No soap nor shampoo in the room, asked for it but was delivered the next day. The shower drain was clogged and the water overflowed the room, had to throw a towel to control it. Room not properly cleaned, weird noise coming from bathroom made it hard to sleep. In another room my friends were staying there were roaches. On the contrary staff was friendly in reception and tried to help with activities and transportation.

This hotel is NOT for out of country visitors! I was booked to stay for 2 weeks. Kitchenette not stocked with essentisls. No pot, pan, bowl, coffee pot, kettle, dish cloth or towel. Fridge freezer so iced over a bottle of water would not fit! NO safe. No bottled water for drinking. No face cloth. No wifi/ internet for 4 days. Maids only clean every 3 days; which even then you had to ask.
So called free breakfast was limited to 5 menu items. Could not even substitute the dried tortia for toast without there being a charge. At one point of my stay, they ran out of stock, so things on menu were not available
No seat on the public toilet by the pool.
Pool chairs were not wiped down and had bird dropings and food stuck to them. NO amenities in the area. You definitely need a car to stay at this location as it is in a very run down \" industrial\" area. 20 min walk to a gas station store with garbage , weeds, and torn down building remnants in the walking pathway.
No English menu, nor an english check in /out contract they make you sign. No idea what it says and reception did not know how to translate it.
Pool garbages were always full.
Would have been good to know there is construction going on next door before booking as the jack hammering started at 8 am
NO HOT WATER in the kitchen( ran for 1/2 hr....still nothing) Shower had to be ran for 15 -20 min to get it hot. Paid hotel direct. They refused to cancel and refund. So was forced to stay the entire 2 wks!

They have zero customer service. TV didn't work, they didn't fix. Asked for new towels, never got one for 4 days. Light was flickering, didn't even bother to ask to fix it as they didn't seem to care. They never cleaned our room for 4 days. just terrible. don't book.

Staff all quit week before. No drinking water none. Breakfast very small selection. Staff were not able to provide what hotel had marketed. Far from anywhere. Very sketchy area. Pool was murky. Grounds very unkept. Expedia couldn’t even get a hold of manager. Definitely a one star hotel in every respect.

Esta es la tercera vez que nos quedamos aquí, es un excelente concepto de hotel pero lo descuidaron. La alberca siempre está sucia y da asco meterse, el desayuno muy tarde, demasiado limitado y comida echada a perder, hasta el agua fresca se les hace mala, (ejemplo, omelete sin relleno y 1 solo huevo); no tienen toallas y hasta el papel sanitario te lo racionan. La persona que hizo la limpieza se llevó cosas que no le pertenecían, en fín, es una lástima lo que ha mermado este hotel. Necesita una buena administración que se preocupe por mantener bien las instalaciones y el servicio. Como va de mal, no lo recomiendo para nada, menos si vas con niños que van a querer alberca.

Suite was a really neat design. No soap and oil on the bedsheets. Towels were old. Bed was very comfortable. Friendly staff and well priced. There is a 150peso per person per night extra fee above 2 people and a 74pesco per night additional tax.

Pros: The rooms were spacious, and each had its own bathroom. The in-suite pool was very convenient and enjoyable for the kids.

Cons: The kitchen was not well stocked, there were not enough utensils, blankets, or towels, so consider bringing your own. Our room had been cleaned, but there was a very strong dirty mop smell that was extremely unpleasant. Breakfast was included, which was a plus, however, the selection was very limited and food ran out quickly. At checkout, we were charged an additional fee due to an alleged staff error during check-in. It was unclear whether this charge was legitimate, which felt concerning. The staff was not rude, but they were not particularly friendly either.

Overall, it was an acceptable stay for the price, and the location was convenient due to its proximity to nearby parks.

I have stayed here several times the last few years. because it is very convenient. Clean, modern, great pool, staff are very plesant. I will stay here again when in need to. My only constant disappointment is the food. It won't make you sick but nothing is tasty or thoughtful. Honestly, the kitchen has no training or interest in food preperation.

The front desk crew was very kind but the room upon entering we found a GIANT live scorpion and a few large cockroaches, the kids weren’t able to get comfortable after that so we left shortly thereafter.
The hotel has so much potential just needs a little TLC in cleaning and upkeep (pest control)
the rooms were huge and lots of space, but overall upkeep was iffy and lacking. We would have stayed if the scorpion situation hadn’t happened.
The staff was great, and I know we’re in a jungle but try convincing a 3 year old who’s overtired that there’s only those 3 giant bugs in her room and it’s fine to go to sleep.

The staff are extremely pleasant and helpful. This isn’t a big hotel or resort. It's an inn...kind of like a bed and breakfast. The restaurant had limited, very basic options, the towel changes happen every 2/3 days only...overall the photos are accurate, just pay attention to what's in each room based on what you need. Taxis are easy to get to and from here so that's good too.

En 2023 nos hospedamos en este hotel y una habitación no funcionaba el a/ c y nos cambiaron de habitación y todo muy bien nos gustó el servicio y las instalaciones , así que decidimos este agosto 2025 volver al mismo lugar , pues nos dieron la misma habitación el aire no funcionaba como en el año 2025 y 11 pm tuvieron que hacer cambio de la habitación la habitación no estuvo frió hasta las 2 am pues estaba muy caliente y después de eso llegó al breakfast y todo muy mal te dan dos o tres opciones y al momento de escoger una no tenían frijoles y el huevo estaba muy negro no habían limpiado la sartén , ya no tienen el breakfast buffet como en el 2023 el breakfast teni unas condiciones muy pobres , y no puede creer que no den mantenimiento al hotel desde el 2023 está fallando el a/c de la misma habitación ,, ah y el staff de enfrenta no te quieren otorgar toallas ni para la alberca ni para la habitación . No volveré a este hotel nunca más

Extremely disappointed. Room had some nice features but there is obviously no upkeep or maintenance being done. Sink, faucet, and what looked like a Jacuzzi in the back were completely disgusting. Indoor pool had a rust or mold stain on the steps. Main pool looked like it wasn’t cleaned in weeks, cabana sofa disgustingly dirty. Bed sheets didn’t fit the bed, some were stained, and the comforter looked disgusting. Stove top but no pots or pans to cook with and vey few utensils and cups. The free breakfast basically was the same every day, either two eggs in three different styles, no meats, or two pancakes. If you want anything extra they charge you.

The property did not have water my whole stay and even they knew about it when I did the check in, I wasn't informed.

I contacted Hotels.com during my stay and told them about the situation and they said they will reach out to the property in order to have a refund.

Until this day the hotel didn't answer the calls or reply to any email. I asked Hotels.com about the refund and they didn't want to help because \"the property didn't answer the calls or emails\".

I needed to escalate the situation to upper management to get inly a partial refund.

Terrible experience from both sides.

El área de recepción y restaurante tiene detalles bonitos. El personal es muy amable a excepción de lo que parece que son los dueños que no dan ni los buenos días. Las opciones del desayuno son limitadas y carecen de sabor. Solicitamos el desayuno unos minutos antes para salir a tiempo en nuestro tour y no nos pudieron ayudar. The ac from the suit (2 beds & sofa) that i reserved was not working, after a few hours they offer me a room with only one bed and sofa and we were a family of 5, there was no way to sleep in a small room, I had to move the mattress from the upstairs to the downstairs in order to be able to sleep, I asked for a refund and they denied.

Based on previous reviews and photos, we were excited for our stay while we visited Xcaret park. However, upon arrival to our room, I noticed dirty walls in the hallway with bug residue. I was also disappointed that they assigned us a room on the 1st floor with little privacy. The walls inside our room were also visibly dirty. There was a foul smell coming from our bathroom sink along with small bugs all over the bathroom. There was no hand soap provided and when I asked the staff, they advised using the body soap found in the shower. It was the first time a hotel has not provided hand soap. The floors were dirty and the property has not been maintained. The only pros were that the staff were friendly, the pool was lovely & our booking included a free breakfast. My daughter comments that she is hopeful that this hotel will improve with proper attention.

We really enjoyed the three bedrooms suite that accommodated our group well. The staff was friendly and very helpful arranging local affordable transportation for our group. We also enjoyed the large pool. Overall staying property was a great value for what we paid and we would definitely stay again.
Suggested areas of improvement.
A member of our group had an accident caused by the lack of maintenance of the irrigation covers that are in the middle of the walkways. It crumbled when stepped on causing multiple lacerations on their leg.
Lack of internet bandwidth to support our group’s needs. Internet in room only usable in the middle of the night.
The lack of a cable TV package or any broadcast or alternative TV signal made the televisions unusable.
Insufficient water pressure in one of the three bathrooms.

We stayed at Casa Kaoba for 3 nights while in Playa del Carmen. I was pretty impressed. The hotel is beautiful and clean. we stayed in one of their larger rooms with a kitchen and patio on the first floor. Beautiful and spacious. The pool is huge, and their Pool hours are great. I would only suggest they invest in better mattresses, but otherwise for the price, I definitely recommend. It would also be nice to have more breakfast options.

Likes: Spacious w/ 3 bdrms and 3 bathrooms so a family of 4 could have some time to ourselves, great full kitchen, comfy beds, quiet, easy access to drive, wonderful staff, amazing pool and TV's in every room.
Dislikes: Water pressure in one of the bathrooms was poor so it was not usable even after we fixed it a few times. Internet connection was off and on and better in some rooms than others, we weren't able to watch TV in the main bedroom, and a few of the remote controls did not have a volume button; there was a few insects we had to kill, ants galore in the kitchen. Lastly, we could not use the pool in the room since it was rusting, old bandaid found in it and we could see film build-up on the top of the pool.

This property was just ok, the front desk staff was very friendly, always greeted us as we left for the day and returned. The rooms were just ok, but the TV's did not work, no channels just static or a black screen. There were limited dishes in the kitchen, no pans or silverware/utensils in the drawers, no glasses, just coffee cups, we had to ask for utensils.

They offered breakfast and they had a limited menu that was quite tasty, the 1st days breakfast was wonderful, but after that and on most days after, they stated that they were out of fruit and or juices and only offered tea with our meal, we were traveling with 2 small children and they were given the tea??? The ladies in the dining room acted like they didn't want to be there, but the young man that waited on us was very pleasant and hospitable. We had a day where one of our kids was sick and we wanted to take breakfast to them, but they didn't allow us to remove the food from the dining room, so we had to bring him to the dining room, but then watch as other guest took food to their rooms.

The pool was old, we found mold in some spots of the steps and on the tiles, the lounge chairs and side tables were also dirty and moldy as well. All this explains why this property was empty, with no guest. Although it was centrally located, I don't think we would book it again.

We are a family of five with three kids, and we had a wonderful stay at this hotel. We loved how spacious the room was and appreciated the beautiful plant decorations throughout the property. The staff were excellent—friendly, communicative, and always helpful. Our room was cleaned thoroughly every two days, which we really appreciated.

Breakfast was delicious, although the selection was somewhat limited. Despite that, our overall experience was fantastic. Initially, we were a bit hesitant to book for an entire week after reading some previous reviews, but we’re so glad we did. The location is also very convenient, close to Tulum, cenotes, and many other tourist attractions.

We highly recommend this hotel!

Great for the value. If you’re looking for a budget friendly stay that’s still nice, this is your place. The staff was friendly, the property is visibly older, but well kept. My only complaint is that the beds are stiff and uncomfortable, but for the value, it’s expected. They had 2 small private jacuzzis in the pool area that you can reserve, so that was a nice Surprise. Also, a small breakfast is included! Again, really great for the value.

Rude staff

I stayed for one night with my wife. I could not believe the rudeness of the staff. The front desk would not make eye contact with me. I felt treated as if I did not belong in their hotel. We also found a cockroach in the suite.

Property is nice. Staff is friendly. The food was ok, nothing special. In fact, the restaurant could be better and the service at restaurant was super slow and unorganized.

The property was great. Staff was friendly just didnt speak to much english which isnt bad we just dont speak spanish lol. The pool was always clean and fun for ours young kids. The onpy negative review i would comment on is the restaurant. The free breakfast wasnt good and they upcharged for minor things. It was bland and the service in the restaurant was non existent. But overall we loved the hotel

Perfect for a family of 5. Location to Xcaret Xplor was amazing only 8 mins away. Other scarred park weren’t far. Friendly staff love how quiet it was.
