Not coming back, I had to pay extra for another hotel cause the room had a big mould smell. Bed sheets were dirty, I kindly asked the staff to change them but, they put new ones that were dirty as well.

I like to stay at this hotel, they used to have restaurant in the reception area but now only breakfast. There is shop near the hotel they have food service as well but the food is kind of expensive. The rest it is secure and peaceful polite workers.

False advertisement on Expedia showing a nice and clean hotel...boy were we in for a surprise! After one night we had to leave and call it a loss (already paid for 3 nights) I would not recommend. They said they would give us a refund and it would take 72 house - that timeframe has come and gone. Not expecting it.

Nothing was unique,its on a kinda gated community.Only its a summary check not because im speaking hypotheticallly, On Saturday evening 9-30pm, there was a shooting about 400 feet from my room.Thre facts are what they are its off the beaten path, the closest Beach is 4-5km, all ana all the staff was friendly, and you also have to download WhatsApp for Wi-Fi.All and all it was quiet, and the staff were friendly

If you dont like to walk or don't have transportation, it will be hard to move around. Luckily we had Uber available. Much better than local taxi's. Property needs lots of upgrades. Staff not so friendly, at least not with us, kitchen for breakfast is limited as well. If you're in a rush, yoi cant eat there.

This property is a disrepair. There seems to be mold on the buildings. My door of my room would not lock so I couldn’t leave the hotel because my belongings were not secure. They were able to repair the door but it was too late for me to go anywhere. My room had unfinished drywall and I didn’t have any towels in my room. When they delivered a towel it had holes in it. The worst hotel I have ever experienced. The staff was professional and kind, it’s not their fault.

The whole staff was unfriendly. It seems they are used to deal with unhappy customers. They did not accept credit or debit card, cash only. The parking lot is a real dumpster, and worst of all, very noisy until late night.

This place is a fraud. The pictures on the website are not the the property we stayed at. These people are running this hotel under two names… Hotel, Nirvana, and Green 16 Hotel. We had dirty sheets in two separate rooms. My wife and I had to sleep on top of the bed without any covers. It was so filthy. The restaurant was outrageous as well. They tried to charge me $12 for a taco. I just left.

It is a complex that has some apartments owned to different people and they are rent it for long period. It does not look like hotel. Too much noise from people second floor. I rented a first floor. My staying was not satisfied.

Don't expect much and you won't be disappointed.

The front desk staff are very friendly and accommodating, they work with what they have. The hotel is a very low budget hotel (old) and there's a LOT of black mold growing on and in the rooms. The rooms are generally clean but smell of mold. I wasn't disappointed by the hotel because the price was less than $50/night. We were only passing through for the night. A note about the restaurant in the hotel. The food was decent and reasonably priced. However, our server was very lazy and stayed on his phone the entire time we ate never checking if we needed drink refills or anything else. I was dismayed when he brought the check which included a 20% tip for himself which he did NOT earn. It's clearly a case that he didn't have to work for his tips, so he didn't. He was polite the two interactions we had with him (taking our order and bringing our check).

Well the price seemed right they said it was the last room available 4 floors up with no elevator after a long day climbing stairs at the zip line and hiking the Mayans ruins to boot there was literally was no one here empty units every floor. next to no pressure in the shower. TV would not work. no wash cloth when I came back at 12 AM my card wouldn’t work I walked four flights down they gave me another one that one didn’t work I went back down 4 floors again they came back up with a manual key that didn’t work and so I sit outside at 1 AM waiting to get let into my room spend the extra money don’t stay here

When I saw the pictures, it seemed like a fine place to spend a couple of days, when we arrived it was a terrible experience, at one room a sign of “clausurado” was in one of the rooms. The place is stingy and the swimming pool has a weird color and a chicken fence around it,not very inviting. We booked 3 nights and only stayed one.

Very pleasant and comfortable. Shower has hot water and new sink. Bed is comfortable and tv has direct tv cable. Restaurant on site. A grocery store a few blocks away. A laundry service available if needed. Very scenic to walk in an area where houses and apartments are close by a golf course. A pool is open to relax. The staff is helpful and friendly. Close to beautiful beach by bus or cab.

The place was on a nice street surrounded by beautiful homes on the lagoon. The upstairs room didn't have working wifi, the tv did not have a remote and the restaurant was pricey for what it was. The surrounding area is nice and you can walk to see a beautiful view of the lagoon.

The photos are back from when they just build them. Today, you have mold, faucets do not work, no WIFI, stucco stone walls, no hair dryer, two little towels, shower was not working, an AC which was from the 70's and cheap one sheet curtain in the bathroom. The stay should be priced at $10 per day so it can reflect the condition.

The location is awesome. Within a mile of the downtown hotel zone area but in a quiet serene setting. To get the feel of how a local lives, you must visit here. The best was how accommodating the staff is and made it a very nice visit. Great people here!!

What was unique about this particular hotel is its location in a residential area and its affordable rates for short-term and long-term stay. Aside from that, it does give the impression that it may have a live-in resort-feel after the property has been fully renovated. That is the reason for the rating of 'fair' regarding the condition of the property. The specific room in which I stayed seemed to be recently renovated and the reaction upon entering was of pleasant surprise, 'Wow. This is actually really nice.'

I did like the room it was spacious and upgraded. Beautiful flooring. I didnt like how we had to walk all the way around the property to get from our room to the front of the hotel. I also didnt like that our key stopped working and we had to use an actual key to open the door. But the room was nice and served its purpose.

Do not trust the pictures. The hotel is more like a Motel. It has no “free breakfast”, no balcony as shown on the pictures, old, door lock was broken, very very poorly renovated, dirty and smelled like wet dog.

Stayed there one night and cancelled the rest of the days booked with this “hotel”. Expedia told me they are planning to remove this listing.

Every bad review is accurate. I booked 8 nights but only stayed 2. Tv didnt work, wifi didnt work, the place was NOT what was advertised on Expedia. The funniest part was the \"continental breakfast\" which included a cup of coffee and 2 pieces of bread. For a hotel to advertise that breakfast is included this is not what you expect. The hotel denies you any sort of refund and the service was rude and poor! Dont waste your money trust the reviews!

This hotel is a complete fraud , is located in a very good place in Cancun but the hotel advertise at Expedia is totally fake and deceptive . I will directly blame Expedia for accepting photos and description which are not verified. I leave the hotel the same day I arrived due to cleanliness, the room was far from the reception which was the only place with internet ( WiFi isn’t available at the room . The bathroom was unacceptable ; not even take a shower . I’m a gold customer in Expedia and as many hotel say not refundable , we should have the right that if we don’t get the description and facilities that we paid we can cancel and get the refund . Still waiting for Expedia reply.

Old building, dated room, cracked walls and floors, broken furniture, stained bed sheets, no blankets, nos enough towels,NO hot water, the wifi didn’t work, no intercome in the room, you have to send a whatsapp that never get answered. We have to call by celphone to the reception to get more towels. Since they don’t have elevator they ‘helped’ with the suitcases but take forever. The curtains didn’t cover the window completely. No TV in the rooms...

Paid for 5 nights upfront, water and electricity went out on the 2nd night around 4:30pm and services were not restored until the following day. Checked out and was not refunded for the unused 3 nights. Additionally, no fridge, was changed rooms due to none working ac in 1st room and lastly 2nd room tv was not programmed and shower drain was clogged. Never again!

Do not leave any electronics in your room, they will be gone when you return. We went out on our third day there and my boyfriend left his phone charging in the bed and when we returned it was missing not only the phone but a pair of prescription contacts with my case. We went to the reception area and told them about it but they weren’t able to look at the cameras with a police report. We tried to give them a chance to “find” it but they just gave us the run around and wasted time. We didn’t do the report because we had to leave but we won’t e we stay there again! We had booked it for 5 night but only stayed 3 because of the incident and booked another hotel.

Housekeeping would not clean or change sheets. Dirty towels were gathered and left in a pile inside the room. Received a laceration due to broken item inside the room. The laceration was infected due to the item having rust. The broken item was not replaced or fixed. Management never made contact with me in regards to the injury, it was reported to the front desk. Room had a TV but did not work. Bath tubs appears to be painted over and looks dirty. The front desk staff were friendly. Location of the hotel is in a good area.

I arrived at 1am and the hotel manager actually greeted me in the middle of the street, escorted me to parking, walked me in, checked me in and personally escorted me to my room. 15/10. Seriously.

The staff was very nice, everyone I met! They assisted with our bags because it does not have a elevator. Regarding the room: no sofa instead out door furniture. The bunk beds are very firm/ hard. There is only one television in the master room.

Good value hotel with excellent staff and room. They offer a free shuttle service which takes you to the main beach area in the hotel zone. Staff were very friendly. Rooms were clean and well maintained. Hot water and AC. Didn’t have time for breakfast so can’t comment. We had a great stay here. The room was very new and clean. The wifi connection is the best we’ve experienced as the router is in the room. It’s a little bit of a walk to the main road to catch bus however the hotel offers transport service which leaves every hour on the hour. When we checked out the driver was nice enough to drop us directly to the ferry terminal. There is a great little delicatessen next door to the hotel if you’re looking for something to eat. They are open long hours. There is also a laundry next door if you need to wash clothes. All very well priced and convenient. This is a great safe place to stay if you’re coming to Cancun to experience more than just a resort. It is easy to do day trips as the hotel offers tours and the tour bus picks you up and drops you off at the hotel.

Avoid this hotel

All you need to know is that the toilet is in full view of the rest of the room. Unless you are alone, your companion in the room will see you doing your business. There is no door on the bathroom, and in fact no bathroom. The toilet, sink and shower are pretty much part of the whole room, and only a short, partial wall is between the toilet and the room, and is fully insufficient to block one's view of the person on the toilet. There was no hot water. The curtain on the window was insufficient to block the view of the room from the street, so security and privacy were an issue there as well. My overall rating of this hotel is that it is the worst place I've ever stayed in my life, and I have traveled a lot. The place was dated and not very clean. There is nothing of significance around the hotel in terms of amentities, and certainly none in the hotel.

When we arrived at hotel I advd front desk I had a resv.the lobby was a mess,a wall had been knocked down and bricks and plaster were just laying everywhere.my sister said she didn't feel good about this place.I said let's see the room there was mold everywhere,mosquitos in the room and room not clean.she said she would show us a different room,took us to a room around the corner, where the sidewalk was broken then key wouldn't work.I told her we couldn't stay in this place in the condition it was in.she said we had not been charged spoke to the manager and he said we would not be charged, she gave us the hotel website password so I could go online and find another hotel..

Descent hotel near Blvd kukulcan. Near enough To transportation that takes you to the hotel zone. Walking distance from Playa de Tortugas. Has a great deli next to it. We ate tacos almost every night there. Near is Padrinos pizza which I'd reccomend if you don't want tacos. The staff is very good. Free shuttle service is provided, just tip. Kevin was the helpful shuttle driver. Lilly was at the desk always reccomending places to go. The rooms weren't big but were clean. It's a bit run down and there is a smell but not unbearable. You get what you pay for it's not the worst neither the best, but my partner and I were more focused on being out and going on tours.

Me and my boyfriend arrived on a thursday and checked out the following monday, it was a great a experience the room was confortable
It has hot water and good AC. Pillows are not that great. Good snacks on the fridge.

The staff ar late hours at night are not that friendly in comparison with the ones in the morning.

Cheap place to stay if you are looking for something less expensive nearby the hotel zone.

Awful disgusting hotel!!!

This place is a JOKE. We had to move out of the room 3 times in 1night. Half of the hotel didn't have internet, and tv bc they didn't pay the bill!
The rooms were disgusting! The fridge and the toilet were not working.

They all laughed at us when we decided to leave. Since we booked for 5 night we had to call to get our money back!

If you want to enjoy your stay in cancun, stay away from this place!!!

Cosy hotel dont expect too much

For cheap accommodation is ok but the room was full of humidity and i tried to change my room but they did not change it. You can walk to hotels and clubs zone 25 min or take a cab 5min. The staff was ok. It was high price because of the new years eve that's why i could not receive what i paid. This place worth 20 dollars per person/night, if so book if it's higher than 20 box i would not suggest to pay more.

Don't stay - Total rip off

It's was awful rooms do not look like pictures on line at all. People live there it does not look like a hotel. Room was not ready when we got there. I can see why, we were to have a two bedroom suite with three beds. Only had two beds with just a sheet on & no pillow cases. No curtains, wi-fi didn't work, no towels, furniture was old & falling apart plus bugs in room. I would never recommend & very disappointing to start a Mexico family vacation. Thankful it was only one night. Rip off wish I would of paid once we got there instead of online before we left. Should be removed from hotel list.

we book 2 bedroom apartment, but got 3 standard rooms instead. Also, all three rooms were in very bad condition with mold and outdated.
