The property itself was functional, clean and comfortable, however, I was provided with a room in the basement directly above the underground, so noise from that prevented me from getting to sleep and woke me much earlier than I would like. There was also significant traffic noise late into the evenings from the busy road outside (sirens, motorbikes, cars with noisy exhausts, etc.).

Great Location

Easily accessed from Holland Park Tube Station, arrival was straight forward and as described.

The room, unfortunately, was stiflingly hot as the blackout blinds had been left up all day (we were an evening arrival) with full sun shining in all day. However, the room was neat, tidy and clean, with pretty much everything we needed for our stay.

Comfortable bed, great pillows, with a good night's sleep only spoilt by the heat and the noise from the occupants of the apartment above. However, that aside would definitely consider staying again.

Lovely location, clean and spacious apartment.

Very easy directions to access the apartment, location was stunning, clean and spacious room. Had a small problem with the shower drainage which was resolved quickly. Would definitely stay here again.
The only thing I missed was a bedside lamp, although it is fitted with spotlights that illuminate both sides of the bed, but they were rather too bright if the partner was trying to sleep.

I was my second time in the hotel and at same Room, overlooking Holland park avenue, and the small garden opposite.

The hotel is located close to the tube station, walking distance to Westfield in Shepherds bush.

Would be great if windows were double glazing, however most of London hotels are not.

Sure, I would stay there again.

It was my second stay at St James House in Holland Park. The apartment is clean, comfortable and well supplied, the neighbourhood is lovely with shops and easy access to the bus and Central subway line. Excellent value.

Quick work trip and better than the nearby hotel!

Great location and well-equipped. However, it is a small studio (and the bathroom is tiny!) but for one person or a couple it's fine. The only real drawback is that since it is on the lower ground floor, you can hear the underground, other residents and street noise. Would stay again but prefer an upper unit.

Clean, Convenient and Great Value Apartment

We booked the accommodation for a short stay in London. It was convenient for both tube and buses into the city centre and had a great choice of eateries close by. It was easy to find and easy to access. All the pre-arrival instructions were clear and easy to follow. The room was clean, as was the bathroom and was just what we needed for the stay. We had room 5 (ground floor) and the only negative points were that the bed was a very creaky and there was a lot of traffic noise. We fully appreciate that it’s a busy road in London and our home is in the Highlands of Scotland so everything is relative. In short. Great value for money and was all we needed for our stay

Much better than a hotel room - very quiet and easy to relax. The only let down was the old shower head which looked like it needed replacing and it would have been nicer if the TV screen was larger. But a quick walk to the underground and shops were close by. All in all one of the nicer places I have stayed at within this price range and I recommend it.

No basement room can ever be considered 'superior'

The room was large, clean and decently appointed. The bed was comfortable and, apart from on the Saturday evening, the wifi worked well. However I'd paid for a superior room so was disappointed to find myself in a basement with windows at street level, which when opened on a windy day meant leaves and debris blew directly into the room and onto the kitchen surfaces. My view was, as I'd feared when I found I was on the lower ground floor, of the bins. Also the heated towel rail in the bathroom could not be turned off, meaning I had no choice but to open said windows because otherwise the room was sweltering. Contacted the managers on the first morning of my stay but received no reply until after I'd left, two days later. So not an entirely positive experience and I doubt I'd book again.

The location is great, very close to the Tube and coffee shops. However, Building is adjacent to very busy Street with a lots of street noises coming through the old single glass windows.
The subway is also running right below the building about every 4-5 minutes, one can feel the vibrations and also hear the noise. The walls are very thin, I could hear all my next door neighbors talking, music playing and her people walking right above me.
Would I stay there again: No.

I don't reccomend St. James House

I do not recommend St. James House. The service is very poor. We were not able to get an extra blanket (which we needed) although requested several times, neither an extra bedding sheet to be used as a blanket (after we learned they are unable to provide a blanket). The service was also unable to inform us that they are unable to provide this request, we had to call many times for this. I think that when you run a lodging business, an extra blanket is a very basic request. There were 4 cushions but only one blanket – \"this is our standard\" said the service lady.
The bed was pretty squeaky, so it disturbed our sleep. Together with the shared blanket, a good sleep was only a desired thing during this visit in London.
The room was much smaller than appears at the photo (the photo angles were clearly selected to present a much larger room, with the bathroom door open and the mirror effect).
The location is excellent, the wifi was working, and the shower current and temperature was good.
This is my 5th visit to London in the passing 3 years, and the 3rd one in Kensington. When it comes to lodging it is the worse one.
To summarize, we would never go there again, and would never recommend anyone to go there. The return for our money was really poor.

The bed was too soft and difficult to sleep in. The photos on your site (the flat was described as luxury) did not reflect the reality. It was difficult to use the wash basin which was very small.

Conveniently located near Shepherd's Bush tube station (and the huge Westfield Mall) and Holland Park, this small but comfortable apartment was the perfect base for our six days in London. The washer and dryer were a little pricey at 4 pounds per load each and the bathroom was tiny, but those were the only quibbles.

Everything you needed was in this apt. - tv, microwave, convection oven, refrigerator, sink, dishes, teapot. Plus, it was close to a bus stop, metro station and the train. Please note: in Europe, the first floor does not mean ground floor. The first floor is located up the 30 stairs, and I don't recommend it for disabled people who have trouble with stairs.

The privacy of the room was great The hallway, the room, and the bathroom were very clean and offered plenty of room. We were on the lowest level and there was quite a bit of noise from the guests above us at all hours which was a bit annoying. Other than that it is in a great area and very close to the metro. The room offers a small kitchen with supplies to cook with. The surrounding area has restaurants in all directions with gorgeous parks to walk through.

Fabulous Concept!

What a find! Have now stayed here several times. Beautiful, clean, modern with everything I need. I am here whilst working in the city & is perfect for my needs.
Really easy to find. Quick walk from Holland Park Tube station. (Be warned, very expensive area!)
Grand clean entrance leads to a beautiful apartment. Large wardrobe with hairdryer & iron, fully functional modern new clean kitchen with microwave, hob, kettle, fridge, tea towel and bits & bobs.
Small dining area with table & chairs, (even a plant on table!) Very comfortable double bed with fresh clean towels. Beautiful clean, modern bathroom with lots of toilet rolls and wonderful walk-in shower. Plenty of storage space and even a lovely armchair situated by a small flat screen television. Wifi is great and I was able to continue working in a comfortable space.
Despite being on the ground floor, I was slightly higher than the pavements outside. Large windows with great blinds, didn't even hear the busy road outside.
Wooden floors throughout and a large full length mirror completes this wonderful spacious apartment. This is affordable for my business trips and is now my first option! Thank you Concept Apartments, makes a nice refreshing change to find value for money !

This really is a self-service kind of place, not a hotel. It was great for us as we don't require much assistance but there is no one on site and you will have to send an email to get assistance.

The apartment was basic so would benefit from a toaster or combi microwave because there is no oven. The bed was a little hard for my taste and too low to the floor. There were 2 minor maintenance issues that I reported that didn't affect my stay. The area was quite nice within walking distance of parks and gardens.

Everything I needed, and then some

I enjoyed my stay at the St James House apt, from the ease of the self check-in, to check-out. The shower was great, as was the bed, solid WiFi, nice little fridge, and cook top. Plenty of space for luggage, and a good size closet. A couple minute walk to Waitrose supermarket at Westfield, Shepherds Bush, the washer and dryer in the basement were also handy, all in all it was a very worthwhile place to stay, and I will happily stay there again.

Great Location but Lacks Anything Extra

One knife,fork,spoon, plate, glass, towel each (2 of us) - not really adequate. No toaster either!
The idea of having a studio apartment implies you can cook a meal - but even breakfast was difficult to organise with the limited kitchenware available to us. Shame really because the rest of it was pretty good - just too lean to be comfortable.

BE WARNED:This place survives DUE TO LOCATION ONLY

+ thank you for the early check in, it was much appreciated.

- I found myself in a basement (some would try to say lower ground!!) room that was sparse, unwelcoming, cold until I turned the heating up and it got warmer a few hours later.

- Feels like an old boarding school dormitory that is soul-less, colourless and depressing.
- - Noisy, every time the guests on the ground floor scraped their chairs across the floor or played thumping music, I was woken up. The washing machines are in the basement too and lots of opening and banging doors in the early morning.
- The one and only bedside light had a broken light bulb so the only other option was cold, uninviting spot lights that lit the whole room.
- anyone walking past my Mths street can see in so I had to close the blackout blinds for privacy... no curtains whatsoever.
- Bathroom lighting is awful and doesn’t light the mirror area.
- Feels like a boarding school dormitory that is soul-less, colourless and depressing.
- Too many rules are thrown at you and only an hour after I had checked in (early), I got an e-mail telling me to check out at 11am the next day and to confirm that I had received this e-mail. More rules say that if you leave a personal belonging behind you will be charged £100.... what is that all about?
- There is a kettle in the room but no teabags or coffee or sugar. NOTHING! No toaster
- poorly equipped
- terrible bed
-not even worth £80 and needs a complete re-think... such a shame

I booked this hotel because of the location and that it provided kitchen facilities. The room was clean and the contact with the staff was efficient. If you want service, this probably isn’t the place for you, but a clean, convenient bed with a kitchen was all I was looking for. For the price, you won’t do better.

Very good base in London on a budget

Stayed here for4 nights with my son for his work experience. Flat was small/basic but absolutely met our needs - cleanliness spot on/shower/small kitchen area with microwave/hob meant we were self sufficient. WIFI v.good.
Position great - 5 minutes walk from Shepherds Bush tube plus all the facilities at Westfield shopping centre. Very reasonably priced and would use again/recommend.

Nice area, 5 min walk to Westfield shopping centre, Holland Park tube and close to some embassies - so nice neighbourhood.
Only negative was that the bed seemed to be a very firm \"memory foam\" type mattress. I like firm beds but this was too firm even for me!!

If you like to sleep, take a pass

The good: location, room cleanliness, and newness of fixtures.
The bad :
1. noise - people upstairs stomping around at 3am with their shoes on sounded like a herd of elephants. the ambulances were a minor annoyance.
2. trash can spillage - trash was spewed in the front side yard. I cleaned up some of it. It bugged. The wind kept sweeping the trash to the stairwell to the lower level where my room was. They should have someone check the property EVERY DAY. This same spillage was there for a few days.
3. the bed - this is the deal breaker. I know people complained about it. I thought they were special snowflakes. I like firm beds. This bed was like a wooden block with a cotton cover. It was completely unacceptable. I would not believe any assurances by management that the beds will be replaced soon. Management has had notice of the problem for several months and nothing has changed.

I was looking for a place to come back to as I will be visiting London a few times over the next year. This place will not be on my list. I wish I could give zero stars. I only used the room to sleep. It was a major fail in this area.

Cheap and functional.

I stayed in a studio apartment for 3 nights. The room was clean and had all basic necessities and the block is conveniently located for shopping, restaurants and transport links. There are a couple of downsides, however. The building sits on a road junction and above a tube line so it was surprisingly noisy. The space itself is clean and high-ceilinged but has all the charm of an abattoir and could do with a bit more charm to make it feel a bit more special. Bottom line: a cheap and functional place to spend a few days in London.

I had to buy bedding

We wrote ahead for mattress toppers and a fan. Neither were there when we checked in. My room stank of smoke, and the bathroom was the worst. My complaints and questions were completely ignored, though my travel partner did get a topper and fan after complaining. On day two, I bought bedding.

The futon had lumps the size of cantaloupe. There is no excuse, as they regularly get complaints about the condition. I expected some lumps due to the complaints, but I did not expect a mattress that was so bad it should be hauled off. The room layout and kitchen are pleasant. The location is nice. They could make this a nice place if they repainted the stinky rooms and replaced the mattresses. A hook in the bathroom might be smart, as the layout required that I jump out of the shower and get the towel from the kitchen counter.

Short trip to London for family get together and trade show at Olympia. Location perfect for both. Lovely area good transport links but not far from centre of London for those who want to walk. No reception but this wasn't a problem, the instructions to access the flat were straightforward. Would book again. The bed is low and the mattress is firm so may not suit everyone

Arranged at short notice. Easily walkable to Shepherds Bush. No reception, needed pre-registration. I'd missed that and just turned up unable to gain access. Helpful staff over the phone sorted that quickly. Nice building, room was fine. 2nd floor no lift. Fortunately I had only hand luggage. Very very basic room, very small TV by modern standards, limited crockery (wine glasses, no tumblers etc..). Very basic toiletries, small shower but nice one. A futon style low double bed. So 9/10 for location, 6/10 Comfort. Certainly not the finest apartment hotel but reasonable for price if you've got meetings that end of town.

Also the corners on the bottom of the bed base should be padded as it is very easy to catch them on the shins when walking around the bed.

The worst experience EVER!

Misleading advertising here. No lift and 3 flights of narrow stairs Impossible to do if you are on your own. Could not get any reply from the ph numbers given over the weekend, they reply to emails and only during business hours; The room had no toaster and minimal utensils. Bed was a double and up against a wall so one of you has to climb over the other to get out. 5 days of hell!!!! Give this a wide berth;

Take earplugs and you will enjoy it

Everything was lovely until you tried to go to sleep. The walls are paper thin and the windows even worse. It is right on a very busy main road and you can hear the traffic all night. I didn't sleep more than a few hours.

Very uncomfortable stay: never again

My room was in the basement & was dark,noisy & oppressive,not aided by the fact that 2 out of the 5 ceiling lights were out.How come hotel room cleaners never notice or remedy things like that?The bedsit was small & v uncomfortable.Be aware that you are paying for location & not much more than that.The bed was in fact a futon, a few ins of foam on a slatted wooden base.Excruciatingly uncomfortable,so much so that I checked out early & didn't stay my final night because my poor back couldn't stand it anymore. The \"bed\" was jammed into a corner of the room, with no bedside table or even a light.I found it impossible to read in there due to the terrible lighting & nor could you watch TV, due to the angle of the TV on the wall bracket. The main room has no mirror, so how you're meant to use the hairdryer safely, I have no idea: plug it into a kitchen socket and then reach round into the bathroom, I suppose. It was useful to have the fridge.Decent wifi but no phone service, I assume due to being in the basement.The basic concept is great,but the room itself has been furnished so very cheaply that an opportunity has been missed to create a good go to destination for people wanting a self catering spot in that part of London.I have stayed all over the world, from hostels to 5* hotels and never have I known such an uncomfortable bed or badly lit room; I've stayed in Indian and Thai beach huts which were more comfortable.

Decent, but a hassle

Room was good, had everything you would need, cookware, plates, fridge. Only downsides were that there is NO AC, it didnt got hot, all you have to do is leave the windows open, but beware if youre staying in the lower rooms as dust and dirt will get in and dirty the room. There is no main office near by to present any problems, youd have to walk 30/40 mins to wear they are located, when we stayed there they said there was WiFi available but when we got there it was down the entire week and they blamed it on the phone company and didnt want to give a partial refund.

Great little place of your own in London.

Nice clean room in a great location. Perfect as a base to explore London from and kitchenette is great. Only wish there was a balcony to smoke from and for window to open more as did get hot.

Not the best

Check in process was slick. Bed was terrible, duvet was old abd not very good as were pillowz. Windows let in to much street noise and noise from above flat. Painters turned up early morning and woke me up. Cheap, not great if value sleep.

Don't stay here if you want to sleep.

This was a terrible apartment. The bed did not have a proper mattress instead it had foam sponge. It was hard and when you lay on it your body left an impression that stayed in the sponge, if you don't have a bad back you will by the time you leave. The internet did not work properly although we were told it was fixed after three days. There was no toaster and we were told we could use the grill on the oven to toast bread. The oven was a microwave so not possible. Don't expect to drink your wine our of a wine glass as they don't provide them. you get two spoons, two knives, two forks, two plates, two mugs and two glasses. The staff were unhelpful and quite rude when called (international phone call to do). Someone came into our room on the day before we left and removed the full roll of toilet paper for a quarter of a roll. Not sure what they were doing in there.

The apartment is near a police station and the double glazing is basically ineffective. You are on a main bus line. You are in zone 2 for the metro so additional cost required. Overall a very expensive place to stay for what you get and ruined my first visit to London. Very expensive to wash and dry a load of washing. At least 8 pounds to do one load.

OK, but very noisy

The positive side to it : close to two tube stations and many bus lines, quite easy to get too. It's a nice area. The studio was clean.
The negative : There is NO reception, you access your key through access codes. I didn't find this very pleasant, the box where my key was and that should have opened with a code was already open!That's not very safe ! The apartment was on the 3rd floor with no elevator. The studio is OK, although the kitchen is modern, it contains only the minimum. I've stayed at 4 different \"apartments\" so far in London, and this one had the least to offer. There should be at least a broom. There was a cup and a bowl missing, a lamp didn't work. The bed was very uncomfortable, but the sheets were of very good quality! What is really a shame though is the noise ! The window is not double glazed and therefore you can hear the traffic from the road below, and it's very loud. The light in the studio is unpleasant.

An 'ok' stay

Pros: Great location, nice area, close to Holland Park tube station. Plenty of cafes in area, also a Tesco express.
Cons: the bed was terrible - very uncomfortable, the kitchen smelled like sausage, very noisy - windows/walls are not sound proof.

Close to all transport.

Ventilation in the basement unit very poor on a hot balmy night. If you open the windows the street noise is overbearing. I would have also expected a washing machine and a toaster if I was renting an apartment in London.
