Clean room, friendly and helpful staff. Good location, close to the events. The A/C was noisy, but the individual A/C always are.
Mariela
Staff very friendly. Rooms that we stayed in were nice and big. The only issue we had was our sink was clogged and drained slowly.
Deborah
Very friendly easy checkin Room was clean and everything was walkable
Paul
Pretty basic hotel but clean, good price on July 4 and comfortable beds.
Nikita
Clean room, great staff, loved the pool. Would definitely stay there again
Marlene
The room was clean. Staff was friendly and we enjoyed our stay there very much. The pool was clean and even on the hottest days we were comfortable in the AC in the room. I would definitely stay there again. We had a jacuzzi in our room and it worked great. Was clean and we had plenty of hot water to fill it 😊
Jennifer

Good and clean ! Nice service and great location
Joan
The room was cleaned and maintained by the staff, they were very polite and friendly and helpful. Our stay there was wonderful. Will definitely return next year.
Madeia
All staff members were friendly and helpful. We both have bad knees, the owner gave us a first floor room and an orange cone to put in our parking spot right in front of our door when we left to see sights so we had our parking spot when we came back. The pool was very clean. We will definitely be back.
Arunkumar
Enjoyed our stay
Brian
great stay. very accommodating.
Jessica
The property was clean, and the staff was Amazing and helpful. Just wish the beds were more comfy and ice was on each floor. No elevators and being on the 3rd floor kind of stunk as well as no microwaves.
Although the reason behind it was valid still sucked for convenience. Oh and no irons so make sure you bring wrinkle free clothes.

Kings Inn Motor Lodge is a solid, no-frills stay that delivers exactly what matters most when you’re traveling through the area. The updated bathroom was a nice surprise and really helped the experience, and the staff stood out as friendly, helpful, and easy to work with throughout the stay.
The rooms are definitely a bit dated in style, but they are clean, well-kept, and perfectly serviceable for a comfortable night or a short stay. Everything was in good working order, and the property is centrally located, making it easy to get to all the major attractions, local restaurants, and nearby conveniences without any hassle.
Overall, it’s a practical, well-run motor lodge with great service and a convenient location. Would absolutely stay again when in the area

The rooms we had were decent enough and clean. It was about a 15-minute walk to Niagara Falls, mostly downhill. We have no regrets about staying there in the future. The motel was also very convenient to the many nearby restaurants, well within walking distance. We did not use the pool, it is very small.
Rajesh
Clean and well maintained room. Kudos to Wanda, the house keeper. At a walkable distance to the Falls and other attractions. Very reasonable price. Good for a night or two stay.
Rena
Easy check-in staff was excellent
David
I've stayed at The King's Inn many times over the years and always had good experience. High marks for cleanliness, a friendly and helpful staff, a comfortable bed, air conditioning, and good swimming pool to lounge in on a hot summer day.
Edward
Great stay close to downtown, friendly owners
Teng

It was perfect for our family of three and very walkable with lots of restaurant choices in the area.

Outside pool a lovely addition.
Gail
Excellent location. Older property like so many in area but very clean and well maintained. Had all the things we needed for our stay. Great value for the price. Would stay here again.
Craig
Very clean and room was well maintained. Pool was very nice and plenty of seating areas , either shady or sunny. Room was nice and cool , even during extreme heat spell. Walking distance to all the sites and falls
Daniel
The front desk staff are very helpful. Room met our needs for one night. No microwave. Smoking is allowed outside on the balconies.I got lucky, no one smoked at night while I was there! Great location. Plenty of free parking.
Edna
Was very pleased with the cleanliness of this motel, staff very friendly, weren't in office until 8:30 ish, which was a bit late for us since had places to go & things to do; needed ice for water bottles & lunch box. Never got to try the pool cuz was rainy & cool when we got back but looked very clean & inviting. There was a Keurig in the room; a bit of water leaking down sides & coffee on top of pod; just needed a needle cleaning most probably, minor thing. The shower looked brand new, but not alot of pressure to wash long hair. Despite these minor things, the price was right, location close to everything & staff very nice. Will be coming again in 2 wks or so. So we were impressed with; price, location, staff. As for suggestions; a fridge with freezer, public ice machine, microwave (even if it's a shared one in the office), bath mat or appliques so as not to slip (we left ours there), water dispenser for water bottles (they sell larger sized ones at Dollar Tree up the street; that's where we got our water from), take away the carpet, add some suitcase holder/racks, a few hooks, maybe a picture or two on the wall would look nice. Of course, these are only suggestions from a guest's point of view. We really did appreciate our stay & would def stay here again!
Debbie
Dave is very hospitable, the motel is great, the pool is great, loved the balcony to sit out on. Room was clean and comfortable. Could use some more hooks or a towel bar in the bathroom.
zilda
Clean room, helpful and friendly staff, outdoor pool, air conditioning, perfect location. I would stay here again. Thank you staff and Dave for making our stay wonderful.
Raja
Good service
Crystal
I was skeptical of this place when I booked because the price was so reasonable but the reviews were good. I recently had a bad experience somewhere else when my negative review was removed and that made me even more skeptical and I was second guessing my choice. I am glad we stayed here! The rooms weren’t fancy obviously but they were safe, clean and budget friendly! The location was really convenient! My 95 year old grandfather was with us so we walked as much as he was comfortable with then used uber at reasonable rates. If you don’t care about bells and whistles and everything being shiny and new then this is a great option! Staff was helpful and friendly as well!
MICHAEL
100% happy with everything, would star again
Grant
Over all it was a good stay, location and price you can't beat, staff was very friendly, building is older but it was kept nice and clean, will stay again our next time to the falls and recommend to others, many many thanks
Roberta
The furniture was well built. The rooms were spacious. There was no. Facial tissue and bo hand towels. No bath mat. No grab bars in or near tub.. no tub mat. Room smelled of mold.
Jessie
Property was clean. Staff were nice. Location was decent, about a 10 minute walk to Clifton hill and the falls.
Jennie
Great location closed to everything friendly staff
Collette
The motel is older but the interiors are clean and spacious. It was air conditioned and had a mini fridge but no microwave. My only concern was I was on the main level and my bathroom window didn’t lock…
It is on a very busy road and the traffic is noisy but it was within a 30 minute walk to the falls and amenities.
Staff was nice and price is fair

The room was very clean and bathroom shower insert was sparkling. The air conditioner worked great and a nice Keurig coffee maker. A nice touch was an orange cone reserving our parking spot in front of our room. A nice little pool to relax ! 😎
Jason

Pool was broken and empty.
Also be careful!!! They say there is a $100 “hold” on your card. But he is lying. He actually puts it thru as a purchase not a hold. Then I got a refund issued back for an only $69!
Bugs in the room. Unidentifiable hairs in the sheets! Bugs! Lots of noise. Cleaning staff smoking while cleaning rooms. Very rude and unprofessional. Just bad business.
Makes me wonder how many people is he robbing for $30/$40 on these “holds” that he puts in as purchases???
Howard Johnson’s down the street didn’t do that. I got my $100 hold back as soon as I checked out and in full! This guy is a crook! I have to wait 10 business days to get the $69 out of the $100 I gave him for the hold.
Also the phone in the room is just decoration. Can’t call front desk. No ice machine.
Was just a terrible place! Do not go there if you have a family or are a single woman.
The man at the front desk just lerks and is very rude.
As a woman traveling alone, I had locked myself in my room and didn’t even see the sights because of All this!
I can’t stress enough do not go here!!! Soon as you pull in you’ll know you made a grave mistake!!
Zoom in on the pictures! Used eyelashes in the sheets, bugs, and unidentifiable human hairs and what looks like bodily fluid stains on the sheets. As you can see I got new bedding but only re made one of the beds

Wonderful staff, excellent service, absolutely brilliant.

Amazing place to stay. The customer service was excellent. The rooms and all areas we could see were clean and well maintained.
Upon arrival, the gentleman at the front desk helped us to our room after giving us tons of information about the surrounding area. He was sociable and made us feel very welcome.
Again, the rooms are clean and housekeeping comes in daily unlike similar hotels. All the staff we encountered were kind and welcoming, I would highly recommend staying at the Kings Inn near the falls to others for this reason alone. I will definitely be staying here whenever I am visiting Niagara Falls! Thank you Kings Inn near the falls, you're all wonderful.

Super Friendly Staff, Excellent Location, Very Flexible, Clean, Amazing Price! The only thing I could have used was a microwave… 😊
Jigar
room service could be better

Only issue is no microwave in the room but the price was right
Bernice
As for the first thing once we got there the staff changed our room without any notice. Then the room we got had ants on the counter, and we noticed they were in our bed. No phone service. The staff member was very rude. When I asked to see the room I requested on line looked nothing like what he gave us. The check out day early and the staff was overly nice. I’m sorry I don’t care to return.

Check in was wonderful. The bed was clean and comfortable. I'd stay again.
One safety note for single women traveler's; a man with a key (so someone who works with the hotel) unlocked my door at 10am, before checkout, without knocking or announcing anything. Luckily i was standing near the door and relocked the dead bolt and yelled \"im still in here\". The man apologized and left but if i had been on the other side of the room he would have opened the door.

I really like the location. It is a 10 minute walk to Clifton Hill and about the same to Fallsview Casino. There are many restaurants around the area. It is also within a 10 minute drive to the go station. The manager and other staff are very friendly and accomodating. This was my second stay and I will definitely return.
