Beautiful historic hotel built in 1530’s. Safe with locked front door, kitchen amenities, and you have the gorgeous streets of Viejo San Juan right when you step outside. Everything is in walking distance. Loved it!

Staff was incredibly lovely. Location was fantastic it was so convenient to be able to walk everywhere but be mindful it is very loud at night. The luggage storage was super helpful coming in after a cruise. The property could use some T&L but it has such wonderful charm, specifically the door to the balcony on the presidential suite was worn down with a deteriorated hole so small bugs could fly in towards the lights in the evening hours which wasn’t the end of the world but was irritating. It worked for a large group of us and if the price was right I would stay again.

Beautiful historic building, very clean and comfortable. The Presidential Suite is perfect for a family (4 adults, 3-4 kids). Big kitchen and dining area. The front rooms can get noisy at night so just bring a travel white noise machine if you're sound sensitive. Easy morning walk to Alma Cafe for breakfast and Cristobal Castle. Longer walk to market, San Juan gate, museums and the big fort. Only minor complaint was they don't actually provide a late checkout option, which we didn't know until that morning. Front desk should have told us this at check-in, because the email says the option exists for an extra fee.

It's such a beautiful hotel! We love the decor and the hominess. Rooms aren't big but big enough to relax in after a day of exploring the beautiful Old San Juan area. It's close to so much shopping and great places to eat and have a drink or two.
Highly recommend! We'll definitely be back♥️

Ideal spot for a short stay. Walk around Old San Juan and don't worry about finding parking. There are bars, restaurants, and shops all around. The hotel staff are friendly and helpful.

The air conditioning worked at 70°, however there were noisy condensation pumps that kicked on every hour and kept waking us all night.

The hot water didn’t work at any spot in the suite, cold showers in both bathrooms. We repeatedly asked front desk to remedy situation but nothing was done about cold water only situation.

None of the outlets in the lower bedroom worked, the wall light fixture had no bulbs in it, the kitchen cupboards were full of dust that the cleanish dishes sat in, there was mold all over the plumbing in cupboard under kitchen sink, the refrigerator handle was broken off and just laying on top of the refrigerator, and upon checking out and going over the concerns/issues, we were wished a nice day.

Not worth the $300

Truly fabulous- a gem in Old San Juan, fully walkable, loved the balcony, and the common kitchen area was perfect for our family. Staff was so warm and welcoming - cannot recommend this highly enough! Exceptionally clean, solid wifi, aircon fully functional, most importantly this location provides a sense of place and history.

Beautiful hotel. Our room and communal areas were very clean. The staff were friendly and very helpful. I left my phone and they made their best efforts to reach me to return it before we boarded for our cruise. The hotel is within walking distance of the pier and in the heart of the shopping area. I give them 5+ stars and highly recommend staying there.

Location is excellent , the detail and colonial style is beautiful, felt cozy and very warm , like if we are in our grandparents house. Now the bad part, the bathrooms needs a lot of TLC, like a full remodeling, vanity, toilets and shower. The are in poor condition. In our room, toilet was wobbly, vanity is very old and shower needs attention like urgent.

Staff was friendly and helpful. Great location in old San Juan, right in the center of restaurants, shopping, nightlife, El Morro castle.
They have a problem with musty air and mold. Even the bedding smelled musty. Our room was dark and windowless. We left after one night.
Other guests we spoke to had a great experience in one of the suites.

- Parking is not available. It's a one way street that just enough room for one car.

My family and I loved it. Staff very helpful and nice. Close to restaurants,shopping and historic sites. The only downside was no hot water. We stayed in the 2 bedroom suite, beds were comfortable had a little couch, kitchen and one bathroom. Overall my family and I enjoyed it and will come again.

Location, location!! In the heart of Old san Juan. So much to do just steps away. The staff was phenomenal, very kind and helpful. The rooms are small but very clean. We went at the end of March following a cruise. We walked from the port to the property (10 min walk). The room was muggy and hot and the air didn't seem to do much. I can't imagine what it would feel like in June, July. It was just what we were looking for as far as location. Would recommend pre or post cruise. 1 to 2 days tops. The property has a spa but we did not get to use it due to time restraints but it looked nice and prices were very reasonable. Don Takos is just around the corner and would recommend eating there!! Would return!!

This hotel is located in the center of cruise ship cheesy stores. It is very loud, though does enforce its quiet hours. Very clean and staff is very welcoming. It’s good for budget travelers…beyond that look for someone else.

In central location. We stayed in the suite #7 which was basic and subpar at best. No hot water when showering, plumbing was old and the toilet was not secure to the ground. There was a rainfall overnight and through the morning and water leaked into the unit through the floor that got clothing, suitcases and shoes wet. The amenities in the central lobby/kitchen is ok but no dishwashing liquid to wash cups that we wanted to use, and the free coffee is a tiny machine that all units share.
Only recommend if you’re here for one night due to location but don’t expect to be staying in a nice room if booking this specific room.

The sheets in the loft bed were stained and filled with dirt, and the couch was also filled with dirt. I was also surprised there was only one bathroom for a room accommodating 8. Finally, the street noise into late into the night was staggering.

We were pretty disappointed in this place. It doesn’t look anything like the pictures. It’s old and tired. Rooms have no windows, which is odd. All the rooms appeared to be on the ground floor and the small, tiled hallway is loud when anyone is talking or going in and out of their rooms at all hours. The staff was nice. I wouldn’t go back to this hotel. Definitely not worth $200+ we paid.

We just needed a hotel room to crash because our flight arrived really late. The bathroom could use some updating. It was clean. The doors have glass so your room is never dark because the light from the hallway reflects into your room for the price. Honestly, I was a little bit disappointed.

This is a hidden gem in Old San Juan. The room was SPACIOUS, well appointed and reflected classic Puerto Rico style. Our room had a stove, full size fridge, great air-conditioning,Nice bathroom with a shower that never ran out of hot water. They have some common areas with seating, coffee, ice, and vending machine that was reasonable. It is on Fortaleza street so evenings were a bit noisy but i live in the city so nothing too bad.

There were a lot of things in the area which made walking doable. For example restaurants, street vendors, jewlery shops, etc. and even if some things weren’t you could always uber which didn’t cost much unless the place was 30+ min away. The only thing that is a down to this property is the fact that the street is right in front of your room so sleeping can be an issue if you’re a very light sleeper. The honking, yelling, and music did wake me up a few times but my stay was still great.

Very centrally located, couldn’t have asked for a better location. Street was a little noisy on the Saturday at night but we didn’t mind, and it wasn’t as noisy the following night but just to be aware of. Would highly recommend this place if you want to explore all that old San Juan has to offer. We enjoyed walking to both Castillos, which were only a few minutes away. Felt very safe at night walking, plenty of restaurants and souvenir shops just feet away. The kitchen was very well stocked and as a family made cooking very easy.

The property is in a prime area. Close to shops and entertainment. However the rooms were very loud. The light in the hallway filtered into the bedroom so you can’t get a good night sleep. I would recommend black out curtains and reinforcing quiet time between 10-6.

This property is old and has not been updated in eons. For the price paid I expected better. The toilet seat was loose. The hot and cold water handles or loose, this shower controls were loose, they were cracks in the shower wall, the layout of the bathroom was wonky. Bottom line this property is an older property with no current upgrades and should be priced as such.

Due to the ice freezes that were expected in our home town, we had to make different travel arrangements. I booked it through Expedia and contacted the hotel several days ahead of time to try to change the date of our stay to the next week. Expedia even tried contacting them to see if they would change it. They could’ve easily switched it to another day. We weren’t even asking for our money back just change the date. A business that cares so little about guest satisfaction doesn’t need business apparently. There are plenty of great places to stay in San Juan. I’d look at others.

I wrote privately but i not even an apology was sent. My experience wasn’t good and, in my opinion, this hotel should not be part of Expedia “VIP properties”, no benefits received. The first room assigned had chips and chip stains on the bed, visible sign that it wasn’t cleaned. I asked to be moved. The second room, which had 2 beds, had hairs in one bed and black dirt in the other. The towels were stained all over and with evident signs of overuse. Paint on the walls was peeling which is a hazard considering that those buildings are old. Old should not be an excuse for dirty and neglected, and I’m local so this is very disapointing. I was too tired to ask for another room change since it was only one night. Lobby and attention were good.

I had high hopes for this hotel but left pretty disappointed. Let me start with the good. The staff was great! Everyone we interacted with were friendly and did their best to help during our stay. The beach towels and sunblock were a nice touch. The building itself is charming and has a lot of character. Now the cons. The presidential suite is so loud. Any noise from the street just radiates through the room. We didn't get any sleep. We were able to move to a different room due to the noise (which we were grateful), but ran into other issues. Very little warm water despite the room having two bathrooms and enough space to accommodate 6. We only had 4 people in our group and could not all shower in the same 2 hour window. The outlets in the downstairs bedroom kept going out (not able to charge a phone next to the bed and access the alarm or use blow dryers, etc). The mini split makes a loud obnoxious noise every 2 hours or so (maybe the pump). No way to get any sleep. The \"complimentary coffee\" between 6-10a included a mini travel size coffee maker to be shared by the entire building and was always empty. The general cleanliness of the floors and baseboards of the rooms could be better. Dishes in the cabinets were dirty. I really wanted to love this place. I've stayed in older hotels and expected flaws but not sleeping and showering comfortably impacted our whole vacation.

There are zero windows in this entire facility, it is so musky from wetness and mild you smell it as soon as you walk in. Our room had actual mold all over our ceiling, we stayed out of the hotel as long as possible, other than to go to sleep and we paid for a two bedroom suite. Staff was kind but I definitely would not recommend.

There was no electricity and incorrect/misleading information as to when the electricity would be back on. The hotel does not have a generator, so no lights or air conditioning. When reserving, I upgraded our room, spending $300 for a night. The regular sized room was on the main floor behind the reception desk and had no windows (we only viewed it with a flashlight). Total waste of money. We ended up staying across the street at a hotel with a generator for $187. Skip Fortaleza Suites.

Location was great a few blocks from the fort. Very walkable location. Parking offsite at garage wasn’t perfect but understandable given location. Room was charming and spacious. Hot shower and good bed. Would stay here again. Ac dripped on the guest room bed was my only complaint here. The water line seemed to be clogged or something on the mini split unit. Probably should’ve mentioned to hotel staff but didn’t.
