We paid for the upgrade and it was worth it. 2 story, 2 bdrm, 2 bath, pool and ocean view villa for 5 people. 1 king, 2 twin, and 1 Murphy bed with full kitchen.
2 pools but preferred the swim up bar since it was bigger and my adult kids can also enjoy. Bathrooms by swimming pool were always kept clean and maintained. They also had a drying rack in the patio area which was also very useful. The rooms were maintained well, but you can hear the traffic and boats outside even with the AC running which isn't quiet.

We loved our stay at the Royal Cancun. Our beachfront two-bedroom was perfect for four people, with our teen sleeping on the murphy bed, which was an unexpected addition. Lots of seaweed on the beach, but that's not the resort's fault. Lovely pools, food better than many all inclusives, really enjoyed the Italian restaurant. LOVED going over to Royal Sands during the day to their beautiful stretch of beach, more pools and restaurants and bars that are included with the stay at Royal Cancun.

The stay was nice and the pool and beach were great!

However they lied to me about saying they'd take off $162 from my boat trip if I go to a time share sales meeting. Not only were they \"not able to return the money\", but they made me go to the meeting when my 2 year old son was sick. It was super unprofessional and an outright lie on their part, just to get their numbers in. Be cautious of the sales team.

A really great stay for our family of 4. Staff was super helpful and friendly. The beach is very calm, no waves really. The sister resort has larger waves. Pool was nice. We enjoyed visiting Isla Mujeres, the ferry was within walking distance. Reserve a golf cart ahead of time. We used Thomas Moore travel for airport transfer, they were great.

This was our second time staying at the Royal Cancun, and we’ve loved the experience both times. It’s very relaxed and lowkey, which is what we’re after. We weren’t looking for a party scene or the kind of place where we have to set an alarm at 5 am to claim a spot by the pool. Everything at the Royal Cancun is laidback and easy. Last year, we had a great time doing water aerobics with Paola. This year, Alex was great when we did the kayak tour. The kid’s club staff were kind and friendly with plenty of activities for kids to do, and the Caribbean night had the best food of the week! We always enjoy La Trattoria as well, the reservations-only restaurant on site.

Oh, and the Thomas More transport service to and from the airport is great. Very professional and they tell you exactly what to look for when you get off the plane. It helps you avoid getting scammed and ignore everyone trying to sell you a ride. They have a desk right there in the front lobby of the resort too, so it’s easy to set up your return to the airport as well.

All in all, we have nothing but great things to say about this place. It will be our go-to resort every time we come to Cancun!

Royal Cancún is a relative smaller resort. There are two restaurants besides the sports bar. It is small for itself, but it also has a sister resort not far called Royal Sands, which is bigger, has more restaurants, bigger swimming pool and more active sea water. Stating Royal Cancún also give us the rights to enjoy everything in Sands except that we can not stay in their rooms, but that is OK. We enjoyed foods, beverages and beach on both sides. Only down side is that there is no shuttle bus to Sands on Friday.

The beach is very calm and good for kids. Since the resort faces the bay, there is not a problem with sargassum like other areas. The staff is helpful and kind. I would say the food is good, but not great. There are items that are very good and some that are OK. I've read other reviews about hard beds and loud air conditioners and those things were true in our unit. Housekeeping kept our room very clean and the refrigerator was stocked with sodas, beers, and waters every day. I know there is a resort next door that played loud music, but we were on the other side of the resort, so the sound was not as loud. They have snorkels, paddleboards, and kayaks you can use for free. Hacienda Sisal at the Royal Sands is definitely worth a visit. Overall, I would grade it a B.

We came here for a family trip with small kids and this place was just awesome for that. Everything is close, and easy to move back and forth as required. The rooms are a definite plus as they are very spacious with room to spread out. It would also work really well as a non inclusive with the well stocked kitchens.
The beach is decent, with sandy area to swim between the seas grass, and very calm water.

Food was good, and the Italian restaurant was really good, and we had a few good meals including birthday meals. La Palappa location was awesome as we essentially sat right on the beach, and the kids could run off and play while the adults finished their meal.

The place is extremely well maintained, and they were painting what I would consider pretty clean walls. The staff from the cleaners, servers and even the painters would always greet as you passed and it felt very homey.

This resort is fabulous! It won’t be fabulous for the party person who wants nightlife. It is fabulous for the traveler who enjoys the pool, the bar, the restaurant, and a beautiful piece of beach that does not have waves slamming into you. We so enjoyed our week here we took out kayaks, the catamaran, we enjoyed bingo, Cinco de Mayo night, and various entertainment that they had. They clean your room daily, you can paint ceramics if you would like to, they have kids activities, they really try to make her stay phenomenal.The grounds crew are continually upkeeping the facility. The food was excellent. We really enjoyed our stay. Traveled with my husband and two adult children.

Childcare servces were trustworthy. While adults were not allowed in the facility. There are big open windows so you can see your kids at all times. The room was clean and the hosuekeep did an amazing job every day to keep it that way. She was amazing and so friendly. All the staff was friendly. The rooms were fair size for us (4 people). Id love to stay there again they really do an amazing job there. Our holiday was incredible and this place helped. The pool was clean, temp was good. We particularly loved the security guard. We didnt speak same language but we absolutely loved his energy. He was so happy and friendly.

Food options are limited and after a few days we were getting tired of the same thing daily. You need a taxi to get most places as it is far from most attractions. Great family friendly facility. Carlos was extremely helpful the entire stay, despite what other reviews said we did not experience any pushy sale tactics. I feel the tour was very informative as we would have missed half the amenities without.
It was nice to stay at the smaller quiet resort but still get to experience Royal Sands amenities.
The food at Royal Cancun was alright, we like more traditional Mexican food and bold flavor but can understand how serving a variety of people of all ages and backgrounds it’s hard to please all. The Italian restaurant was lovely and our visit to Royal Sands Sisal Hacienda was outstanding.
The grounds were very clean and the family suite was exceptional for our group of 6 (2 stories, master suite upstairs)
The resort is a 10 minute walk to the ferry, nearby taxi and overall convenient location.

Only downside is buffet food not very good and a strange collection of keycard at every meal where they hold it and make you ask for it back? while your family is ready to head out only resort ive ever seen this at they should definently not ever take your room key other than to scan it quickly this was a very annoying feature for a family of five that does not like to spend vacation waiting speed things up abit

Lovely location, lovely staff, lovely food. Simply a great experience for a family with kids (our kids are less than 10). The resort is quiet and not crazy allowing you to relax, extra safe and give you access to extra amenities at the sister resort the royal sands.
This was our second visit there and we recognize a few of the staff indicating that they have good retention of their people. The facility is well maintained, quieter and a good spot to relax. I would recommend the location for anyone looking to slow down and enjoy the Mexican sun,

We really enjoyed this resort. It’s smaller and more chill compared to the mega resorts, and that’s exactly what we were looking for. Overall, the food and drinks were really good and there were a lot of different options. It would’ve been nice if there was more than one resort restaurant open for breakfast and lunch, but the restaurant that is available is right on the beach, with great staff, and lots of options.

9/10 review. We will visit again. Basically only one restaurant. Very good food though. One “bar” didn’t open until 5 with snack food. Small Italian restaurant didn’t open until 5 also. And they don’t serve alcohol until 11. I’m in an all exclusive resort I want to start drinking at 10 AM. Rooms were cleaned everyday, stocked with water, soda, beer, towels. Whatever you needed. Staff was very friendly, everyone said hi when you walked bye them. Would definitely recommend and visit again.

Pros: extremely clean: rooms, pool area, eating areas, entire resort. Very noticeably clean. Staff were extremely helpful and pleasant. Rooms were amazing. Was so nice to have the extra space in the living room area for our family. Pool area was nice, not too wild and crazy but still had a fun atmosphere. Nice that it was not windy by the pool. Basketball, tennis, and painting ceramics were nice activities for our family. The option to go to The Royal Sands was a nice change of scenery. Pool is bigger there, has hot tubs as well. Buffet was amazing at Sands.

Cons: Royal Cancun is a small resort, but this could be considered a pro if that’s what you like. But nothing really to do there in the evening. Buffet was disappointing. But pool menu was good as well as room service option. Beach area wasn’t great. Nice and calm, but water had lots of seaweed and not nice for swimming. Although you can walk along the beach to sit in the sand at any resort as beaches are public property (just can’t use their loungers etc).

Overall: we had a great stay but probably wouldn’t book again, mostly because there was very little to do there. We went with 3 kids ages 12,14,16. They would’ve liked a more lively place with more indoor and outdoor activities.

We stayed at this resort as a family of four with young kids and had a great overall experience. The rooms were a standout—very clean, well maintained, and spacious. We chose an ocean view, which was definitely worth it. The full kitchen was incredibly convenient, and having two separate bedrooms made a huge difference, giving everyone their own space and making bedtime much easier.
The resort is very family-friendly and a good size. It can feel a bit confusing at first, but once you get the hang of it—especially from the ground floor—it’s easy to navigate.
Food was consistently good. While reservations at the Italian restaurant were hard to get, the buffet offered great variety with different nightly themes and live music. It’s casual, and you can also order off the menu. Room service was excellent—perfect for a quiet night in or slow, easy mornings.
The pools and beach were highlights. We always found chairs, and the beach was ideal for kids with shallow water and sand. The swing set was a big hit.
Service was mixed. Some staff were excellent—shoutout to Patricia, Leo, Christian, Manuel, and Jesus—but overall it could be inconsistent, especially poolside where it was sometimes hard to get service.
This is a very laid-back resort with little nightlife, ideal for a relaxing, family-friendly getaway. We’d definitely return.

The property is a nice size, not too large. I would not want to have a lagoon view, as that also means a highway view. The resort view and ocean views are lovely tho. The food was quite good, not excellent but good. The cleanliness was top notch, clean everywhere. Lots of beach chairs and pool chairs. However lots of sargassum- seaweed, on the beach. Not nice to look at everyday. An easy fix. Clean it up daily, the same as they do at other resorts. When we booked we were unaware that this property is a time share. Which is fine. It was lovely. But, there were many people that had to change rooms partway thru their stay. To me, this is the biggest deterrent for not booking again.

We’ve stayed at several resorts in Cancun, including Le Blanc Spa Resort Cancun, Fiesta Americana Condesa Cancun, Seadust Cancun Family Resort, and Live Aqua Beach Resort Cancun, and honestly The Royal Cancun is underrated.

The lobby isn’t super impressive, but the rest of the resort is beautiful. It’s a membership resort, so if you book through Expedia they may approach you, just say no if you’re not interested. This is not a party resort, it’s peaceful and relaxed, with light entertainment like water aerobics, bingo, live music, and even a fun silent disco.

We mostly ate at the main restaurant and never got tired of it. You can do buffet or order off the menu. I’m gluten sensitive and they did great with made-to-order options like French toast, and the mocha coffee was so good. Service was excellent, and tipping was easy with their zero-dollar receipts. We spent about $200 in tips over five days and it was worth it.

The maid service was top notch, coming back to a clean room every day was incredible. The resort grounds are pristine and great for pictures. The beach is beautiful with calmer water, great for snorkeling, and they offer free kayaks and paddle boats.

We loved the villa-style rooms, plenty of space for our family of five and it felt more like home than a hotel. Overall, if you want peace, simplicity, and quality time, this is your place. Five stars from our family.

All the staff but the buffet servers were fantastic. Food was bland or undercooked. Drinks were watered down. Only two restaurants, one which needs reservations, but the only times ever available was 5pm and 9pm (I woke early to call in and it was the same every day). If you go, take advantage of restaurants at the Sands. The food and servers are amazing there. Fresher food. So much seaweed!!!! The beach was unswimable. I would think that can’t be controlled, but other hotels seemed to have it figured out.

We stayed at the Royal Cancun resort by Holiday Inn and overall had a very good experience. The property is well maintained, clean, and the rooms were excellent. The food was also very good, and what really stood out was the staff they were extremely helpful, friendly, and consistently went above and beyond to make our stay enjoyable.

However, there were a couple of disappointing experiences that are worth mentioning.

On our first day, we were approached by a sales representative and pressured into attending a timeshare presentation. This required us to travel to a sister resort and spend around two hours there. For first-time visitors, this felt inappropriate and quite intrusive. Guests should be able to relax and enjoy their stay without being pressured into sales presentations, especially for something as significant as a timeshare.

Additionally, the tour operator on-site, Thomas More Travel, was another letdown. While one of our excursions was canceled last minute (we did receive a refund), the other excursion itself was fine. However, on the return journey, the driver made an unexpected stop at a shop selling souvenirs, tequila, and cigars. We later found out that the items sold there were overpriced and not authentic including the cigars and alcohol. This was very disappointing and felt misleading.

We stayed as a family of 5 at the Royal Cancun Villas and had an amazing time! We had an all inclusive two bedroom suite and it worked out really well. The villa was clean, rooms had everything we needed and staff was wonderful! Pools were great for all ages and there were plenty of food options. There was a lot of food and drinks for kids and everyone. My kids ate pretty much the same stuff everyday which I was with, how ever the rest of the buffet was okay. We felt like it lacked seasoning ( specially salt) and was a little on the bland side. But again they had a lot of options so you wouldn’t be hungry! We also go to take the free shuttle to Royal sands and enjoy time there and use all the amenities with our card key. It was a beautiful place with beach and great food. Overall my and my family had a wonderful time staying at the villa and I would definitely recommend to families.

Amazing trip, rooms were clean and staff was extremely friendly. Dining options were minimal but with 3 kids the room service and buffet option was all we needed. We were never once asked about time shares which I read on other reviews. Kids really enjoyed the kids club. It’s a smaller property which is great with kids, we weren’t ready to leave.

The facility was very clean, super conveniently located to the beach, the food was AMAZING!! The staff and other vacationers were so friendly and we absolutely loved it there. The staff at the LaPlaya restaurant, especially William Hech, the manager and our most favorite server of all, Hector, went above and beyond to accommodate every possible need a guest could have wanted. We realized after we got there, that this was a more of a low-key quiet resort and I couldn’t help but pat myself on the back, lol. Even the children were so well behaved, I found it impressive. There were no hidden cost or fees and this was the first resort I have ever been to that looked exactly like the pictures, even better actually. Unfortunately, on day, 3/6 of our vacation, my sister fell and broke her arm, which really put a damper on the rest of our time here. However, it was of no fault of the resort or anybody associated with the resort, and we still did our best to have a good time. The only negative thing I can say, and I am 100% at fault for this, is I got scammed on the beach believing I was buying real silver jewelry, ugh!!! Tequila does more than make your clothes fall off, lol. When we first got there, the contact that they give you for your entire stay to help with anything or any questions you may have, was amazing as well. His name was Antonio and he went above and beyond for us as well. ZERO REGRETS, AMAZING FACILITY!

The Royal Cancun exceeded our expectations from cleanliness to the food to the service. The resort in its entirety was beautiful and well kept, food was delicious with plenty of options, staff was amazing and never hesitated to help when asked. We visited with our kids ages 6-18, and they all had a wonderful time! Highly recommend!

The rooms were spotless and always clean!
The Royal Cancun is definitely smaller than the Haciendas or the Sands, however you can shuttle to the Sands and enjoy their amenities and beach which was lovely!

We enjoyed snorkeling off the beach at Royal Cancun! But the beach was much nicer at the Sands and one day we got super calm water at the Sands as well!

La Trattoria was very good !

This place is great. Food is great, rooms are clean and up to date, property grounds are well kept and it’s quiet. Great for our family of five. If wanting more action, head to the royal sands and checkout an entirely different experience with the beach to larger property grounds. The water park is also a nice addition. We like to explore different areas and countries, but it will be hard not to come back to this place on our next trip. All staff were exceptional as well.

The unacceptable noise conditions during my recent stay at your hotel made it impossible to properly rest and seriously undermined the purpose of my booking.

My room was directly exposed to heavy traffic running in front of the windows. Throughout the entire night, loud motorbikes—particularly high-speed motorcycles—passed continuously, producing sharp, resonant noise that echoed throughout the building. The situation was exacerbated by the hotel’s layout: the room faced interior corridors that amplified and prolonged the sound, effectively turning the space into an echo chamber. Sleep was repeatedly disrupted, and sustained rest was impossible. The disturbance did not end at night. Constant daytime and nighttime traffic from buses and heavy trucks generated ongoing noise and vibrations, indicating insufficient soundproofing for a hotel that claims to offer comfort and rest.

I reported this issue to reception on two separate occasions. On both occasions, I was told that it was either too late or too early to find a solution. This response was particularly frustrating, as the noise did not pause depending on the hour, and no alternative room or mitigation was offered.

These conditions fall well below reasonable expectations for a hotel stay.
