This is for the Oceanside Room. View was spectacular! Location was excellent. Two of three staff were lovely and helpful, one went out of her way to make sure our stay was pleasant.

The room was under maintained and stocked for the price. We chose in part for a kitchen, but it lacked amenities. For example, two forks, two coffee mugs, and two bowls were supplied for a room for four. We had one small steak knife for cutting, no hand towels, no hand soap in the bathroom, and the handle to the shower control fell off while in use. Frustrated, I went to open a bottle of wine and found the opener provided was broken as well. We purchased some items from the store to make our kitchen functional, something unexpected and we were trying to avoid.

Other problems (though not necessarily hotels fault and not part of my rating) included that the water was shut off for several hours reportedly from city. The managing hotel offered a room with a working shower so was grateful for that. Internet was unreliable as well.

Overall, we absolutely loved our view of the water and two castles, and we walked everywhere with ease. With simple cosmetic updates and small investment in amenities and maintenance, the room would become a disappointing experience to a wonderful one.

Once we arrived the whole city was having a water outage. We were devastated by the news of no running water! But with all that going on this still ended up being the best vacation that me and my girlfriend has ever been on!!! The staff was amazing, they made sure to keep bringing fresh water every day. This is by far the best location that you’re going to find! You can just come out your door and walk old San Jaun and be in the middle of everything! Location location location!! Now the best thing about the room would be the beautiful ocean view! Make sure to get the ocean view it’s a absolute must!

No hot water in shower. No wash cloth provided. We did have stove but no microwave. Only complaint really was the ice cold showers everyday. Even after being in the sun a cold shower isn’t exactly the most pleasant lol. All in all it was great. Location was perfect for old San Juan. And that balcony view was as sooooo beautiful. Waking up to waves and the street life.

The address they have online is not the real one is an abandoned building, i almost thought i was scammed. They are administrated by another hotel they finally answered the phone and i found out where i needed to go. Then they said that i should have gotten an email with details. I did not. The room was not that clean and there was a hole in the wall. I guess you get what you pay for.

Fabulous location but be warned it’s a typical OSJ apartment - very narrow three story walk up. That said, the views were absolutely worth the effort lugging up my admittedly overpacked suitcases up those three flights. The photos on the listing are old, meaning the kitchen and bathroom are in desperate need of updating and refitting. If you can deal with some wear and tear, then the price can’t be beat. I’d stay here again. It was spacious, clean, and worth every penny.

Extreme lack of attention to detail. We booked the place because a kitchenette was described and the pictures clearly showed a microwave and coffeemaker. These were missing! We were also not given towels and could not get in touch with management. We were thankful that the hotel where we pick up keys were willing to give us towels. Everything is just a bit neglected. The bathroom could use a functioning curtain and rod system. Multiple lamps were either broken or had bulbs burnt out. The oscillating floor fan didn’t work. I’ve tried to contact management about a discount and cannot reach anyone.
This place is in a good location and could have been a great stay if the amenities described were actually provided.
The bed was comfortable. The balcony was lovely and the location was perfect.
Overall wish we would have booked somewhere else to get what we paid for.

We took a cab to 412 Calle Norzagaray. That had a locked gate. So we were on the sidewalk with nowhere to go and not knowing anyone. We walked around the block to the other side of building to 413 Calle Sol. Another locked Gate. A local couple told us they knew the owner and offered to call them. The owner said we had to go to 262 Calle Sol to check in. We had to our carry our 2 large and 2 carry-on luggage 3 blocks down the street on uneven streets and cobblestone roads to Check in. They said we couldn't have our room because the air conditioner was not working and gave us a room there for 1 night. The next day we had to carry our luggage back to 412 Calle Sol because the air was fixed and they were booked full. There was 2 flights of stairs to go up to the room. No elevator. We got to the room and the air conditioner didn't work. They sent a guy to fix it and it only worked for a couple hours and quit again. They never tried to fix it again.There were 2 ceiling fans in unit, neither one worked. The leading edge of the fan blades were black from filth. There was no Towels in unit. My wife walked down to the checkin hotel. They gave us 2 towels and said the couldn't give us any wash cloths or hand towels. No housekeeping at all. When you walked on floor you could feel the dirt on the floor. The balcony door was held closed with a 2x4. My ocean view was of a street going to business district.

To find location go to 262 Sol for he lobby open 24/7. The streets that are parallel to each other have the same numbers across, so the street next over and the building next to it also says 262. Make sure you're on the street before the the street that connects along the fortres \"Sol\". Then my building was in 413 Sol. So it's one of those places where you check in somewhere and then stay somewhere else. The condition seems sketchy and old but when you get to your room, you realize that you have a prime spot in a great location, I had a balcony that was right across the street from the ocean and the fortress. Could literally not have been in a better location. Was a whole apartment. A few small bugs here and there but not on the bed, mostly by the sinks. The building is old, very old, but updated with acceptable appliance, great TV. The floor is always dirty no matter how much you clean it, so wear socks all the time. I personally as a young male alone, I was thrilled with my room. This place was perfect other than the flooring and the light bug problem. If you can get over those small factors of having a hard time finding it and the older condition this is the best place I think I've ever stayed. Price the and location outweighed everything in my mind.

Big problem with ants. Needs updating inside. Only one key and you had to have key to come OR go because you could not open from the inside without key either, which is really hard with a group who won't necessarily be together all the time. The bed in the balcony bedroom groaned and sqeaked with every single move anyone made. Has a stove, but nothing to cook on it with, and no microwave. No hot water.

Check in is a nightmare they should do a lock code on the gate and a lock box on the apartment. There is no parking you have to go to a different location to check in again no parking it’s down town old San Juan crowded narrow streets. People yelling at you the desk clerk telling me at 2:30 check isn’t til 3 and it’s insane there is no way I was getting back around and to the apartment by3:00 anyway. There are two glasses one pan no salt pepper or any supplies only coffe no tea and enough toilet paper for ONE day we were there Three. The ONLY THING that was good was the view. A total wreck of an experience

Me aloje en la habitacion \"Ocean View\" del 7-9 nov. La habitacion cuenta con 2 cuartos, cocina con nevera, estufa electrica, microondas y cafetera, algunos utensilios como platos, vasos y cubiertos.
La habitacion estaba bien limpia y tiene excelente vista hacia el mar, lo que nos permitio disfrutar del evento Lola Challenge.
Consta de 1 solo aire acondicionado, pero la puerta del segundo cuarto se puede dejar abierta y este tiene abanico de techo.
En nuestro caso el lugar cumplió su proposito ya que necesitabamos un lugar donde descansar y es bien tranquilo. Cabe recalcar que no es un lugar moderno, el piso y la cocina necesitan renovacion. Pero todo lo demas estuvo bien. A la salida el personal de limpieza fueron agradables y atentos.
Lo recomiendo ya que es un lugar económico y accesible.

I will start with the good stuff. The location is amazing…literally across the street from San Cristobal. And just being anywhere in Puerto Rico is magical. The unit itself is really big, the bed is huge, and the bedroom has a built in hammock. Also, the front desk staff are very nice. The bad - the check in process is a little confusing…the keys are in a hotel couple blocks away, and we got our keys and went back, only to find our unit wasn’t at the address listed, but on a wholly different street. But most importantly, like others mentioned, the place is a dump. I know it’s old, so it could be rustic or shabby chic, but it’s just gross in so many ways. Yuck. But it didn’t take away from a wonderful time in PR.

Ocean Views - It is an old building so you cannot expect perfect conditions.
The main bedroom was also the living area, comfortable very large bed and good air conditioner.
There was a 2nd bedroom that wasn’t needed by us but was good for drying the washing as it was so hot, in warmer weather it wouldn’t be possible to sleep in there.
If it rained too hard water came under the door in the very hot room, but bath towels helped.
The fridge and cooker were excellent, minimal cooking utensils. The stairs to get upstairs were narrow but doable by us. Great location, fantastic views.
I would stay there again if the opportunity came up.

To be honest was terrible. First I had some delays so we call to let them know that maybe we will miss the Saturday reservation, on that call she said it’s fine don’t worry. But then when I get the on Sunday 13, straight to the address is there, there’s no way to go in or nothing so when I call they said “you have to walk 4mis distance to check in” now my point is: why there’s no information of that in the emails or even in the call I did the day before. So we all the luggage I had to walk over there. Then we get there and the front desk is talking about how the phone is non stop and she can’t answer. Like a people are lost how we supposed to resolve ?!
Only 1 toilet paper for 4 people, there’s only one air conditioner in the first part so if the other bedrooms close the door for privacy they will die w no air or breeze. They need to make some arrangements to that over there

Disappointed and Heartbroken

Originally,I booked a room for La Capitana. I booked 2 beds with Ocean View. However, I received a message letting me know that my original booked room was unavailable due to them remodeling the building. They sent me to a sister property down the road. Although the room at La Terraza was beautiful, it was not what I booked. I was disappointed and heartbroken. The room they gave me lacked any privacy at all. The bathroom had a frosted door with no lock. Anyone that was in the room can hear what you had going on in the bathroom. No Privacy to change your clothes as the bathroom area was completely open to the main room. Had I known that this was the case before I booked La Capitana I would of booked my stay somewhere else with 2 rooms as I originally intended. La Capitana should be removed as an option for booking until it is completely fixed. This was false advertising if you ask me. I should of been given some money back for my inconvenience.

Well the view is Amazing! But the room was bad the first night there was a leak in the bedroom from the ceiling. All we heard the first night was dripping, we also had to sweep and mop the floors there was a lot of dust. We also had to clean the bathroom and the living room furniture was all stained and dirty. You can see from the ceiling there had been a really bad leak. With all that said they did come and fix the leak the next morning (when checked in after 6 maintenance was gone for the day). They also offered to have someone come clean the room the next day but we did it ourselves. The living room ceiling didn’t work and the only ac unit is in the bedroom. But the bed was very comfortable to have been an older mattress the water was hot and it did look like they are up dating the building.

We had an amazing stay. It was placed in a great part of Old San Juan. Allowed us to eat, visit, and shop comfortably. We had easy access to and from the airport. The staff was friendly, the coffee was delicious, and the roof top was enjoyable! Definitely recommend staying and enjoying the city!

There small apartment with a king size bed, I originally booked two beds, sofa bed had no sheets, I had to call the from desk that by the way was a few blocks away, no bathroom amenities and bedbugs bite me during my stay there. I have bites all over my body. I was really excited to stay in san juan city center but this was an unpleasant stay.

Address on this property is incorrect. The address is 413 Calle Sol. The building is older than pictured. The kitchen and bathroom had ants but this is common in old buildings. The windows opened onto the inner stairway, the front windows were barred closed. The positives was value for money, location and huge size. The bed was new which was great. Couches are stained and shower is small.

When we checked in, our property we rented 6 months ago and verified two days before we were told had water damage and the balcony needed repair, so they put us in the hotel there on property, at no time was I offered any compensation, I was told this space they put us in was more expensive than the ocean front apartment. I feel as though many problems could be overlooked by waking up and at least looking at the ocean. Let me just say the staff was very helpful with questions and problems, I know it isn't their fault, but the hotel was running off of generator for two days and we were on the third floor, so the elevator did not work. The ice machine in the fridge was not working, dishwasher not working, the showers have no pressure and there was enough hair in the sink drain that you could make a wig. We stayed for 4 nights and all in all we were safe, the area is residential with a couple bars and nice resturant on the same street. Just feel as though they should have in some way compensated for the loss of scenery that we did not get to experience.

Property is far from the hotel and on third floor with no elevator. Appointment is not clean. Only one pair of keys, but it is 2 keyed doors on entrance to stairs and in apartment so if one person needs to go another one should go with him to open gate and after that come back on third floor

I paid a fee for housekeeping which I did not get the entire tiemmI was there which was 3 days. we were 4 people in total and one toilet paper is crazy for 3 day stay. The staff had me walking for about an hour and a half to do my check in despite the fact that I told them I was lost and couldn't find the place where they said the check in is supposed to happen. I arrived at 4. Walking up and down then steep streets of san juan looking for the other hotel that was located in the back of the same building i was supposed to be staying at. Service was terrible. The only good thing was the view. The bathrooms were dirty and very small. I will not recommend it and I won't ever stay here.

I had booked this property because our flight had got cancelled and we had to stay an extra 3 days. it was the cheapest so i wasnt expecting nothing fancy. u have 2 get your key from one location nd then walk to the apartment building. the hallways r very thin so if youre wideset it would be hard to go up the stairs. i had reserved the ocean view room. everything was put up but the floors were not mopped. i could not walk barefoot or my feet would turn black. there was dirt everywhere. the wifi did not work but we had service so it wasnt an issue for us. the tv was connected to the wifi but would go in and out so we had to unplug it multiple times to get it to stream. the stove was very old and only 2 burners worked. the room with the ocean view was very hot but if you kept the door open and the outside door closed at night it could get cold. the view was beautiful... we loved sitting outside nd looking at the water. and the location was in old san juan so everything we needed was in walkable distance. laundromat/grocery store/ and other shops. like i said... this was a last minute booking so i wasnt expecting nothing spectacular but the view and location made up for it and we still made it work.

Location was perfect right in the heart. I didn’t complain while staying there but omg paint chips kept falling from ceilings, bathroom shower poles kept falling down and hair everywhere in bathroom. Tile floor in bathroom very dirty. The bathroom was the grossest. The place didn’t feel at all clean sofa was stained dirty… like I said the location perfect but my God the place needs upkeep and super dirty. Not what it looks like in pics. Sorry but not sorry.

Prime location awful property (Zen studio)
This hotel is located in a great area. Unfortunately, there were many issues that made our stay very uncomfortable and unsafe. You will walk into a spacious loft with no air conditioned in the living room, just the bedroom. The bathroom shower is very tiny, the water faucets and the shower curtain are broken and filthy. The front door lock doesn’t work we were afraid someone would break in. The list goes on and on…The owner should provide the basic amenities like towels, paper towels for the kitchen and some guest information of the location, WiFi, places of interests etc. This studio needs to be renovated, just look at the pictures. Also, this place was not clean. When a customer books a hotel should have some basic comfort without requesting it.

A lot of the negative reviews stem from the fact that people do not thoroughly read prior to booking. The listing definitely states that not only is the property address a different location from the check-in location, but it’s only stair assessable. Checking in was easy and the property was only about 2- 2 1/2 blocks away 4min walk! I had the Ocean View room and was met w| nice AC upon walking in and the view is absolutely beautiful! Walking distance from just about anything perfect location! Now there were some downs, such as I did not receive check in instructions until 12AM the day of travel after being told I’d get them the day before, both checking in and out no one was at the front desk I was saying hello with no response someone came about 7mins after. The walls of the property and rooms look much older than the pictures used for the listing. The painting doesn’t look fresh, some cracks and water bubble damage which is why people are saying it isn’t clean. The Wi-Fi also didn’t work. With the property being on sort of a main road if you’re a light sleeper the vehicles and loud larger groups of people having conversations passing by will wake you. The Wi-Fi also did not work. If you’re looking for something modern and have health issues with getting up and down stairs and are a light sleeper I wouldn’t recommend for you. For a solo traveler, couple or group of 4 on a budget I’d defn recommend! I really do believe once they take the time renovate the place it’ll be one

I wouldn't recommend this room to anyone. First you have to go to another hotel to get the key. After I had to walk down several blocks to get to my room. The suite was up 3 flights of narrow steps and when I finally got into the room I was met by a Hot and Humid living room and a fan. The shower is small and not clean. The shower curtain was filthy and tattered in that tiny excuse of a bathroom. Not to mention the tv had 0 channels and everynight there were various noises coming from residents that live there full time. I recorded some of the noises after the 2nd night. Water damage on most of the walls that were badly covered up that just made the stains more noticeable. This site needs some serious renovations before they even consider to rent it out again. 0 out 10 recommendation.

The stay started off poorly because the hotel does not have a drop off section and you have to check in two blocks away. This was not communicated to us. The room was good sized with a LR, Kitchen, and BR. The ceiling fan in the LR didn't work but the one in the BR did. The bed was a comfortable King. The windows were metal slats that gapped and allowed in a fair amount of sound. There was a rain storm one day and the roof in the bathroom leaked. There was a puddle of water in the bathroom. This was made all the worse because there were only two towels in the whole place. We needed those for showers. Also no wash clothes.

Mixed experience. I can split this in two. The good the view is amazing and the location is premium in Old San Juan. The not so good, the mattresses are uncomfortable and old, one of them have a dip that’s very noticeable. The furniture is old. When I checked in the host at the hotel told me “the view is amazing, unless it rains, the. It’s not so much. So, it did rain overnight ñ, I left the windows half open and when I woke up in the morning I had water all the way into the kitchen. The bathroom is very small which I don’t mind much, but the sink is so small that you make a mess when you are brushing your teeth. Also no elevators, and a leak by the balcony door.

Great Value for budget savvy seasoned travelers

The view and location are amazing like most others have noted, and the beds are very comfortable.
The place is older and could use some TLC, but it is very clean and comfortable with an excellent mini split AC unit, ceiling fans/wall fans.

Acessibility - Two large steps to enter through heavy metal gate, then there are two flights of narrow stairs, then 15 feet hallway and across a small open patio, a short walkway. and two steps up to reach The Balcony Apartment. It was no problem as we are active, youngish and healthy. though, if you have a physical disability, an aging travel companion, or are generally very inactive, this would probably not be the best choice. Especially as parking is hard to come by and nearest parking garage is about 4-5 blocks away.

The kitchen while aged, (as is most of the furnishings) and clearly effected by being in a tropical environment has everything needed and nice quality of utensils/pans etc., and is super clean and in good working order.

Mostly quiet except on weekend nights when cars (with the bass up lol)seem to cruise the narrow street between the building and the San Cristobal Park across the street (above the ocean). Even so, it was quiet by midnight. and not disruptive to our hanging out or sleeping.

Overall an excellent spot for the money, if you do not require lavish accommodations. If you expect a Hilton or boutique place, probably not for you.

I would totally stay here again. A great location, view and value.

We liked the convenience of walking around Old San Juan and dining around the area too. We liked the view very much. The building is old and needs updates on windows, doors which are not very secure, and bathroom is outdated and tiny. Also, we suggest disclosing the fact that the building has no elevator as we are older and had to carry our luggage up to the 3rd floor on a very narrow and deeply inclined staircase.

Expedia, I contacted many times and no response. We booked La Caitana old San Juan hotel for 2/19 and 2/20. The owner refuse check us in and keeping told us that we have to leave, we are on the wrong address. She send us to 3different addresses until my kids can’t walk anymore. I also asked police to confirm the hotel address which lead us back to the same place. The owner is hiding from us and clean guy does not speak English. We have to find another hotel After two more hours arguments. Expedia, give me money back and I will not have a business with u anymore. Btw, I also complain to BBB and all social media bc what u did

It’s all about the location and the views. They are indeed amazing. That’s the main positive. The access is challenging as the unit is located on a third floor with no elevator. The unit is old and it shows. Furniture, bathroom and kitchen show their age and look cheap and very used. There are cracks on the balcony structure that can make some people nervous. But the views are breathtaking…

Para empezar, me cambiaron el lugar; no era la dirección que escoji cuándo reserve. Había pagado la mitad y aun asi me cobraron el total otra vez.. decía desayuno incluido y no me dijeron ni la hora ni el lugar donde lo servía. Enfrente de la puerta habia un charco de agua que no limpiaron cada vez que pasabas te mojabas los zapatos si o si. El cuarto muy amplio si , pero con mucha humedad y telarañas en el techo.
