beds were especially comfortable. The apartment was also quite quiet, which was a pleasant surprise considering the central location. The furniture was dated but this was not important.

The Waikiki Banyan was just a short walk to the beach, shopping, dining, and all the attractions of Waikiki, making it an ideal spot for anyone wanting to experience the best of the area.

The only downside was the inconsistent pool rules and hotel policy regarding luggage storage. On checkout day, I was disappointed to find that the hotel side of the property doesn't offer luggage storage, which would have been really helpful since my flight was in the evening. This was a small inconvenience, but fortunately, I was able to work around it.

All in all, I would definitely recommend the Waikiki Banyan for anyone looking for a well-located, comfortable, and affordable place to stay in Waikiki.

The unit was complete with rice cooker, Coffee maker, pots and pans. Parking was included so that saved us a lot of $. No resort fee coz it was a timeshare unit. I would stay here again!

Sweetwater Waikiki is a good choice for travelers seeking affordability and convenience without sacrificing cleanliness and essential amenities. It's just a 5 minute walk to Kuhio Beach, it's a budget-friendly gem in an otherwise very pricey neighborhood.

When you arrive at the address provided, you won’t see a sign for Sweetwater Waikiki. Instead, you'll find a sign for Waikiki Banyan. Don’t worry; you’re at the right place. The property houses multiple hotel companies, which can be confusing so pay close attention to your check-in instructions. If you won’t be arriving between 3PM and 4PM, it's important to communicate your arrival time to simplify the process as Sweetwater's staff have limited hours. Also, despite what some reviews might say, the front desk staff are very helpful if you need assistance.

The rooms may be a bit outdated, but they are clean and well-equipped with everything you need for a comfortable stay. For families traveling with teens, the availability of additional roll-out beds was a lifesaver, allowing our teens to enjoy their space without having to share a bed.

The pool is small and shallow but who goes to Hawai'i to hang out at the pool anyway right? There are onsite laundry facilities on each floor, which added to the convenience and ease of our stay.
Despite being incredibly short-staffed, the property's manager, Melissa, was incredibly kind and helpful, ensuring our experience was smooth and enjoyable. Her dedication truly made a difference!

The staff are very friendly and that means a lot for someone who frequently travel to HNL. A block away from the beach, stores, shopping and dining are pretty close.

This is a great place where you can park anytime and cook anytime! For those who are traveling first time in Hawaii, one word \" HUGE SAVINGS\". Level 2-5 are the available parking space but we always find a spot down level 2 before 6pm.

Just 5 minute walk to Kuhio Beach! You can find a good spot early in the day, quickly go back to your hotel and use the pool, just chill and back to the beach!

Our suite can easily sleeps 4 people. Big living space and kitchen. Nice big tub and you dont have to wait very long for hot shower.

We really enjoyed our stay here at Sweetwater at Waikiki!

Our family had a truly great time staying in this apartment. Having use of a full kitchen and a laundry room at the end of the corridor made such difference. Melissa was super helpful and went above and beyond. Also don’t forget the free parking, we will be back and highly recommend to anyone .

The location was good, but there were a lot of cockroaches in the kitchen, they got in my coffee and made me sick. The room had minimal amenities. The room was old and in need of updating, the drainage was not good, the electricity in the bathroom was out. The pool had no shade so you can only stay for a short time. The jacuzzi was out of order.

Don't listen to the bad reviews - this place was just fine. The room was clean, beds were comfortable. They are understaffed so pre-vacation communication was limited, but once we got there, no issues. Good location and free parking was huge! One of the cheapest places we could find in Waikiki and I have no regrets. I'd stay there again.
