The staff were excellent at the hotel. While my room was clean. It's definitely needing some attention, maintenance wise. There are little to no amenities in the room. Coffee is provided in the lobby only. The coffee was horrific and not drinkable. Our room had a water view but there's also a viewing area on the 14th floor. I personally feel there are better hotels to stay at that provide the same room or better with more amenities. Parking was $50 per night which I guess is standard.

We got the 2 bedroom premium view two queen suite over looking the falls. The view was good and that was about it. The room and hotel are in need of serious updates. The room was clean, but it’s outdated, things are barely functional if even working just overall rundown. The fridge didn’t work, the shower was so loud I’m sure you could hear it all across the whole floor when it was on, and the pull-out sofa couch seemed like it could’ve been original to the hotel. The staff were friendly enough, but not helpful. I called down for blankets and pillows the first evening we were there and they never came, ended up sleeping without them since we had such a long day. Called the next afternoon for them and they still never came, had to go down to the front desk at midnight after we got back from our event to get them. The Applebees connected to them is their restaurant and not any better, missing up simple food orders when they don’t even have any customers. We definitely won’t be staying there again.

The Building is very deteriorated.
The Parking was not included and the cost was basically 50% of what I paid for the Room.
One of the beds was very bad done.
One of the garbage bins inside the room had garbage which means was no cleaned properly.
The vanity sink was clogged.

After standing in line for like 20min just to check in we were told we would have to be moved to another hotel due to something was wrong with the room we ordered and they didnt have any other rooms with a jacuzzi available. We were moved to the Hilton right down the street. Everything fine with the new room until we were awaken later that night to the lound sound of what sounded like running tub water. Came to relize that we were hearing the sounds of the tub being filled next door to us. It was unbelievably loud. How is a 4 star hotel not sound proof. I wanted to relax in our jacuzzi tub the next mrning before we left but decided not to so we wouldnt wake the guests in the next room. Disappointing stay

I have stayed, many times, at this hotel. This time I was really disappointed in the state everything. The rooms definitely are in need of some updated and functional furnishings. The chairs and sofas are falling apart and threadbare. The halls and elevators were dirty and appeared to not have been vacuumed in awhile.
I had brought along another couple and had raved about this hotel. I had to apologize about it after.

Very dated rooms. We had one lamp for our whole room so it was pretty dark. There was a power switch on the wall to turn on the tv (had no clue that’s what the switch was for so we went without tv for our first night there). With the cost of parking it ended up costing more than it would have to stay at the Hilton (where they had breakfast- the Oakes has none).

We got moved to the Hilton because of plumbing issues.
Was made to believe it was an upgrade maybe the amenities were but the room was so hot even following the instructions to open the vent and just turn off instead of turning on cool. It got to 26 degrees and made me feel sick trying to sleep.
While the tub window to view the falls was a cool feature the toilet should have had separation in the room. The window wouldn’t stay closed all the way. Sometimes you don’t want to share everything.
I was assured it would be the same price but I’m waiting on my credit card bill because it appeared I was charged too much. Thankfully the view of the falls was beautiful.

We booked a King suit with a View. We were unable to stay in it because the plumbing was bad. They \" Up graded\" to a queen double bed on the 16th floor. It was not an upgrade. This hotel has very preditory parking prices as well. 77.00 for ONE NIGHT. 50.00 and then a 14.95 hotel fee. It is also very run down and needs very clear maintenance. Staff was friendly and helpful. But we would not stay here again.

For two nights there was loud banging in the vent system outside our window. I didn’t sleep for more than 2 hours those nights.

The room was clean, but very spartan. No bathrobes, only 2 towels and for coffee only available in the lobby.

My son had a horrible headache, and there wasn’t any aspirin even offered. To check in we had to wait for and hour, while the conceirage took hand outs for some people to cut the line.

I was disappointed for the cost.

This place is OK. I don't understand why you paying resort fees but don't get resort treatment. You have to ask for Any type of room service. Nothing available in the hotel other than ice machines and vending Machines. You walked across the street In any direction and it's nothing but luxury hotels With multiple accommodations inside. spend the extra few dollars and stay at another hotel if you want the Luxury experience. stay here for the budget but OK experience and view!

This listing was extremely misleading. We booked a courtyard view room and were given a ground floor motel/external entry room next to the waste facility. The room was dirty, there was no coffee/amenities and many features did not work as described in the listing. Parking was excessive in cost and the whole experience was disappointing. If this was accurately described as a motel room, we would have upgraded to another hotel. Do not book.

The room was excellent and the view was breathtaking, but the only thing is how much nights you stay at the hotel.... is $50+ which is really a lot and I believe you should only have to pay parking for 1 night if your stay is more than 1 night. Also, for the price your paying, breakfast should be included and the rooms should have microwave because we are constantly going up and down elevators to warm up food, which is a hastle.

Two times during our stay the toilet did not flush and had to get it fixed. Staff were pretty friendly. $50 for parking is INSANEEE!!!! Found cheaper parking like 5 mins from the hotel. HATED the bathroom!!!! AC did not work well!!! Will NOT stay there again!!!!

The deterioration of this hotel since the last stay we had was tremendous. After arguing what room we paid for the hostess reluctantly gave us a better room. Which happened to be the worst room weve ever stayed in. I refused. My husband tore into this woman who finally upgraded our room to which we asked for originally. Paid for ORIGINALLY. But since our stays, we had broken trim, stains on the curtains, and burnholes from cigarettes on the table. The hallways were freezing. No smart tv upgrades, microwave, or even robes in our room.Every stay weve ever had in the past, this hotel was packed! Now, only us and 2 other cars are in the parking lot. I know we arent alone in feeling this way because our waiter at supper made a comment about where we were staying that it had really went downhill from what it was, no upgrades still charging top notch rates for a 1 star hotel. The $50 dollar a day for a non secured parking lot is also ASTRONOMICAL. Unfortunately the hotel we adored from our honeymoon 6 years ago is garbage now, and we will be looking for our new home hotel next time we travel to the falls.
