Beautiful, old building that lived up to its boutique atmosphere. Great (included) breakfast with attentive, friendly staff throughout our stay. Facilities appeared to need a little refreshing, paint job in room was not up to the standards of the rest of the hotel, but highly recommend for solicitous staff, great location, and comfortable, spacious room.

We stayed in'The Aristocrat' and it was overall a fine experience but way too warm (couldn't adjust the heating) and the bathroom needed updates. If we were to return, we would probably upgrade to King bed as those rooms were bigger and clearly better maintained (such as 'The Monarch' where our friends stayed) which also had a bigger and nicer bathroom.

Overall hotel is ok, staff was friendly/helpful. The hotel is definitely showing its age and could use some renovations, but understandable given the price point in this area of town (don't go in with expectations of a luxury hotel). The main issues that lowered the rating are:
1). The shower in my room needs some TLC; mildew is present.
2) Our window was facing the dumpsters outback . I wouldn't have minded this so much except that starting at 3am they were being picked up and this went on periodically for a few hours, messing up sleep.

Great location and great place to stay. A B&B with involved staff and a commitment to guest comfort and convenience. New breakfast area holds just-baked pastries and fruit, besides juices and coffee. We enjoyed our stay - our third or fourth here - very much.

Sometimes I prefer a boutique hotel but this didn’t pay off. Overpriced, not luxury, not elegant, poor staff training. There’s a $34 per night extra fee for a disappointingly limited breakfast in a dirty dark bar, wifi, water and coffee. There’s persistent late night and early morning noise from bar patrons at night and the garbage truck/businesses in the am. Even though they asked about room choice and were almost empty, I got a small room with unpleasant drawings on the ceiling, no bedside table or lamps, cheap bed, smelled, closet wouldn’t close. Halls and stairs and rooms are confusing, without signage. Random and confusing light switches and outlets. Poor lighting. Elevator doesn’t go to all rooms. Front desk staff couldn’t recommend restaurants. Maid ignored do not disturb sign and started cleaning while at breakfast. Pros: Rittenhouse Square park is nearby. A lot of effort put into restoration decor.

My husband and I love this boutique hotel. It only has 20 rooms and each is decorated differently. The front desk folks and those who staff the breakfast (free) room are always professional and friendly. Rooms are very clean and beds are very comfortable. The hotel is conveniently located to Rittenhouse Square where we often visit our son. Definitely give it a try!

Outlet and light didn’t work in one corner of the room. The rooms were hot and there is no AC in each room. Hotel staff did not know how to make the room cooler. Awful sleeping conditions and overall lack of care for the customer comfort or enjoyment . The parking garage on the website in not convenient if you have luggage and cash only, avoid that garage. There is a parking out right in front of the hotel but they don’t want hotel guest parking there. Overall this was one of the worst hotel in Philly that I’ve stayed at and by far does not live up to the standards of the rest of the Rittenhouse hotels. Dot not stay there for more than $75. There are nicer, better staffed low end chain hotels

We had a wonderful stay at the Franklin from check-in to departure. When we arrived, the front desk manager was personable, friendly, and very welcoming. That set the tone for our time there -- everyone we met in the lobby, hip cocktail bar, brunch service, or any other part of our trip was warm and caring. The room was cozy and personable, with a comfortable bed and amazing shower with both rainfall and spray showerheads. The location is fantastic too. The only caution I'd give is that the desk in our room was not very big, so only good for a quick email check and not serious work on a laptop. But this stay was for fun anyway, so that was not a big deal so much as an observation. But for a romantic or fun getaway, the Franklin is perfect. And the cocktail bar hidden off the lobby was a cool bonus too! We appreciate how everyone there made our stay so enjoyable and special, and look forward to coming back soon! Each room is decorated differently with a personality of its own, so it would be fun to check out a different one next time for a twist.

My room was very comfortable, quiet, clean. I expected the bathroom to be somewhat small and dated but it was neither. It was clean, spacious, lovely 9 shower with rain shower head. The only negative is a smell that permeates the lobby: not sure what it is nor why it has not been remedied. That’s a small niggle vs the lovely rooms.
