Loved the hotel and the staff. We left a nice all inclusive resort Ventus Ha in Puerto Morelos due to a bad experience. Villa Kiin was amazing. Beachfront, nice staff and walking distance from lots of restaurants!

We really enjoyed our stay at Villa Kiin. The hotel is right next to Playa Norte and you can walk to many restaurants in the area. The pool area was wonderful and relaxing as well. We stayed in the Honeymoon bungalow and had an ocean view. We will definitely stay again when we visit Isla Mujeres!

Lovely not expensive hotel. Beds and bathrooms are not updated or fancy but it is right on the water by the best beach on isla mujeres. Pool is nice, no restaurant on property but so many places nearby. Multiple beach clubs are across the street! Will stay again. Balconies and hammocks with beach view is a million dollar view!!

The hotel is stunning and conveniently located right by the beach. My guest room was simple yet spotless, featuring a king-size bed, a refrigerator, and a TV. Complimentary water is available in the lobby. As a solo traveler who doesn't spend much time in my room, this was the ideal setup for me. Everything is within walking distance, including fantastic restaurants, lively bars, and beach clubs. I felt completely safe during my stay. Although there are some renovations happening around the hotel, they didn't disrupt my experience at all. Keep in mind, there isn't a restaurant, bar, or cabana service on-site, but there's a convenience store just around the corner for snacks and beverages.

Our stay was great as usual. The only issue I had about our room was no blackout blinds or hurricane shutters to keep out the sun on those mornings that you didn't want to wake up super early. Also, the door on our room isn't a very solid secure door like some of the other rooms. It should be replaced with a heavy duty door that would make us feel more secure.

We stayed here for it's location and it did not disappoint. It's right on the public beach and its worth it. The rooms are very basic; keep your expectations low. Older reviews mentioned not having hot water but we had hot water shower both days of our stay. Yes, the water pressure is bad but we didn't care. It was enough for us. They provide basic breakfast: coffee/tea, bread, and toast in a nearby beach restaurant. We splurged and got fancy breakfast, and it was worth it. They had construction being done, looks like they are upgrading. Overall we had a very nice stay and would recommend. Just don't go hoping for 5-star quality and be disappointed!

I don't know why this property does not have a 9 rating. For this price point you get a big room and balcony overlooking the most blue water for under $100. Yes, some things are not brand new but I rather spend my money on this place and go enjoy my favorite restaurants around the island (Sonny's Pizza my favorite in the world). Oceanfront pool and nice staff.We travel here frequently to the island And our first time staying here. Will be back every chance we get.

The actual hotel and the Expedia photos are far from accurate. They also DO NOT have breakfast like they say. You have to walk down the street and down a block. They give you breakfast tickets for coffe, juice and toast. The rooms are dark and dinge. You can tell they are trying to up date the hotel but they just miss the mark by a lot. The staff are ok not great not bad. Only wifi is in the lobby. The hotel however is on the best beach and you get 1st dibs so that was worth it. Just an old ran down spot with 0 frills. No big deal just wish i knew before hand. We would stay again.

This is our second time staying at villa kiin, (4th on the island) the location is perfect! So close to the shopping and the beautiful beachs...there have been many improvements to the hotel and it looks ongoing...excited to see what is completed for our next trip... the beautiful grounds and pool area all were spotlessly clean...the staff were friendly and helpful....

We loved the location, quietness of the hotel and so close to all places. The hotel rooms and service was great except that the balconies need privacy for sure, a divider bit higher, can be a bamboo or higher concrete. We were just so close and looking at each other when we sat in the balcony with our neighbors. Also, rooms needs a kettle for sure.

To be completely fair, the property has continuing renovations, restorations from hurricane damage. Beautiful location right on the beach with a nice pool area.
Front desk staff had to deal with the noise of the renovations and seemed a wee bit unamused. However on a bright note, our room attendant did a great job servicing our room during our stay. I am sure this property will return better than it once was.

If you're looking for a safe and clean place to sleep, this is it! Its a no frills very basic room, but I don't go to Isla Mujeres and stay on Playa Norte to be in my room. It was clean (dirty is not the same as dated. The room is not new or updated but it IS sanitary), quiet, and we felt safe, so for the price and location we were thrilled! Looking forward to staying here in the future.

The property is very beautiful but the room was a little aged and the pool was not open. At first I was upset about the pool but they also own the property up the street and gave us access to that pool. It was refreshing to visit because it has a beautiful garden so in the end I was happy. The only recommendation I have is to offer quests coffee at the hotel. They give you coupons to get your coffee and a glass of orange juice however, I would have preferred it at my room. They offer free water with a dispenser that you can fill a jug they offer in each room or your own water bottle. The location is everything. Although because I was there during spring break I did spend a day at the Mia Reef hotel because on that weekend there were so many people at playa Norte and I wanted to rest. Not a deal breaker, it made my stay more interesting. Lastly all the restaurants are within walking distance and I also walked from the ferry to the hotel since I am familiar with the island. All in all I would stay there again. This hotel is for people who want to get out and eat elsewhere, like me. The staff was very friendly and I only have the coffee recommendation but no complaints. It is gated at night with cameras in the street and taxis are always available.

This is a beautiful little place right on the beach. It was perfect for us! Close to shops and street food, and amazing views. Although the pool was not working for our stay the warm water of the Caribbean is steps away and the hotel offered to I’m use the pool at a nearby facility. There is currently some construction, as they are upgrading the hotel, but that didn’t bother us. At times it got a little noisy from the beach club next door and others pumping music, but that is to be expected in a tourist beach destination like Playa Norte. The small breakfast was decent, and most days we had very good service. The walk is literally down the street 5 minutes and the beachfront Buho restaurant is very cute. I was happy to hear in advance that there were no small face cloths provided, so we brought our own and had no issue. If you are looking for a five star experience this may not be the place for you, but if you are looking for a nice place to stay that is relaxing with a view of the ocean this is perfect!

We loved our stay at Villa Kiin! Staff was friendly and held our luggage for us on check out day so we could rent a golf cart and explore the island a bit longer. There is a lovely protected cove with white sand that we enjoyed swimming and snorkeling. It's walkable to the touristy areas but we mostly loved getting street tacos!

There is a selection of room types, we stayed in an older building, single level. It was dark inside, yet totally adequate with a large bathroom, closet and bedroom area. The air conditioner white noise helped mask the morning birds, though they did not bother me either. The pool area was just right for small children and cooling off. The beach was our view, gorgeous. The bay was perfect for swimming, wading and snorkeling. Much quieter than the North Beach area because the beach itself was narrow and could only hold so many people. We felt safe. The staff was accommodating. A basic breakfast was included: toast, coffee and juice at a beach restaurant around the corner. We walked to Miguel Hildalgo for dinner - outstanding choices. Great price, great location. Pretty basic accommodation, but that's all we needed. Staff was friendly. Our bed was comfortable. It's about a 1 minute walk to Playa Norte, and just a couple minutes to Hidalgo, so very convenient. Took us about 10 minutes to walk, with our bags, to and from the ferry port. We didn't use the pool, but it looks nice and other guests seemed to enjoy it. The only thing we didn't like was that the water pressure wasn't great, but not terrible either. And, although not a problem for us, if you have trouble with stairs make sure to book a room on the first floor.

We stayed here for 5 nights and if you’re looking for a fabulous location at a great price this is it. Unfortunately for us, we would have probably stayed elsewhere due to a few things. There is no WiFi in the rooms. You can only access WiFi in or immediately right outside the lobby. The room was very outdated. The bed was harder than we would like and the pillows were very flat. Things like a hair dryer or coffee machine were not provided. We did have to ask for wash cloths and hand towels as well. The door to the room only had a simple push button lock which made me nervous. Construction was going on and the noise was very intrusive. When we tried to take a mid day nap it was pretty much impossible. Noise from others walking up the steps off the outside balcony late at night were also very loud. If you want the included breakfast you need to walk about 2 blocks. We never did take this option so I can’t speak to what they had.
Again the location is phenomenal and the price couldn’t be beat but just due to the amount of other things we wouldn’t go back.

We really enjoyed our stay here, right next to the best swim spot on the island, and the back rooms really have that old school, Mexico charm that seems to be disappearing rather quickly. A short walk to the main walking street and all the taco stands which we really enjoyed. This will definitely be our go to spot on the island.

weve stayed at this property several times the last few years, they have made substantial improvements/ front desk area, removal of old hut rooms, installation of new patio area and a updated fresh vibrant paint color. Rooms are good with AC and ceiling fan and always a hot shower. The grounds and pool area are always clean. I usually go swimming and snorkeling everday and it is literally right there and the FREE continental breakfast at buhos.The downside: A little bit of a walk to get stuff, no wifi in room and no english speaking channels 😑. we didn't come to Isla to watch tv but it would be very nice to use your phone in the room. PS price is very good as well, its a win win

Wanted to check this place out so we stayed for 1 night of a 7 night vaca. Location is great. They have been updating the resort with new paint, etc. Good value for the $$. Water pressure on Isla is hit or miss and here it was terrible, for that reason we would prob not stay here again.

We love the Villa Kiin and have stayed there 3 times. They are doing a renovation so it was a little inconvenient. We had to watch out for nails and screws on the ground which was a little dangerous when it was dark out. The location is amazing. You don’t need to rent a golf cart if you stay there, it’s very walkable. If you want to go to the other end of the island l would recommend renting a golf cart for the day. Taxi service is right by the motel so you never have to worry about getting around. The interior of the rooms are outdated, having said that I don’t care about that stuff. Who knows what they are doing with the renovation. There are water coolers around the property so we just refill our bottles rather than buying bottled water all the time.

The property is in a beautiful spot, steps to the beach and a bit of a walk to restaurants. I would have said excellent except for one thing, almost no english speaking TV. I know, we don't go to the tropics to watch TV, but at night if you aren't a partier, it's nice to sit back and catchup with what's going on in the real world. Everyone I met was English speaking so why not have a few stations that speak it.

The beds and pillows need to be updated. The bed was hard as a rock and the pillows are flat and hard as well. a rug on the floor inside the rug and m would be great. I am hoping the beautiful new reception area will include some amenities such as coffee and hot water for tea. The location is absolutely stunning. The grounds are also beautiful and very well kept. Staff was very nice.

This hotel is in an incredible spot. You are literally 30 seconds from stepping out onto the beach. The staff are friendly and non intrusive. The wifi is terrible. If this is important to you, I would avoid this spot. You can message family or use the wifi only in the immediate reception area. For the price of the hotel, I expected better coverage. The hotel included a breakfast that is served at an adjacent restaurant (about 2 blocks away). We did this breakfast on the first morning and then skipped it. It was watered down juice, instant coffee and a piece of french toast style bread.

I knew this hotel was a 2.5 star. I stayed here 20 years ago for one night. However, this place is now a 1 star, rooms were terrible, pillows were like 1” thick and old, bed sheets and towels have stains, water pressure issues , toilet didn’t work and maintenance man broke the actual toilet. They move us to a worst room with NO hot water or pressure !!

The water pressure was less than stellar. No Hot water. It was luke warm. Having said that I would stay there again because I love how quiet and safe it is. I have staid here 2 times. It's not fancy, but it is comfortable. If your looking for the ritz this is not for you. They were doing construction while we were there so you had to be careful and be on the lookout for nails. The staff is super friendly and professional.

The property was in a great location, close to shopping and doing, with the prettiest beach. They were doing work on the property, so that was kind of annoying, but the staff- especially the front desk clerk, was great and very helpful. She even gave me her raincoat to use one day when it was pouring rain! Taxis were annoying as well parking right in front of the property, and we couldn’t park our golf cart several times. But overall a great experience.
