Nice location and hard working staff. We weee happy with everything except that the kitchen stove and oven didn’t work. We didn’t find out until in the middle of preparing a dinner and had to figure out what to. Would love to go back in the future. Hopefully, this finest happen again.

We had a very enjoyable stay at this spacious and comfortable villa. The property is very family-friendly, with a beautiful beach, calm ocean, and a relaxing atmosphere. The staff were consistently friendly and professional, and the restaurant offered a good variety of meals.
There are just a couple of small improvements that could make the experience even better:

Sound insulation in the villas. Our villa (1401) is located near a main road where motorcycles can be heard late at night, sometimes until around 3 a.m. Upgrading the balcony doors and windows with modern sound-insulating options could make the villas even more comfortable for guests.

Restaurant communication. It would be helpful if waitstaff could provide a bit more explanation in English about how dishes are prepared. A menu with pictures of the dishes might also be useful for guests with dietary restrictions. On one occasion we ordered a fish dish (around $100), but unfortunately it did not match our dietary needs.

Overall, this is a lovely property with a great beach and welcoming atmosphere. We truly enjoyed our stay and would be happy to return in the future.

I can honestly say that across the board, everything about Beachscape makes for a great vacation stay. Top of the list is the staff. And their manager is Oscar and he is the best. The location could not be more family friendly. The water is calm and shallow enough for small supervised children. Hope to be back ASAP!

We had a great stay at Beachcapes Kin Ha. The room was clean, the AC and hot water worked as it should. The food was delicious. The entire staff was absolutely amazing, friendly and very helpful. The beach was clean and very calm waters. We will definitely be back.

The property was very clean and the staff was so kind and helpful! This was my first solo trip and the beach location with absolutely perfect. The ocean in this area is very calm because it’s in a cove, and it’s extremely clean and absolutely beautiful! The hotel simple and quiet, very clean and perfect for what I was looking for. The staff were amazing with helping me get around on my own and I would absolutely stay there again! They cleaned my room every single day and the property was very well maintained. If you’re looking for something quiet and simple this is perfect! Also very family friendly! Perfect location for walking around and catching the ferry to Isla Mujeres.

Yes. This is my favorite place in all of the hotel zone because they beach is usually pristine, calm and perfect for swimming. The 1 bd suite was amazing! I loved everything about it except the bed seemed to sag. I used all 3 patios and enjoyed watching the sunrise and sunset. I wished I enjoyed it more and stayed longer. As usual, everyone here is kind, accommodating and friendly.

Within the first hour, the water in my room started leaking. We were told there would be no hot water until it was fixed in the morning and that there was no other room available. I'd been up since 2am to fly and was momentarily upset, of course. Magically another room became available, so we moved but it was a ground floor unit and the traffic was very loud so sleeping was difficult. It was late at night and we were so travel weary but happy to have a shower. The rooms there are in rough shape. Not as clean as I expected. The water smells bad, the towels and sheets are in mid condition. Overall the rooms are awful. Both rooms had in-room safe issues, and on the last night the batteries in my room key mechanism died which warranted a maintenance man visit again. I had to call for maintenance several times, so often I feel like I knew the guy! So, locked out, no hot water, semi dirty room, too loud to sleep. This property is just okay.

You get what you pay for. The facilities were very nice but the room is dated. Little annoying things about the room. The bathroom sink takes forever to drain. Some of the electrical sockets are so worn out that the connection is intermittent. The pool and beach are very nice but as is typical of many resorts there are not enough chairs.

Room was okay. We upgraded to a suite and it was definitely out dated. There were 4 rooms in one room upstairs and we can hear everything next door. Some drunk man even tried to come inside thinking it was his suite. I expected more. We had a toddler so breakfast in bed was his only way to let us get ready, but we had a hassle with that even though we paid for breakfast. Beach was not clean a lot of seaweed.. restaurant by the beach was 6/10 very and very expensive for what we had. Overall it was a great distance to walk from all the night life, but I wouldn’t stay here again.

The place was just ok overall. Tiny bathroom given the size of the suite. We got a room on the road side and it was noisy at night. Poor WiFi connection and the TVs wouldn’t connect to WiFi so there was no access to Netflix, etc. Only one restaurant on grounds, which has a small menu. Friendly staff and great access to the beach. Would try somewhere else if I visited again.

This resort is located perfectly as it's a 20 min walk from the Cancun night life and restaurants; the villas are very functional with a supermarket within walking distance. The resort is well maintained and the resort is secure. There is a parking lot for your vehicle. Quiet resort, great place for a long stay. The beach is 5 star in comparison to the rest of the area - this quaint resort is all that you need if you are actively exploring the area or you want a quiet spot to read. We booked a catamaran tour to Islas Mujeres with Cancun Sailings and they picked us up at the resort and the port was about 30 min drive. I would suggest adding in the free breakfast option as it'll be more economical than paying in addition at the resort (if you are not cooking for yourself). Great value. Very Clean.

I want to mention that I had left some jewelry in the room at check out and as I was leaving the property, the front desk tracked me down to return my items. I was very impressed with the staff’s honesty and efforts to return my items.

breakfast in my opinion was good, very good in my opinion, before I left for vacation I read some reviews about breakfast how it was not any good and that food was cold, the cold food part, that I did see some of but in my situation I was arriving there at 7 am right as buffet was brought out which is probably why I only seen only a little of it.
rooms were very clean, I had a i bedroom suite, it had a kitchen and a large living room, pots pans and dishes were provided by hotel, as for the view from the balcony well I cant say much there, we all cant have an ocean view, I was offered an ocean view when I first arrived for an extra 50 dollars a day but I decided to stay with what I had not knowing how extensive that last minute ocean view was going to be. I did manage to catch a quick view of the full moon rising up over the ocean on my taxi ride inn, How gorgeous that was, if your there during that moon cycle make sure you DONT MISS IT it's one of a kind!!.
So big question would I stay there again, YEA for sure.

I don’t understand why this hotel has such high reviews. The beach behind it is beautiful, calm and had fantastic white fine sand, but the hotel itself feels more like a motel than a vacation resort. The front of the property faces a busy street, and traffic noise was constant throughout the night to rooms near the street.

The standard room we were given was far from what was pictured, outdated and with a strong odor of paint or old furniture. We asked to change rooms becuase of the odor and were told none were available. Around 1:30 a.m., when the smell became so strong it made breathing uncomfortable and brought tears to my eyes, we called again. After insisting there were no other rooms and saying others had stayed there, the front desk wanted to send someone to check the odor and we asked what they could do about it. After a long silence, he “found” another room. This could have been resolved much earlier. Both rooms were still close to the street and noisy.

We later realized we had Hotels.com VIP access, but we received none of the promised benefits, no wine and no room upgrade. Only when we asked later, he said the benefit was a bottle of wine which was given next morning when we asked again. Breakfast was also disappointing and barely better than a basic continental breakfast.

Overall, the high rating is very misleading. If you’re looking for a truly comfortable vacation experience and can afford a slightly higher price, I would recommend choosing another hotel.

This hotel is extremely well maintained, someone was always cleaning something no matter the time of day. The suite we had was perfect, with a kitchen, dining tale, sitting room, bedroom and bathroom, all for the same price as a basic room at the IHG hotel next door. The staff was friendly and helpful, the beach divine, over all 5/5 stars!

The only con is the food. The breakfast buffet was expensive and lukewarm, and not very good. We tried both lunch and dinner at the onsite restaurant, and neither was good and both expensive. Luckily, the hotel next door has fantastic food (though still expensive, lol) and can be walked to in about 1 min on the beach!

Absolutely stay here for the room though, the A/C is stellar, the beds comfy, and the room size exceptional.

There was no free shuttle from the airport to the hotel. Although we checked in in the early hour (after midnight), they only gave us 1 extra hour for checking out and wanted to charge us $50 US for 1 extra hour.

Overall, it was a good stay, nothing fancy, just good.

I didn't select breakfast as part of my itinerary. The biggest issue is the sargassum weed. The hotel must take proactive steps to prevent large build-ups. Otherwise, it's impossible to use the beachside. The smell is awful. The majority are using the pool, but its cleanliness is in question. Some beach towels are so old that you can see how thin they have become after the washing and drying process. The rooms are good and clean. Staff are very polite and helpful.

The rooms themselves needs updating; however, it is a beautiful property! The pool area and the beach were perfect in every way. Not all of the workers speak English and that was difficult for us, sometimes the cleaning crew did not show up until 3 pm; there was only one washing machine and dryer with so many suites... one of each was broken; however, everyone was very nice and accomodating.

BEAUTIFUL beach area, with lounge chairs, tables umbrellas, no extra charge, no employees lurking for tips.
Very cool, reasonably priced gift shop. Nice bar, patio area and pool with lifeguards! AC worked well, mini fridge worked well, even had a freezer. Rooms stocked with water and toiletries, ice readily avaliable. Restaurant HORRIBLE. I tried 2 menu items the 1st day. One made me sick, the other l took 2 bites of and it was awful.

We had a great stay here! It was exactly as advertised. I will say this-if you want a high-rise fancy resort, book one of those. This isn’t exactly that. It’s smaller and older but very well maintained. There was breakfast every morning with a varied buffet and an omelette station. The pool was nice. There was a bar on the beach. There were plenty lounge chairs and cabanas available on the beach for guests. We never had an issue finding one. The restaurant served good enough food that we really didn’t need to venture out if we didn’t want to. They have room service. The staff were incredibly accommodating and provided everything we requested, including booking us a taxi to the airport. (We didn’t really request anything outside of “normal” hotel expectations. Again, if you want your every need catered to, book a place that does that.) Overall, we were extremely pleased with our stay here. I do feel like we got more than we paid for.

I ended up booking 3 nights at this property. The first night the room I was in seemed outdated and the door did not close properly leaving me feeling unsafe. The bed had stains and hair in the linens and I did not feel comfortable sleeping under the covers. I spoke with reception the following morning to request a different room and the room they showed me was no better. I decided to upgrade and the room they moved me to had a better view but was smaller. The linens seemed clean until I woke up out of my sleep with my legs itching uncontrollably. Inspecting the sheets, I found 2–3 strands of hair within them and crumbs, dust, and what looked like hollow shells of what could have been bugs on the mattress itself. Unsure of what bed bugs actually look like I called down to the reception to request someone to come and look for me. After an hour of waiting I had to leave for the day and reiterated to the reception that I needed someone to come and check both the beds in my room for bed bugs and that I had woke up with several bites on my legs. They assured me someone would check and have an answer for me when I came back. Upon arrival back the new receptionist was unaware of my situation but only knew that the room had been cleaned. He sent housekeeping to my room to check again with me present. The housekeeper was told that he didn’t know the truth of what was found earlier but that all he knew was that they had cleaned and fumigated room. They then upgraded me to suite.

Really enjoyed our stay. Room was comfortable, very clean, and excellent amenities. The hotel beach was great, and we were even given drink coupons and a bottle of wine at check in. There was free on site parking, and the grounds were beautifully maintained. My only real complaint was the low water pressure in the shower, but this seems to be an issue in just about every hotel in Cancun.

This far exceeded my expectations. Our room was spacious and well equipped, one big balcony with a beautiful view, and one smaller balcony. The shower was amazing. The beach directly in front of the resort was the cleanest part of the beach, with loungers and a bar/ restaurant available. The staff were so friendly and accommodating. The entire resort is very well maintained and easy to access all areas. The location is within walking distance to the main strip for shops and restaurants (15min max). Aircon in both the main area of the apartment and the bedroom which was ideal. Would recommend, and would definitely stay here again.

I liked the food I did not like the prices, it could use an upgrade my screen door was broken there was no good seal to my patio door and it strongly needs to have thicker walls or some sound proof adjustment for a claimed VIP hotel please make sure it lives up to the name this is NOT a VIP hotel. The staff were absolutely wonderful the access to the beach was nice and easy.

Excellent in every way. Super comfortable, clean, new, well-equipped, safe rooms with balconies or terraces, and very attentive staff. Unparalleled food, with a large, varied, and delicious breakfast buffet, featuring meats and lots of fruit. The food at the beachfront ranch, called Palapa, is delicious, with an haute cuisine touch. A large and safe pool. The blue, calm, and serene beach offers plenty of warm water, with no waves and plenty of guano umbrellas. A local bus stop is located in front of the hotel for a dollar, and you can go to various interesting places: markets, museums, the aquarium, the King's Pyramid (a Mayan archaeological site), or restaurants on the lagoon.
Excelencia en todo. Habitaciones super confortables, limpias, nuevas, con equipos, seguras, con balcón o terrazas, staff muy atento. Comidas inigualables, bufet del desayuno amplio, surtido, delicioso, con carnes y muchas frutas; la comida del ranchón frente al mar, que se llama Palapa, es deliciosa, con toque de alta cocina. Piscina grande y segura. Playa azul, tranquila y serena, puedes bucear, nadar y estar un largo rato dentro del agua que está caliente, no hay oleaje y hay muchas sombrillas de guano. Frente al hotel está la parada del ómnibus local por un dólar y puedes ir a diferentes lugares interesantes: mercados, museos, aquarium, la pirámide del Rey (sitio maya arqueológico) o restaurantes en la laguna.

I did not like that we got 2 rooms very far from each other, 2 separate buildings, as a family we needed to be closer.

When we checked in they forgot to offer me the free perk (bottle of wine) and told me that everything was paid.
Later I got a call around 6pm saying that payment was not made, so I had to go back to the reception and make the payment. At that time they offered me the bottle of wine.
We had lunch at the restaurant and they said we could charge it to the room. Later at 10pm when we were in bed they called us and said we had to pay now. The guy from the restaurant showed up at our room at 10pm. He said they didn’t have a system to charge the room. We were so pissed.. we were already in our night clothes ready for bed.

My only suggestion is to keep the hall clean. Guest order food and leave the plates in the hallways. This doesn't make look clean the place and also bring cockroaches.

I love being able to be able to walk out to the ocean and then also be able to walk down to the area where Coco Bongo is! The breakfast is also 11/10 highly recommend!!

This property is nothing like the pictures. I asked for double beds and I received one. The patio is connected with other guests. It’s absolutely very noisy. The guest services were rude. I asked to be put on the first floor because it was available, he asked her in Spanish can he move me (she responded no put her on 4 tell her it’s booked, not knowing I can speak Spanish also smh. The elevator is very tiny. If you’re claustrophobic please do not consider. I had to step over cement where they were repairing the floor with my luggage. I looked in the room and said “NO”. The door is made of cheap wood and there’s about a 1/2 inch gap between the door and the floor. You can hear a lot of noise. If you love your safety for you and your family, do not book this place! I instantly checked out and checked into the Riu Palace Las Americas and was safe!

Bonito hotel, excelente ubicación. La playa es hermosa, personal amable. Lo que no me gustó es que para el servicio de alimentos en la playa te dan utensilios desechables de plástico y sobres de catsup y sal. Y tristemente encuentras los cuchillos y tenedores en la playa, los ves entre la arena porque la gente no tiene el cuidado de depositarlos en la basura o dejarlos en sus platos para que los recojan los meseros, incluso vi aves sacando los sobres de catsup con su poquito para comerlos, Es realmente una pena que el hotel no tome cartas en el asunto en esto. Creo que por lo menos deberían dar cubiertos de madera u otro material ecológico o algo así. Y usar envases para los condimentos en vez de sobres.

Brakefast was really good!! Every day something different, pool was amazing and safe, they always have a lifeguard on site and that's gave us a very good sense of safety.
Convenient store just across the street, restaurants very close and walkable distance.

I like that bite as a smaller hotel and the property and gardens were lovely. The served a good breakfast buffet and had a beach front restaurant . I didn’t like that I couldn’t book the room of my choice or a beach view room ahead of time , you have to book a certain type of room ( suite, room etc . ) with no option as to where it is on the property. I have stayed there a few times and the first time paid extra for a great room.
Next time I was put in the same type of room but facing a busy street , far from the pool and restaurant . Was not happy and was able to pay extra for bc a better location but why can’t I book ahead !
