We had a wonderful time, and will definitely visit again! Room was perfect for 2 adults and 2 teens, and our balcony view of the pool was amazing. The staff were very friendly and the food was good! Definitely recommend an afternoon swim in the pool with the swim up bar.

We stayed as a family of 5 at the Royal Cancun Villas and had an amazing time! We had an all inclusive two bedroom suite and it worked out really well. The villa was clean, rooms had everything we needed and staff was wonderful! Pools were great for all ages and there were plenty of food options. There was a lot of food and drinks for kids and everyone. My kids ate pretty much the same stuff everyday which I was with, how ever the rest of the buffet was okay. We felt like it lacked seasoning ( specially salt) and was a little on the bland side. But again they had a lot of options so you wouldn’t be hungry! We also go to take the free shuttle to Royal sands and enjoy time there and use all the amenities with our card key. It was a beautiful place with beach and great food. Overall my and my family had a wonderful time staying at the villa and I would definitely recommend to families.

Amazing trip, rooms were clean and staff was extremely friendly. Dining options were minimal but with 3 kids the room service and buffet option was all we needed. We were never once asked about time shares which I read on other reviews. Kids really enjoyed the kids club. It’s a smaller property which is great with kids, we weren’t ready to leave.

The facility was very clean, super conveniently located to the beach, the food was AMAZING!! The staff and other vacationers were so friendly and we absolutely loved it there. The staff at the LaPlaya restaurant, especially William Hech, the manager and our most favorite server of all, Hector, went above and beyond to accommodate every possible need a guest could have wanted. We realized after we got there, that this was a more of a low-key quiet resort and I couldn’t help but pat myself on the back, lol. Even the children were so well behaved, I found it impressive. There were no hidden cost or fees and this was the first resort I have ever been to that looked exactly like the pictures, even better actually. Unfortunately, on day, 3/6 of our vacation, my sister fell and broke her arm, which really put a damper on the rest of our time here. However, it was of no fault of the resort or anybody associated with the resort, and we still did our best to have a good time. The only negative thing I can say, and I am 100% at fault for this, is I got scammed on the beach believing I was buying real silver jewelry, ugh!!! Tequila does more than make your clothes fall off, lol. When we first got there, the contact that they give you for your entire stay to help with anything or any questions you may have, was amazing as well. His name was Antonio and he went above and beyond for us as well. ZERO REGRETS, AMAZING FACILITY!

The Royal Cancun exceeded our expectations from cleanliness to the food to the service. The resort in its entirety was beautiful and well kept, food was delicious with plenty of options, staff was amazing and never hesitated to help when asked. We visited with our kids ages 6-18, and they all had a wonderful time! Highly recommend!

The rooms were spotless and always clean!
The Royal Cancun is definitely smaller than the Haciendas or the Sands, however you can shuttle to the Sands and enjoy their amenities and beach which was lovely!

We enjoyed snorkeling off the beach at Royal Cancun! But the beach was much nicer at the Sands and one day we got super calm water at the Sands as well!

La Trattoria was very good !

This place is great. Food is great, rooms are clean and up to date, property grounds are well kept and it’s quiet. Great for our family of five. If wanting more action, head to the royal sands and checkout an entirely different experience with the beach to larger property grounds. The water park is also a nice addition. We like to explore different areas and countries, but it will be hard not to come back to this place on our next trip. All staff were exceptional as well.

The unacceptable noise conditions during my recent stay at your hotel made it impossible to properly rest and seriously undermined the purpose of my booking.

My room was directly exposed to heavy traffic running in front of the windows. Throughout the entire night, loud motorbikes—particularly high-speed motorcycles—passed continuously, producing sharp, resonant noise that echoed throughout the building. The situation was exacerbated by the hotel’s layout: the room faced interior corridors that amplified and prolonged the sound, effectively turning the space into an echo chamber. Sleep was repeatedly disrupted, and sustained rest was impossible. The disturbance did not end at night. Constant daytime and nighttime traffic from buses and heavy trucks generated ongoing noise and vibrations, indicating insufficient soundproofing for a hotel that claims to offer comfort and rest.

I reported this issue to reception on two separate occasions. On both occasions, I was told that it was either too late or too early to find a solution. This response was particularly frustrating, as the noise did not pause depending on the hour, and no alternative room or mitigation was offered.

These conditions fall well below reasonable expectations for a hotel stay.

**Stayed:** Dec 20-30, 2025 | 2-Bedroom Suite | Family of 4 (kids 10 & 6)

**PROS:**
Perfect location with calm beach for kids. Spacious suite, nice pools. Free shuttle to Royal Sands. Free Kids Club. Kids rate 9/10!

**CONS:**

**Food Quality - Major Issue:**
Consistently mediocre across all restaurants - buffet, La Trattoria, Royal Sands. Looks nice, tastes bland.

For context: We recently cruised Alaska on Princess with exceptional dining. This resort cost significantly more but delivered far worse food quality. We ate off-resort most nights just to have satisfying meals. **If food matters, book elsewhere.**

**Service Issues:**
Wildly inconsistent. Royal Market staff were rude to our children - unacceptable at family resort.

**Timeshare Pressure:**
Aggressive 2-hour sales pitch for expensive packages. High-pressure tactics, multiple salespeople. Concierge admitted earning commission. Prepare to decline firmly and repeatedly.

**BOTTOM LINE:**
Kids loved it. Parents disappointed given the premium pricing.

**Would we rebook?** No - returning to cruises for better value.

**Tips:** Set LOW food expectations, budget for off-resort dining, decline timeshare presentations firmly, bring Vaseline for kids' sand chafing.

Adequate resort that doesn't justify its peak season rates.

The resort is very nice and clean...Friendly staff, good landscaping. Little further away from the hotel zone and amenities. Very limited food options and choice of cuisine. I can't believe they still try to sell you a timeshare in this day and age. Although I paid extra for resort view room, I was given a room close to the road and was noisy at night. Hotel manager didn't respond when my kids became sick before the trip and wanted to postpone or cancel booking. Expedia was willing to help but not the property manager. Overall only 3 stars considering the many choices in Cancun.

Our housekeeper Juana was exceptional, our room was good, but the service at the restaurant La Palapa was terrible. We tip everyone but they seemed miserable and where we eat with the service is important to us. We made reservations at the Italian restaurant and their service was great. There was no music by the pool or entertainment by the pool. The bartenders were short handed and were not friendly. The gym was very small with two treadmills, two bikes, two elliptical, and one rower. The bellmen were very kind. Paula, the hostess at the restaurant was very rude. We made shuttle trips to Royal Sands to get treated nicer.

The room was very spacious and clean. The room service was very fast. I felt very safe at the resort with my family and we even went for a little walk outside the resort to see the Christmas lights. The view of the ocean while eating at La Palapa was spectacular. I love the free shuttle to and from the Royal Sands resort, which has clear blue waters unlike the Royal Cancun. This leads me to the water at the Royal Cancun where there’s a ton of seaweeds or grass that made the water dirty. The employees were all very friendly but I specifically want to give a shout out to Jesus (waiter at Italian restaurant), Alfredo and Miguel (waiters at La Palapa), Jeremiah (works by entrance), Omar and the girl who were in charge of games and activities for their kindness and generosity. With that being said there were a few things that left us a little disappointed. Our concierge Soccoro was friendly however she was quite pushy and kept bugging us even we made it clear we weren't interested. The lack of variety on the food left a sour taste. We were there for 7 days and after awhile we got tired eating the same thing for breakfast. The dinner buffet does change daily but the quality was poor which left us very disappointed. Lunch was the only time we can order of the menu but again their options were limited. Overall we had a wonderful stay and would definitely love to come back.

Older property, clean but worn. It was a good deal for the price. Food was ok, food service wasn’t very good, lots of kids.. beach wasn’t great but the pools were nice. As soon as you are walked to your room, the concierge sat you down and pushed you to go to a time share presentation which was ridiculous. Again, not bad for the price but, be prepared they all push for tips but don’t really do anything extra. This will be my last trip to Mexico.

The information shared on expedia ir even their own website is false. They claim 4 restaurants, 4 bars and other facilities. The coorect information is that at All Villas, they have 1 all day restaurant and 1 italian restaurant for dinner service plus 1 bar. There are other facilities offered at their sister concern with a free 20 something minutes shuttle.
The breakfst buffet is okay withe the cold bar being the hilite along with the omelet station and pancakes, waffels etc. Rest of the items are in my opinion not serveable.
Lunch menu is limited options and unless you are tipping the staff the service is poor in all times. Dinner buffet is subpar. Half the food items can either be put in one dish or thrown away. By 9pm the buffet starts running out of the dishes and they start putting in what ever they can find. Make the buffet smaller - instead of 3 different vegetables in 3 dishes - carrots, zucchini etc put them in one. Use things that are actually edible, chicken breast is not menat for buffets, it dries up. Shredded vhicken breast is even worst. I can go on but then I would have to charge you a consultation fee.

The location was great in terms of accessibility. We could bus up and down the hotel strip, walk to local shops, and church. The hotel cleanliness was good, a lot of tile so I would hope it would be easier to clean. Beds firm firm :| We faced the street which did have water views, but let me tell you this, you can hear EVERYTHING outside. We had a few bad weather days, rain came through windows and sliding doors. For a concrete building you felt everything. The food was great, the staff was friendly. It is a quiet property, a lot of Timeshare 40+ years so pretty quiet after 10pm. You can head over to the sister property, but the shuttle was down a few days and they have so many rules. If you are going there for the day, making the show and eating at a late dinner reservation you will need a change of clothes. There are showers semi private, but doable. Things change quick there, staff tells you one thing and it happens another way. Shows canceled, come down to the shuttle 30 mins, wait 28 then told the shuttle is down. The theme food menu isn’t consistent, but the food is always fresh. There is NO dancing. No music for you to enjoy and vibe unless from the hotel next door. The silent party was canceled due to bad weather. I’m not sure we will be back, but we really did have a great time with the staff who actually cared to stop and ask how you are doing. A solid 7/10

Just had an amazing stay at the Royal Cancun. Our needs were met at every interaction. The pools are warm and small for young swimmers, there were always beach and pool loungers available, the ocean was quiet and safe to explore. The food was good and all of our menu changes (4 picky children) were done without any negativity from the staff. The staff were always kind and welcoming and thankful.
The rooms were large and still cozy. Having access to a full kitchen was such a treat, and four beds to use was awesome.

Very much picturing our next holiday there because it was that nice.

Our stay had several issues. Airport pickup was delayed with no updates, and the shuttle between locations was cancelled without notice, making transportation very inconvenient. Some staff were friendly, but others showed poor attitude, especially at the pool bar. The after-hours room service was extremely slow, and our kids waited a long time for food. Overall, the service did not meet expectations.

We had an amazing vacation in Royal Cancun. We were spoiled from the moment we entered the resort, they carried our luggages, seamless check in, a very friendly and knowledgeable concierge and a lovely beach front room. There was nothing one could complain about. You would want to think about what kind of swimming environment you enjoy. Some people may not like sand and beach and prefer a pool instead. Some people may not enjoy stepping on the reef as they walk in the beach. I certainly enjoyed the view and the pool. We had a chance to go to the sister resort and the kids had aqua park fun. But in the sister resort the waves were big and scary. All in all, this is a very affordable, considering all inclusive, we felt like a this was a steal. Think about how much it would add to eat the all inclusive meals in a restaurant. Definitely very affordable. The only thing I could have wished was a halal menu. But then I would need to go to Turkey or middle east. Highly recommended!!!

The Royal Cancun All Suites is a paradise for families and those who want a quieter smaller beach vacation! Every room is spotlessly clean, well appointed and 2 bedrooms!! Perfect for families. The pools have 0 debris, bugs floating and the ground are spotless. 2 Resturants with very good food daily & the morning omelette bar was my favourite! The staff are extremely friendly and helpful & the drinks plentiful! The beach is clean and has plenty of space & you don’t need to fight for chairs (pool or beach side). The ocean front is very shallow which is perfection for the smaller kids. A play structure & swings right next to the beach bar & volleyball court could not be better. This place is a steal for the price and the cleanliness! 0 stomach issues from any of the food or drinks for the 11 of us!

We came down as 3 families with younger kids and it was perfect! Honestly I wouldn’t stay anywhere else in Cancun for younger families!

Small resort, short walk for everything.
Option to shuttle to Royal Sands for a visit to the waterpark, shows, and addition restaurants was nice as well.

Minor annoyances:
-You have to carry around a room key (can't use your wristband.
-All inclusive but every time you get anything, even a single bottle of water, they want your room key and then print a receipt that you have to sign.
-Paper receipts for towels as well

The food at the Palapa restaurant was not that good. Staff was friendly, the beach was very rocky and there was a lot of seaweed. Not many activities to do here. I was up on the second floor, did not have a nice view and our room was facing the busy street so at night it was hard to sleep due to all the loud traffic.

Staff amazing . Everyone took such great care of us ..we felt like family. Special shout out to William, Hector and the woman who makes all the yummy omelets (she works her tail.off). Also the head of the bellman took extra Special care of us and we appreciate him and the rest of his staff (after a long travel day his name eacapes me) . The entire staff took great care of us and our 85 yo mom who needed some extra assistance. Holiday Inn better take notice and not change much . The only thing that would make it better is higher beach chairs at the pool and beach ...even my young self was struggling. If nothing changes we will be back !

Very clean and nice rooms
It includes access to The royal Sands hotel which he's a much nicer hotel zone beach and other restaurant choices. I like peace and quiet trips this one is not as party zoned like the sister branch, day trips are easier on my crowd meter tank they provide shuttles there.
Easier access to the rest of Cancun you are on the edge, Puerto Juarez is a 8 min drive from the hotel
Definitely going back good family budget trip

The level of service was superb. The company obviously does a great job training their staff, who obviously like their jobs. Such happy people, so ready to be helpful. The property is maintained at the level expected of a top tier resort. The beach is beautiful, the entire property and villas are beautiful. Stay there! Worth your time and money without a doubt. 5* returning in 6 months! ❤️

Breakfast was not fresh, terrible food overall. Leftovers from lunch are served for dinner and next day for breakfast. Food was stale.
Staff was friendly. Pictures of the beach not as shown on the pictures. Key is needed every time you are at the buffet or ordering a drink. Very inconvenient.

This resort was excellent. The staff made the stay phenomenal. Our room was close to the pool so our daughter enjoyed it very much. The housekeeping staff was wonderful, our room was cleaned to perfection. We had two bedrooms and one bathroom. There was room for everyone to spread out. I really liked that you could order room service. I wish the resort had better food quality along with drinks. The resort was a little pushy to attend a timeshare presentation but we didn't want to. I wish they allowed Uber to pick you up at the front of the resort but only taxis were allowed. Ubers were half the price of taxis. We hope to return next year with family and friends.

The sports bar didn’t open till 5pm so there is no bar to sit and have a drink at, unless you put on a bathing suit & get in the water to sit at the pool bar.
