I booked a stay here in an emergency because my mother was undergoing surgery in a nearby hospital. Shortly after I booked the room (around 2 hours later) she declined surgery and went home and died.

I asked to cancel the stay and provide a refund and was told there was a blanket “no refunds” policy, even though I had booked it literally only 2 hours previously. The complete heartlessness of policy application in a family emergency deserves a single star.

We were on 4th floor and we have to carry our luggage and one friend have hip problem so very difficult for her. Pillows need changing as its clump and same with Duvet. Bathroom dont have towel on the floor to keep dry when bathing.
The place is very accessible to transport I must say.

The photo showed on the website is totally different than actual property. Along with we have booked 2 double bedrooms wereas we were given 1 double bed and 1 single bedroom. Which is totally unacceptable and a scam to me. The washbasin was clogging alot while washing the face. Its not a property worth £65. Waste of money.

The room was good, not too much noise from the road outside and parking is secure and well priced.

Conveniently next to some bus stops and a busy street. Small reception, budget friendly but small rooms. My double didnt look like the pictures and the bed was missing slats. The mattress was cheap and uncomfortable and the tv located in a far corner so difficult to watch - couple.of weird office style chairs also. Heating unable to be turned off and wallpaper / paint needing some maintenance. BUT for the price paid, it was ok for a night. Next door to a decent pub which does food etc. Would return if on my own and in West London.

This is a decent, affordable place to stay. It's not plush by any standards but it has everything you need, our room was clean and comfortable and the staff were helpful and friendly. There is no bar or restaurant but they have an arrangement with a local restaurant, where you can get breakfast, and there is room service provided by one of the hotel's partners. It's on the corner of Uxbridge Road and Askew Road, close to several pubs and restaurants and walking distance to Hammersmith. Will likely return.

Member of staff at check-in was friendly and very helpful. Info provided in advance by hotel was helpful. Bus stop right outside the hotel and excellent Chinese takeaway nearby (the only place still serving food because we arrived late in the evening).
We had family room (double & two single beds) very comfortable, clean. Slightly cramped but fine for just a one night stay. Bonus was a fridge in the room.

Room decent size. Tea and coffee provided, although I wasn't very impressed with the pre-chewed gum that was left by our cups from a previous guest. Electrics a bit dodgy as two of the main plug sockets didn't work.

Hotel 261 is a good budget hotel - no frills but does the basics reasonably well.
Friendly staff, good location for travel options by bus, tube and overground.
Decor looks to have been updated not too long ago but shows a few signs of wear which is to be expected.
My only concern was the steps from the entrance - no problem going up the 5 or 6 steps but I have difficulty going down and there is no handrail. I managed but had to take my time and reach for the low wall for the first 2 or 3 steps.
However this would not stop me from staying again.

Solid place to stay. Easy walk to many services & groceries. Just under a mile from three tube stations Acton East, Acton Central, & Stamford brook. Stayed in room #18 which was a convenient ground floor unit. 6 nights in late-September 2025.

Negatives:
20 GBP cash key deposit is an unnecessary burden. Hot water takes several minutes to happen (earlier in the morning, later morning much faster). One Bath towel wasn't quite clean, replacement & others were clean. Missing towel rack in the bathroom. Frankly, a little pricey for this Acton location & off-peak Autumn. Minus one star for deposit & price.

Positives:
Check-in was easy, although I arrived an hour early, it was no problem & no added expense. Room was quiet, clean, & comfortable. Small view facing backyard. Refrigerator. Daily refills of Coffee/Tea, sugar, & whole milk. Glassware/ceramics were clean. Wi-Fi worked good the whole stay with no password. USB ports A & C.

Booked for a cheap hotel close to centre of London, Hotel staff were helpful upon check in, but room wasn't ready till on the dot of 2 as they were still cleaning, hotel was more a converted house, basic furniture and could do with some renovation.

Location wasn't ideal in the end as the nearest tube was a 15/20 min walk and then 20 mins or so to the center of London so took some time to actually get into the center.

Parking outside was convenient.

Overall for the price the hotel was good.

\"Bath\" towels were more like hand towels.. only 5 parking spaces, 1 small bathroom window opens into a laundry room, other main window opens 2 inches.. room so hot and stuffy had to ask for a fan. Bed, wooden frame, so sitting up, top of frame sticks out into your neck, bottom of bed when kaying down feet caught in bottom slats..
Mattress, as thin as can get and all i coukd feel was the bed slats. Left as early as reception opened..

Did the job, could be cleaner

It did the job as a base for our weekend but ultimately the rooms aren’t kept together well. Lots of weird marks on the walls as well as writing. Very dusty. Shower seems to be held together by tape. There were hairs in the shower.
For some reason only one mug in a double room, did ask for another but never received this.
Bed was comfortable, pillows a little hard but that’s personal choice.
Rust on the fridge.
Staff were friendly and helpful, cannot fault them, always greeted with a smile. Check in and check was out was simple and fast.
With a few little upgrades we would stay again. Great price and in a great location.

Really good for a short stay, good transport links close by to central london and Wembley stadium. Staff were very friendly and helpful. The room and bathroom were nice and clean, pretty decent for the price. Good, clean shower with hot water and decent water pressure. We did have a problem with the plug sockets not working when we came back late at night (reception was closed at this point) but that only lasted about 15 minutes so not sure what happened there and it was all good in the end.

It wasnt so much the propery, although the place was dark and dingy, not very welcoming. It was more about the staff at reception. First of all there was a load of toing and froing about ID. That is mainly my fault i hadnt noticed that you are required to provide ID. However the way the staff member handled it was sloppy and unhelpful. Also there is a £20 deposite for the key ( which was returned upon leaving) i didnt have any cash on me so I was forced to walk all the way to Tescos which was the nearest cash point. At one point i just asked for a refund so i could pick another hotel but that was refused.
Eventually i got the key and he nonchalantly pointed vaguely in the direction of my room.
The room was okayish, certainly didnt look as bright and airy as the photos.
It was clean but dark and depressive.
There was no hot water for the shower. I didnt want to have to go through it with reception again so i just put up with it.
I checked out early. So in a nutshell, service poor, room bog standard with no hot water

Avoid paying for breakfast

Very very dissatisfied with the £10 breakfast.
Pictures show a full English breakfast but that is certainly what you don’t get.
You get a £10 voucher from reception and eat just down the road in a pizza cafe.
You are asked if you would like tea or coffee which l presume everyone would accept.
There were 3 of us so we had 3 teas in cappuccino cups only a third full. Ok l suppose.
The food consists of a bowl with an egg fried with 95% bacon fat and a few slices of salami. Toast on the side only browned on one side in the pizza oven ( we saw him do it ) and no butter. After we ate we were offered another drink and opted for the very small teas again.
On departure we were asked to pay for the teas.
Astonishingly they amounted to £19.81
Figure that out.
After a row with the proprietor who incidentally blamed the government for the price of lame teabags and hot water we left.
I therefore suggest you don’t pay for the breakfast option. It’s a complete rip off.
Imagine if we had cappuccino.

Don’t pay for breakfast unless you want to walk from the hotel for 6 minutes and go to a pizza cafe. I don’t even know what they cooked because after waiting for 20 minutes I left with a takeaway coffee. £14!!!

The room I had was a single room so I wasn’t expecting much and it was on a two star hotel so I really wasn’t expecting much. The reception was basic. Took my driving licence as key security. £15 to park on the front. The room was small the mattress you could feel every spring. The tv was the size of a tablet. The shower was problematic water leaking out onto the floor and opened directly into the seeping room. Not much water pressure.

If you want to put your head down and just want somewhere cheap in London this maybe for you.

I was in a basement room, wasn't clean, bathroom had no hand soap, the trim on the bathroom floor was coming off and sharp. The room was cold and noisy footsteps continuously thoughtout. Arrived and the sign in reception says parking is first come first serve basis, obviously not the case, I arrived and was told to go find alternative parking as I hadn’t booked it. 5 spaces for a hotel of approx 40 rooms.
Checked in and made my way to the third floor passing the vomit in the hallway that had obviously sat there all night and day as it was now 15:00. Got to our room to find the cleaner just starting our room, he advised he needed 20 minutes so we nipped to the pub next door. Came back 30mins later to find the cleaner still in the room advising he needed another 20. Bear in mind check in is after 14:00. Told him to leave while we get ready as we would be late otherwise. Shower plug hole dismantled and left in shower tray. Toilet seat disconnected from the toilet pan. Beds most uncomfortable and smelt of stale cigarettes. Woke up by fire service at 02:00 to stand outside for 1.5hrs when they clear the ammonia chemical spill in the basement. God only knows what goes on down there. My advice spend a bit more and go somewhere else

The hotel was better than I expected, the rom was small but not too small and it had an en-suite Bathroom. There was tea and coffee in the room and also biscuits which I thought was lovely. The hotel has free wifi and also a tv in the room. The hotel also offers breakfast. There are bars, restaurants and shops nearby plus regular bus services. There are some down sides, the shower cubical opens directly into the main bedroom, the cubical door is not entirely water proof so the room flooded when I had a shower also the shower head was damaged so the water shot out like a hose. The bed was harder than I am used to and the place was a little tired looking. On the whole it was a good place to stay if you only need somewhere to sleep, when I return to London I would be happy to stay here again.

THE GOOD:
1. The staff. Very professional, honest, and kind.
2. The restaurant assigned for breakfast (Little Napoli). Great food, great service, welcoming staff. Very nice people.
3. The price. Affordable for a safe location.

THE BAD:
1. No underground station nearby. If you plan to use the underground, the two closest stations are not at a walkable distance. You still could Uber to them, but that makes trips more costly.
2. Warm water. The boiler is slow in sending the warm water down the pipes. You have to wait a couple of minutes. Not a big deal, but not something standard.
3. Taxi services. This is NOT the hotel’s fault, just make sure whoever they get you to drive a taxi takes card payments. The first driver we used went smooth, no problem. The second one told us halfway to the airport that his machine wasn’t working and that we had to pay him cash. He stopped at two different ATMs but my cards didn’t work to get the cash he demanded. When he saw get upset, his machine suddenly started to work and we could use our credit card. Very annoying! Not good! His tag was GJI8 DZE. Don’t use him!

The room size was compact but had all basic amenities.
Room cleaning was done daily and for the price I strongly recommend staying at this hotel which is very budget friendly and comfortable stay.
