Location was lovely, and the front desk staff were very helpful. The room, however, was very disappointing. The pictures are misleading - the room looks nothing like the photos. It is spartan. Bare bones. A low hanging chandelier that will hit you in the head if you are taller than 5'10. Three chairs at a four table top. No spare linens. A temperamental heating/cooling system that's very loud. The second bedroom doesn't have a closet. The dining table shows signs of wear with lots of scratches. The water pressure rotates between full stream and spurting. For the money - this was not worth it at all.

I stayed at AKA Rittenhouse and, unfortunately, the experience was disappointing overall. The room did not have curtains, so at night the street lighting outside fully illuminated the room, making it very difficult to sleep. Because the room was at street level, every noise could be heard clearly—people walking by and talking, cars passing, and trash trucks early in the morning. Getting a full night’s rest was nearly impossible.
The heater in the room was poorly set up and did not function well. The elevator consistently smelled like fried food, and there was no true hotel lobby. The small lobby area that did exist also had a strong odor of fried food, which was unpleasant.
That said, the hotel staff was excellent. The front desk personnel were professional, friendly, and very helpful. Unfortunately, while the service was great, the condition and setup of the hotel itself did not meet expectations.

This extended stay property should not be considered a hotel. It’s literally falling apart. The ceiling mounted AC unit cover fell down almost on my wife’s head. The cover and the unit were filthy. They moved us to another room which had an extremely loud AC unit and the toilet was coming off the wall. The cabinets were starting to delaminate and the furniture was very cheap. Toilet room was tiny and the shower was next to the tv. No daily cleaning and the dark brown carpet hides the stains. The location is good but the hotel put a damper on our trip.

Absolutely loved our stay at this property! The room was gorgeous. Staff was extremely nice and helpful. Bar and restaurant downstairs have tasty options. The location is great with the Saturday market right across the street and walkable to everything downtown. Would definitely stay here again!

My husband and I had never stayed here before but it was in the right location for our overnight visit to the city. After booking, I called the hotel with some questions and the person i spoke with, Tina, could not have been nicer. She took the time to answer all my questions. Also, I requested a high floor and she said she'd do her best, and she did. We had a great room on the top floor and enjoyed sitting by the window at night and watching all the city lights. Additionally, from the moment we got there, the service was top notch. Josh and Juliette at the front desk were so helpful. They went of their way to make us feel welcome. We enjoyed chatting with them about our favorite city restaurants. We were celebrating our birthdays and when we got to our room, there was a birthday card and gift. How thoughtful. As for the room, the suite was spacious, clean and bright and had everything you need for a short stay. The rooms were comfortable too. The next day, we had more great service from Juliette. She went out of her way to help us once again. We can't say enough good things about the service we received from the friendly staff. We only chose the AKA due to it's proximity to Rittenhouse Square and the fact that our favorite Philly hotel had gotten so expensive, but we had such a lovely experience, we are are already planning our return trip. Thank you AKA for a wonderful weekend!

We stayed here over the July 4th weekend. It's located in a great area. You are in a great part of the city that is walkable and situatied close to aLOT of great eateries. The Room was nice and large, the bed was comfortable, bathroom was nice and large. The kitchen was the perfect size if you wanted to cook. the living room is a good size. The furniture in the living room needs to be refreshed as the fabrics needed to be cleaned. The couches were not comfortable, it was almost like sitting on a hard wooden bench with a very thin cushion. Although the furniture wasn't the greatest, don't let this stop you from staying at this Hotel. The other feature out weigh the small downsides.

-Bathroom sinks too small so they splash water all over, flooding the miniscule shelf they have.
We would not stay there again but if clean rooms and great staff is all you need to be happy this hotel will fulfill your requirements.

My stay was amazing! There was only one hiccup where the shower overflowed into yhe bedroom but other than that it was an amazing stay and I plan to return. I love how clean and cozy it was. The front desk representative was also amazing!

Enjoyable stay for a couple
Staff was excellent. Went above and beyond to make our stay comfortable. The tv was cracked (presumably by the previous guest) upon our arrival and maintenance beat my partner back to the room to replace it. He also brought us an extra cord to attach our laptop just because we mentioned it would be nice to watch some videos we were interested in. Additionally, our air conditioner wasn’t working properly and that was fixed quickly. Lots of extra towels by request. Overall good stay in an area where there is much to enjoy. Drug store and restaurants within a very short walking distance. Parking garage across the street albeit expensive. Would definitely return for another stay.

The first time I stayed here with a friend I loved it. We were upgraded to a two bedroom, so that helped. This time I only booked a studio and it was facing 18th on the second floor - super noisy outside and inside we could hear the staff opening and closing their door across from us early morning. Plus the TV wasn’t working well because the Internet was really slow. So I would not stay in 204 again.

The Staff at aka Rittenhouse is some of the most impressive I have ever seen at any property or any hotel. Kudos are absolutely deserved to the Team (and to the people who hired them).
The issue is in the rooms, really. I came with a party that required two rooms. Each room was missing different obvious things and/or with maintenance issues.
Room 1: The toilet ran after every flush unless you manually reached into the tank and replaced the flapper. Nobody was around for maintenance that weekend, so we just took off the lid and played with the flapper every flush.
Also, the towel rod/rack in the bathroom fell off. The bathroom was the smallest I've ever seen. There was no safe. No luggage rack. No plastic, wrapped bathroom glasses (had to use the coffee mugs).
Room 2: No refrigerator (pretty essential and standard these days). Very dark - there were 4 light switches which did nothing, and I am guessing they corresponded to unused outlets which could have used some UPLIGHT lamps/lighting. Instead of the kitchenette Room 1 had (with fridge and microwave and sink), Room 2 had a remarkable, enormous ~20 square foot shower \"room.\" Lovely, but weird use of space. No plastic, wrapped bathroom glasses again (I used the included ceramic coffee mugs).
I know there's likely nothing NOW which can be done, but the whole property only has 1 guest elevator for the 12 floors, which made wait times very hit-and-miss.

My wife and I were in town for the weekend. The hotel was convenient for all the things we were planning to do. The room was spacious and we were blown away by how welcome the staff made us feel. Definitely on the top of my list of places to stay when in Philadelphia!

Stayed here for two nights with my fiancé to attend a friend’s wedding. This hotel is in the best spot for shopping, a few nice dinners and some bars. The restaurant and bar connected to it has AMAZING food. Staff at the front desk were exceptionally helpful, friendly and really made us feel safe and welcome. I would high recommend staying here, and next time we come back this will for sure be our home base.

Location cannot be beat. The staff is great. Rooms are outdated. Carpets are nasty (generally). Bathrooms are small and old with those old round toilets. The entire property smells like kitchen — clearly the restaurant has no proper ventilation. This building is in poor condition. Our bathroom door couldn’t close. The plumbing in our bathroom requred repair and still the toilet ran our entire stay. The toilet overflowed in one room and the shower pan didn’t drain in both rooms we booked. The cinema was broken the first night we reserved but fixed for the second. Everything looks pretty on the surface and the staff were great. However, based on the mechanical problems I would not stay here again.

The hotel is the epitome of poor management. I called ahead to make sure that (1) that they had in room internet (2) that I use my personal hotspot in the room. Their internet was so weak, that although I could log on, I could not get on any site.
Their internet interfered with my hotspot, but I was able to configure my computer to get around that. But NO one, except on guest had any idea how to help me...no one at the front desk. With the exception of one many, most of the people at the front desk were both rude and uninterested. The toilet did not flush completely, and there lights that were burned out, etc. We would not go back there.

Pros: The staff was very friendly. There was a small connected restaurant were we had a nice breakfast, however the menu was quite limited. Large bedroom with comfortable bed and very large living room.
Cons:
- Parking garage is not close and it is somewhat scary to walk back to the hotel at 1 AM when the streets are deserted. During normal hours the area seems quite safe.
- Blinds, but no curtains on the large bedroom window. The room never got dark at night due to lights directly outside the bedroom window.
- No outlets near nightstands.
- Bathroom had an extremely noisy fan that automatically turned on with the light. I moved a lamp into the bathroom to avoid the sound.
- One-person small sleep sofa was in a small room in back next to the kitchen. There were about 20 HVAC compressors in the alley outside the small room. You could hear the noise from the compressors.
- It is mind boggling why they don't put blackout curtains on the windows and a queen size sleep sofa in the gigantic living room (where you would not hear the HVAC compressors).
- At 6:30 AM the person who was sleeping on the small sleep sofa was awakened by extremely loud trashmen. I did not hear them in the main bedroom.
- Hopefully an anomaly, but there was a large glob of hardened material like cardboard molded into the bedsheet. I can't believe the person who made the bed didn't see it.
Another Pro: Kitchen seemed well equipped; however I didn't use it.
