Cockroach infested apartment I had a booking for 5 days but I left after 13 hours because the building had very poor ac system-my body was overheating in the Philadelphia heat. Poor condition, very dangerous neighborhood you cannot walk here after sunset or even during the day. Huge mistake… I’m currently disputing charges to get my money back. The host wasn’t responsive at all after showing him proof of cockroaches in building. They ask for a deposit outside of the hotel.com app also which goes against the rules for hotels.com. I had to fight for that deposit back. The pictures are taken at angles to make the rooms look bigger but they are only sufficient for 1 person barely. Very very poor experience.

Unfortunately, I paid for a hotel here and was left stranded without a code to get into the property. My booking was canceled without written confirmation or heads up until I was physically at the property and had to call a number because there was no front desk staff. I was unable to be refunded or placed in a different hotel. The hurdles and stress to try to remedy this breakdown of communication between the main website and hotel was a souring experience, and I would not recommend. I contacted the third-party hotel several times to understand why their correspondence of canceling my hotel was never notified on the website portal where they posted the listing was never sent at any point. Ultimately, I was still not refunded and the booking was not ever formally \"canceled\" on the main website. The third-party hotel said that they do not receive messages sent back to them on the hotels.com website, which was confusing because they were still sending me correspondence on the platform about incidental fees, parking options, and check out. I also was messaged to send funds to a CashApp account, which did not seem appropriate for a hotel booking. Beware of booking with this place.

Please read this entire review (as I wish I had known this before booking); I had understood from other reviews that this apartment would be basic and small, so I brought essentials. It was generally clean, but smelled of old cigarette smoke like a dated motel room and the air conditioning was not working (no remote to be found even though this was the response we got from management.) This made the stay unpleasant, but what was most concerning was the neighborhood. I did not feel safe walking around this neighborhood, particularly at night. What I saved on accommodation, I spent on Ubers because walking to a bus stop passed by vacant lots, abandoned buildings and people shouting at each other. Two of my uber drivers cautioned me to “be safe out there.” I would not recommend staying here. Communication with management was inconsistent, I got answers for some things, and not for others. Even the things I got responses on, it wasn’t overly helpful or accurate

“The hotel itself was actually very nice and surprisingly modern. The inside was clean, well-maintained, and had a cozy, welcoming feel. My room was definitely on the smaller side, but it was super cute, very clean, and thoughtfully designed to make good use of the space. The room also came with a mini fridge, electric stovetop, microwave, cookware, and dinnerware, which made it convenient for preparing simple meals during my stay.
The check-in process was completely contactless, which was smooth and easy. There were keyless room entries and remote customer service assistance available if needed, which added a modern touch to the experience.
One thing to keep in mind is that there’s no private parking available, so guests have to rely on street parking along a fairly narrow street, which can be a little inconvenient depending on the time of day.
The other downside was the surrounding area. While the hotel itself felt safe and comfortable inside, it’s located in a noticeably impoverished neighborhood with several vacant properties nearby. That may be something to consider depending on your comfort level and travel needs. Overall though, the actual hotel experience exceeded my expectations.”

The pre-arrival communication was so terrible that I never got into the room.

I never received any link to register in advance of my stay. I got multiple emails on the hotels.com platform to the effect that the policies for receiving a refund on the mandatory $200 security deposit were very strict. But the only pathway they offered to pay the deposit was Cash App, which I don't use. The emails explaining the Cash App payment were confusing and filled with writing errors. Before I arrived, I never received any contact information on how to communicate with anyone at the property directly.

I arrived at the property within the window I said I would be there, but hadn't received any access codes or any way to contact the property managers directly. So I made other arrangements. After I made sure I actually had a place to stay and asked for a refund, I finally received the access codes. But by then it was too late. And I haven't received any response to - or any acknowledgement of - my request for a refund.

I was up for something different, but this was just a disaster.

I did not complete check-in or stay at this property due to concerns that arose before arrival.

After my booking was confirmed, the property sent multiple additional rules and restrictions, including references to forfeiture of an incidental/security fee. The property also required a $200 refundable security deposit through Venmo, outside the Hotels.com payment system. This was especially concerning because Hotels.com’s own reservation emails warn guests not to make electronic payments outside the platform.

Before check-in, I also found recent public reviews describing similar concerns involving misrepresentation and difficulty recovering deposits. Because of the post-booking requirements, off-platform payment process, and lack of confidence in the deposit/refund process, I did not feel comfortable staying at the property.

This was not a normal cancellation or a disagreement over the listed price. It was a trust and payment-integrity issue before check-in.

Ignore the photos, the actual room was awful. It has a loft with a tiny mattress (my feet hung off) and upon closer inspection it didn't look structurally sound at all. The 2nd bed was a fold-out chair that was broken. There was a heater, so the top bunk was super hot while my friend froze in the bottom.
Roaches are inevitable in hotels but I typically don't get the chance to observe competition between multiple species- from an entomology perspective, this was the best part of the stay.
Oh and there was violence outside out window all night so probably not the best area.

I was initially worried by cashapp/apple cash warnings telling me not to send my deposit because it was a potential scam, but just received my deposit back in full. So how cheap are you or need to be currently?

Had to wait around trying to enter because instructions (passcodes) to enter the building wasn’t set in advance and the person rudely answering phone “check your email” (wasnt there. Had to call back). (The outside door lock is LOUD and basically advertising “not from here” to anyone on that street. (And this is a rougherrrrr a looking street). The pillow case was FILTHY and look ran over (bed dirty too but lesser). AC in the window (in october) but not installed correctly so cold air AND BUGS can enter underneath. There were 2. A roach on the entryway wall. A roach in the bathroom above toilet under window. Bathroom has no soap and the same generic liquid as shampoo and as conditioner. (No dish soap either). Bathroom window lock broken and slides open. Bed has a metal frame that creaks (not sure if “headboard” is loose enough or what but noisy). Not as noisy as outside all night long though. Not sure if people hangout on their stoop across the street or what but outside talking and hollering hntil about 02:00. Also plenty of sirens to be heard and a passing train (amtrak?) blowing its horn. Bed is on the stiffer side if that’s your thing.
Not sure if this is a starter investor or something but this place is cheap and makes you feel every bit of it. If you’re priced out for a night in the area then take this but be advised and self prepared. This is not “a deal” this is a “what it’s come to” so book your Philly stay accordingly.

The photos of this \"unique boutique suite\" are not accurate. The \"suite\" we rented was about as small as a closet. The lower twin \"bed\" was a folding chair that turns into a \"bed\" and it was broken. There were no fitted/top sheets, pillow cases, duvet covers, etc. There were two thin and small pillows for the lofted twin bed. We called management. The manager answered, his child was crying, he immediately let me know the bed was not broken (I have video but am unable to load to this review). He said he had to let me go because he was talking with another guest. He said he would call back but never did. It was 9:30pm and my daughter and I were exhausted. We had to leave. The Goodseed Suites is no longer communicating with me. Do NOT stay here!

The area around the property was so unsafe that I couldn’t even use my stay at this property. Cars were vandalized and broken into, with drugs and alcohol taking place outside of the property. I contacted the property owner and they were unwilling to work with me. Very disappointed!

I have stayed in many places before but not one that had no soap, no shampoo, no hot water, less than 1/8 of a roll of toilet paper, and a couple of paper towels. If you just need a clean safe bed that is all you are gonna get. Ubered to and from with driver to wait until I got in the door before leaving. I did let the property know that at minimum I needed a roll of toilet paper but none was delivered. As always you get what you pay for and I was ok with that. I also am a superhost and know how inexpensive a box of 200 mini soaps is. Not having soap or hot water to shower in is just plain disgraceful. Been there, done that. Will spend more and stay in central city next time.

I had a fantastic stay here! I will definitely come again. The room itself was impeccably clean and comfortable. I felt safe in this very secure building and it had nearly everything I might need - kitchenette, with Keurig, mini fridge and toaster, a Smart tv with streaming service, large comfy bed, ac, sturdy blinds, quiet building. I would have given 5 stars all around but there was a slight problem at check in where they accidentally assigned me a room someone else was already staying in which was awkward. But I will say they resolved it immediately and professionally even though it was after 11pm at night. I was in my correct room within 10 minutes. The only other issue was the room was lacking some cleaning supplies - no dish soap, no paper towels or sani wipes to wipe up spills, no hand soap and only 1 roll of already partially depleted toilet paper. I’m guessing because they had to reassign rooms last minute maybe they didn’t have time to ensure the room was stocked. I will just make sure to bring my own next time just in case. All in all - a wonderful stay. Easy to get in and out and although the neighborhood looks a bit sketchy I felt safe and it was a very convenient and easy 15 minute walk to Temple University to see my daughter for family weekend.

I did not think that the suite would be in a regular neighborhood. The bed was quite comfortable. There was was no work desk or chair to use. The place was very secure. Walking up to Broad Street to use the subway wasn't problem. I was thankful to have an affordable place to stay during my trip. I would stay there again.

I'm a solo traveler. I've stayed in tons of places, but this was by far, the worst place I've spent money on. If I could give it a zero, I would. The sheets were dirty, the bathroom was dirty, and the clear, plastic shower curtain was broken off half the rings.
Think unclean dormroom with a manual air conditioning unit in the window and broken side panels. The pictures added don't look like the unit rented, and there is no one on site to assist with entry or issues. I had to call the 1-800 number for the listing 3 times and wait for follow-up text messages to finally get into the unit and then just decided to cancel half my trip because it wasn't worth the stay.

The property is nice if you’re going to get high in the neighborhood with a scenic hallway. The room is very tiny and toilet size of elementary bathroom tiny sinks and disruptive neighbors. Tv stopped by someone cellphone on airplay. And enter to “clean” when think you’re not there without permission. If you ask for help don’t expect management to take serious. I really wanted to have that big city experience and rent a small unit and this place really gives you that almost New York City vibe.

I thought it was very well decorated, and the bed was very comfortable. It could’ve used a bigger TV and maybe some basic amenities like coffee with the coffee pot or more than one or two towels.

However, those are just very small things. I thought the building is very secure with multiple codes to get into each door and is very clean and actually a very quiet neighborhood. I would definitely stay there again however I would request that they have coffee to go along with the coffee pot.

Also to be fair, the host did text me and I did ask for towels and they gave me a code to a storage closet to get extra towels. I just was not able to get into the storage closet. I couldn’t get the code to work but they were very friendly and they were trying to be helpful, but I just couldn’t get into the storage closet to get extra towels so they did communicate very well and all of those things were very good.

I was beyond shocked with the neighborhood setting. It was filthy, garbage everywhere. Despite the heavy police presence, we felt anything but safe. Upon entering the building, the cat urine odor was vile! Our room, though it appeared to be clean and cozy, came with additional guests - carpet beetles and cockroaches. We spoke with “house keeping” the following morning, at that time we were not in need of additional services. We never saw her again.. no clean towels nor toilet paper (had to get our own) for duration five days. All of the doors are locked and coded for “safety” purposes, yet the crew working on the abandoned building next door, ran their extension cord inside the front door leaving it open and unlocked for hours! The second entry door.. the keypad battery died, locking us OUT of the building for a short period, as we could not enter a code to get to our room. Had there not been thousands of other people in town for a concert event, we would have definitely attempted to find accommodations elsewhere. Save yourself the hassle and don’t be fooled by their great angle marketing! I would never stay here or any of their places again.

This property is very clean and modern. It is a bare bones stay though. The nearby bodegas can provide some food and supplies if needed, but a proper grocery store, bar, or restaurant is several blocks walk toward the university. The neighborhood around is a mix of rough looking row houses and newer looking duplexes, with student housing also nearby, but some places are definitely safer than others so walking around at night is not recommended.

The subway and regional rail are both easy to access if you're willing to walk to the stations. The cheese steak and hoagie restaurant nearby is excellent. Overall it is quiet at night and the room was good for the budget and location.

The ONE time I didn’t read reviews before booking and I got burned!
After you book thru Expedia you need to CashApp some guy a deposit for incidentals.
CashApp WARNS you that people have complained it’s a scam.
The area around the property was very “economically depressed.”
Absolutely no way I would want to walk from car to unit after dark. In fact I was worried for my car!
Of course property and Expedia refused to refund even tho I expressed concerns for my safety.
I hope you are reading this and the other reviews before booking this property.
I personally hold Expedia responsible for allowing this property to even be listed!
That is why I am leaving Expedia.

Checking In Was A Headache

It was a rough experience trying to check in, let along just enter the building. I was scheduled to come in on Thursday the 3rd, but because my train was drastically delayed I didn't get in until Friday the 4th. So when I finally arrived I couldn't get beyond the first two doors to enter the building because the person running the place never sent me the codes. Finally I enter, only to have no room info to go to. I eventually get in touch with the owner and he shows me to my room. However it is not the room I booked (The picture with the view on this page is more accurate of what I thought I would be getting). What I received was something akin to a Scandinavian prison cell. Say nothing of the fact that I was in a rush to go to that nights Dodgers-Phillies game which was to start at 6:45 p.m while I had just gotten in there at 4:00 p.m and my head was still spinning from the days long Amtrak rides I was on, while also still being stressed and rushed to check into my room that I didn't even book. The next day I eventually got an upgraded room. I still wasn't the one pictured on this page, but it was better than what I was initially given. All in all it was a very hectic stay. Mostly it is the fault of climate change for delaying my train rides for as long as it did, but the check in process at this place didn't help the case either.

I had a medical emergency just before the day of the stay and I had requested a refund, the host ignored all my messages. I contacted customer service and they even called multiple times for a refund request. An hour after the listed start time the host responded, I told the host via the number that was not listed on the rental I requested the refund before the date and their was no response same for customer service. The host ignored the message on that number as well.

Just stick with air BNB it’s more worth your money

Very clean and well put together location. All it needs is to fix the heating in the room do to AC in the window which creates a draft and the heat they give doesn't exceeds the cold draft. Over all I would stay again.

Totally reasonable for the price

The room was warm and comfortable while it was freezing outside. There’s a small grocery store only a block away and several restaurants and food trucks near the Temple University campus (although its cheaper to cook in your room). My only complaint is that the people upstairs were very loud, often late into the night. They would play music loudly and come stomping down the stairs or bicker with each other in the hallway. I’m not too bothered personally, but it’s something to consider for light sleepers. I’m also not sure if these people were guests or permanent residents. The wifi dips in and out every couple minutes. Also, I felt that my room needed a bit more detailed spot cleaning but I didn’t really mind. I saw some complaints that the neighborhood is sketchy, but if you ask me, those complaints are most certainly from a position of privilege and prejudice. Philadelphia is a big, old city. Not every neighborhood is totally remodeled or given proper care by the city- that’s just how it is. There may be a lot of trash/ litter in the surrounding area, but this property is clean and there is nothing sketchy going on. I never felt like I was in danger. Period.

My stay at the hotel was good. However, I am still waiting to get the cleaning deposit fee refunded almost a month later and I have not received any replies to my inquiries about it. This has lowered my review considerably.

I gave this guy a deposit of 200 dollars to his zelle which was shady but not enough to fuss over. He refuses to send it back and blocked my number. I cannot leave a good review until this is fixed. Don't go here if you going to end up spending an extra 200 since this guy seems like he will just finesse you.

Good and fair price/service

Although it was not the best looking neighborhood, the hotel had a very good appearance and security, the rooms were equipped with all the essentials such as towels, soap and shampoo, appliances and kitchen, the beds were comfortable and the place is quite clean inside and free wifi, only details would be that it doesn't have drinking water in the room.

I love how the management team is very responsive when you need them. There was a problem with my room and it was fixed expeditiously and I love that. It’s so quiet there you wouldn’t think there’s other guests. I love it overall and I recommend anyone visiting Philly to stay there.

My stay at the hotel was great. The surrounding neighborhood is a normal neighborhood. It is safe and reasonably quiet. I didn't feel afraid for my safety once. The street parking nearby was available throughout my stay. The water pressure of the shower was heavenly. The room itself reminded me of the cute, small apartments in Japan. Definitely great for when you are planning on using the room for relaxing, showering, and sleeping after a long day outside. The bed was solid and comfortable. The room has a kitchenette area: complete with a fridge, microwave, and stove, which were very useful.
