Easy to check in. A small hotel with narrow corridors, so took a little time to find our room. Very nice clean room. We loved the view to a green and quiet garden without no overlook into the room. Good equipment for eating in the room (microwave, cutlery, electric kettle etc). We had some questions and got very fast answer on Whatsapp. Easy to check out, but we miss the outdoorcode after checkout, that was the only thing we would \"picked on\". We had luggage inside, so we had to call them to let us in. Took a time. But all in all, a pleasant stay 😊

Speedy communication when questions arises. Amenities like more towels, cotton pads, and toilet paper can be easily accessed on the ground floor. Lockers are available for suitcases if you need more room due to rooms being small and floor needs to be clear for cleaning.

It's a bit of a shame that they put so much effort to add those little touches to feel like the place has everything you need but fir that toilet in the corner that is not suitable for most normal sizes people, what were you guys thinking? Also it's unfortunate that I ended up in one of the hottest days of the year because that room was boiling. Everything else was fine but those two are major red flags.

Room windows can only open the size of a finger. There is no window whatsoever in the rest of the building. Heat just stays constantly and the fan is not enough. Very bad choice for hot days. Slight smell of cigarette on top.

Nice room and very clean. The layout is very well thought out and is styled nicely. The kitchen is compact with everything you would need for a short stay.

However, I found having to use my phone for everything, check in, access to the property and room a faff. The room I had looked on to a busy road and the walls are very thin. I could hear the tv from the next room. I was booked in for 2 nights during the recent extreme heat and anyone looking to book in the summer should note that there is no air conditioning. A stand alone fan was provided but did little to cool the room, it was an absolute furnace and made me feel quite ill. So much so that I checked out and went to another hotel. (It was cooler outside than in the room!) This is where having someone on site would have been a benefit. Other rooms may not have these issues as there seems to be rooms facing the back but I wouldn't stay here again...not that I did anyway! Sorry Bob W!

The property is well maintained. The room had great amenities and access to more if needed. The little kitchenette had everything we needed.

The room (standard double) is small, but we only needed to sleep and shower mostly. If you're looking for a large room, make sure you review options available.

Location was close to underground, restaurants and groceries.

I wouldn't hesitate to recommend.

Check in process was poorly communicated. They use a contactless system with very poor support stating that they were having techniqual problems. This is the 2nd and last time I will use pass the key system as it leaves the client with 0 support. Both times I had problems getting information on how to check in. This isnt good enough.

Perfectly situated in the heart of Holland Park. The room is comfortable. It’s set up perfectly. The bed is comfortable. The bathroom is wonderful with accessories like shampoo and beautiful, smelling soap. They also have a tea set and dishes for a microwave and a tea kettle, which makes it super affordable when traveling.
They were very helpful when I needed help. And I really enjoyed my stay. It made my job in London, super easy and totally manageable..

It was my second time staying here, and unfortunately the experience was not as good. Facilities, cleanliness all were fine but the difference was this time I got a room at the front of the property. I didn’t look to be on a particularly busy road, but the traffic noise was quite bad for most of the night. The owners must recognise this issue as they gave away ear plugs in the room. This is a good touch, but sadly didn’t work for me and i didn’t get a good nights sleep.

If you are a light sleeper perhaps bring ear plugs that you know to work, otherwise it could be a problem. The room I had at the back of the property was fine, but I was not so lucky this time.

It’s a shame to report this, as otherwise it is really good accommodation.

Do not recommend. The room was ridiculously tiny — and I’m 5’0” and 115 lbs. It felt more like a jail than a hotel room. The place was stuffy, had no A/C, and there was no actual staff available to help, just some useless robot chat on WhatsApp.

When my travel plans unexpectedly changed, they refused to work with me to simply adjust the dates of my stay because they clearly just didn’t want to. Customer service was awful, and the place wasn’t even clean to begin with.

For the price and what it is, you can absolutely find much better places to stay. Wish I would have!

Good spot, cute building. I was in a single room at the front of the building on th 3rd floor. Access with lift was very easy, and the room was super cute 'tiny house' design vibes. Perfect for a solo traveller!
Loved the tea and coffee making facilities in the room. And a mini fridge!
The traffic noise at the front of the building was a bit loud but fine with the double-glased windows shut. And they provide ear plugs.
However I had to have the windows open - the building gets blasted by sun all day, probably lovely in winter but on a 25 degree spring day, this room was hot! No AC, but the fan helped. Fine for me as it cooled down the next day, but I wouldnt want to be here in a London heatwave!
Also I know it's part of the whole Bob W 'vibe', but the keyless/phone access is so annoying. Having to open the app/webpage everytime you want to get into your room is a drag.

Had a lovely stay at Bob W Holland Park. Great location - quiet overall and right in front of a bus stop so it’s easy to get around the city. The room & amenities were quite nice. The only thing I didn’t love is that the walls seem pretty thin - I could hear the tv next door/whenever anyone was on the phone or moving luggage around. If you’re a light sleeper/sensitive to noise, consider this before booking but I would stay here again.

Perfectly clean and serviceable for a short stay. The kitchen facility was quite basic - literally just a kettle and microwave so you won’t be making any three course meals here. The room was also a bit short of storage to put my things and the bathroom was a bit cramped. Considering the price I paid not really too much to complain about. I was happy and would definitely recommend if you’re on a budget and need a base for a few days.

Even though the checking in instructions were out dated and confusing regarding the key fob, and my basin was dirty, snd there were dark hairs on the bathroom floor, l would stay again. I would of given a 5 rating, but for these shortcomings. It's a well thought out concept with accommodation in convenient locations and the pricing is good.

It’s so small I got my head hurt multiple times on the low ceiling. The room didn’t have a regular dimensions it’s actually got shorter ceiling. This wasn’t mentioned and I feel like I paid double what I should have. I deserve a partial refund for all those times I hit my head. I hope I don’t have a concussion

I selected a ground floor room but apparently there are ground ground floor rooms and below ground (I.e. basement) rooms reached by a long narrow staircase. To get a ground ground floor room is a “special request”. As I am in my late 70’s I was not happy about the stairs. There is construction going on and floors were covered with white paper and plastic- making it unsafe I badly stubbed my toe on a step. Luckily I had my cane with me so I was able to get around. The Only air in my below ground room was a small opening in a window stuck in a corner. Finally if you don’t have a phone with data access and power you are completely out of luck with no access whatsoever to the property.

Great pocket hotel for those just stopping through town for a couple of days. Comfortable, tiny room has everything one needs. If you have a lot of big luggage, you may have a hard time getting it through its narrow halls and you may also find little room to move around in your room.

I was recently in London to run a race and the stay wasn’t only affordable, but the property is quite nice, there is very easy access to transportation and shopping. I also appreciate that they are eco conscious. There is no front desk however the staff was very easy to communicate with, via the app and Whatsapp. The check in was very straightforward as well. While it was great overall, this property does not have AC so staying here may not be ideal when its very hot. That said, I will be staying at another Bob W property when I return.

Disappointed with the “Deluxe” Experience

I booked the deluxe room with higher expectations, especially as a traveler from the U.S. Unfortunately, the experience did not meet those expectations. The room lacked air conditioning, which made our stay extremely uncomfortable during a 90°F heat wave. The bed was very firm—almost like sleeping on the floor—and the bathroom was so compact it was difficult to move around. Overall, the accommodations fell short of what I would consider a deluxe stay. I would not return.

I spend 60-70 nights a year in a hotel. I was interested in this new chain, Bob W, so gave it a go. The idea in principal is good - it’s all supposed to be automated, no reception, no keys, and an apart hotel so there’s a small kitchenette in each room. The reality is different - poor room naming on hotels.com, poor cleanliness, incredibly hot rooms, and a website as a key that doesn’t always load and you have to find the email every time you want to open the main door and your room. It gets worse, you need to use the website to get out of the building presenting to me a massive safety risk. I’m sure they auto open in event of first but still. It was so frustrating. Imagine you were trying to escape someone or something you gotta ask the person with the website address to open the door for you. Just no. The area is fine, Shepherd’s Bush and Westfield are great, road is very noisy however. Garden is nice. Bed sheets and floors not so.

Good place to stay if you’ll be out exploring most of the day. Close to public transport and walkable. I do wish they had a sink to clean dishes for longer stays. Maybe wouldn’t stay in the summer as my room faced the road, got the sun all day and was very hot. Even at night with a fan and window open it didn’t cool comfortably. Plus you had to deal with street noise. They were responsive when I reached out but not much they could do other than provide the fan.

They were interested but not helpful. They responded to messages immediately but they did not take positive steps to solve the problem. I made a reservation for April 25-29. I realized that I made an extra day. If it was April 28, I should have left the city. I asked if I could cancel April 29 on the first day. They said contact Hotels.com and said you got it from there. I contacted Hotels.com but they said they could not cancel it. The bathroom door would not close. The room was very narrow and there was a protrusion in the middle of the room. The fire alarm went off in the middle of the night and I could not sleep. Despite all this, they did not help for 1 day when they should have said sorry and helped. I visit London very often and stayed in 10 different hotels. This was the worst. I hope they make it better. I hope they use their success in responding to messages quickly in solving problems.

The support staff was quick to respond and very helpful. The room was clean, and we were lucky to have a quiet spot with a nice garden view. The comfy room was worth it, offering extra space.

Overall, the stay was pleasant, but there are a few things to improve. The property didn’t warn us about the weekly fire drill on Tuesdays, nor about the fire alarms going off twice during our stay—once in the evening and again at night. There were no instructions on what to do in case of an emergency.

The room had basic kitchenware, but no place to clean dishes other than the bathroom. There was a tea towel, but no dishwashing tools or space to store dirty dishes. Lastly, the bathroom was very small. While typical for London, better use of the space, like repositioning the door or adding a hook, would have made it more practical.

It was a good, but not the very best and it could have been better.
