Room layout was funky, couldn't get in front door as it kept jamming - needed desk clerk to help. Clerk said it was just purchased by another hotel chain, and had been fumigated for bugs (that didn't sit well with me).
Nice that it was close to downtown and freeway.

Very run down hotel. Looks nice from the outside but dirty on the inside. Multiple broken/non-working things in our room. The pool was not heated and no hot tub. The room smelt musty/dirty. The floors were awful. My kids feet were black and full of dirt and crumbs after walking around bare foot our first night there. The floors clearly had not been swept or mopped in a while. We saw a little baby cockroach run across the floor on our first night. Our baby also spit up all over the bed, and when we requested new bedding they told us there’d be an extra charge if the sheets were stained, yet they gave us stained “clean” bedding to swap out our own bedding. I’d spend the extra money to stay somewhere cleaner and nicer.

My daughter left her purse on the floor only to wake up the next morning to see her purse chewed up by rats. We complained to the management staff and they said that there was nothing they could do because we booked through Orbitz and not the hotel.

Room was old and run down. Hair dryer was broken and plug falling apart. TV had no guide and minimal channels. The restaurant located at the hotel has been closed for I don’t know how long.

Highly recommend staying away from this place. I would have rather slept in my car. We will be requesting compensation for the rat damaged purse, just gross!!!!

Needs a remodel. The room walls and floors were grimy. The bed was lumpy and uncomfortable. The linens are so old they are gray colored, not white. One wall outlet by the bed was covered in duct tape. The room smelled terrible and made us have allergic reactions from most likely mold.

Close to downtown SLO, very close to freeway entrance, some restaurants close by. Parking is decent. Property is dated. We stayed in a 3 bedroom family suite that was a converted 2 bedroom apartment. Couch had two big holes in it. Hairdryer in bathroom did not work. Beds were okay.

Very hard to get into the room because either the locking mechanism was going out or the handle needed to be replaced. Became a bigger issue at night when there was no one available in the front office or anyway to contact someone. Took me 30 min playing with the lock to finally get into the room ☹️

My family (2 adults, 2 children) stayed at this motel for 3 nights at the end of March 2026.

The Good: We liked the fact that there were two separate bedrooms, one with a king, one with a queen, and another queen in the living room. The layout of the rooms was more similar to an apartment than a hotel. There was a decent sized kitchen with a fridge, cooktop, sink, coffee maker, and microwave. It also had a nice patio/balcony overlooking the creek with 4 plastic chairs to sit on. There is an outdoor pool.

The Bad: The fridge was very old, the freezer didn’t work, it couldn’t keep ice frozen, no pun intended. It also needed to be defrosted because there was a large amount of ice collecting at the top of the fridge. The kitchen sink kept getting clogged and the in-sink garbage disposal didn’t work. Pots, pans, plates, cups, and utensils were not provided so we did not use the cooktop, just the micro. Floors were dirty and the whole place smelled like cat urine. There were at least three lights that did not work, patio light, dining room light, and one of the lights next to one of the beds. We had to pay an extra $30/night for our dog, this was never disclosed. Pool was very dirty. Bedspreads and pillows didn’t seem clean. The TV was too small/far away from the couch. The king mattress was old and did not provide any support. There were 2 single servings of coffee provided, when we asked for more they said only the first 3 were complimentary. No coffee provided in the lobby.

I payed for the suite with a kitchen to cook since I have kids and the stove didn’t work & when I told the manager or lady in the office she said I payed for that and that’s what I got and I’m explaining to her I bought a suite with a kitchen just to be able to cook on my vacation & she said in her words ‘you guys should’ve woke up earlier for breakfast in the front ‘ and I asked to speak to someone else or a manager or higher up and she declined that and ignored me . this is also going to the city as well because how badly me and my family got treated !! And everything was video taped as well . Thankyou . There’s roaches as well & she tried charging me for another room because me and my family were on the steps closing everything up 7 minutes after our check out .

Im so sorry to say this but the toilet seat in room 121 moved LITERALLY MOVED EVERY TIME I USED IT!!! Lamps were just almost out of place trying to turn them on never happened and the room upstairs they said was not able to get the water right temperature for a shower I feel they need to keep up with maintenance really we are paying for staying in this place they need to have inspection make sure things work properly I love the people working there trying to be so HELPFUL AND THE FRONT DESK SAME but very poorly maintenance so very sorry about it!!! Their beds very noisy not right!!!

Great location in SLO. There's the Cowgirl Cafe right across the street which has an excellent breakfast. Highway entrance super close as well.

Kinda disappointed with the check in lady. Not super energetic or friendly. Unfortunate. Room was clean and comfortable. Small TV with limited channels ( no abc, CBS etc ). Good AC. Toilet is really really low but good water pressure. If you're just using the room to sleep, it's good. Quiet too.

The beds were comfortable, rooms were spacious enough for my family, and it was cheap.

When in the room i noticed they werent cleaned properly though, i had even found someone's old bandaid in the closet, that was pretty gross!

Upon checking out I had left some items in the room and not everything was returned to me, i was just glad my keys were, kids food Tupperware wasnt.

Overall it was an okay experience, i guess you just get agat you pay for!

Never Staying Here Again

We were suppose to be in a 3 bedroom family suite. When we checked into room 228, the deadbolt didn't work, so I asked for a new room. We were then given room 225, and I was shocked to see that the deadbolt also didn't work. I took a video of it and showed the hostess who told me that maintenance would be there at 10 am the following morning. I asked for a room with just two beds or even one bed as our plans had changed and it was now just the two of us instead of the five we had booked for. We were given room 152 which was very much not ready for guests. The pictures are from the final room. Smoke alarm wrapped in plastic and other ill remedies throughout the space. We were not offered a credit for the downgrade in space.

It’s an average motel. It’s ok. It’s not dirty. It was a little noisy because of the proximity to the 101. Not walking friendly and a little difficult to get out of the drive in a vehicle. Staff was courteous. Nothing to write home about but if you’re just looking for a place to stay, it’s fine.

My experience with the lady at the front desk was terrible. My first interaction with her I was talking to her on the phone asking if I could have an early check in. From the start, she had an attitude and it was hard to understand what she was saying. I show up to the hotel and she was immediately yelling and me while pointing her finger at me. Telling me I am rude and disrespectful, and that she was not going to respect me until I respect her. During this, I am not saying anything rude, I was asking her to stop yelling at me and that was her response. She very rudely asked for my ID and credit card and was very aggressive with every interaction. I was not pleased and will not return or recommend to anyone.

The part of the hotel where we stayed was a former apartment building. I loved having so much room, a kitchen, and even a back yard! The floor was filthy - both sticky and black with grime. The man running the front desk was doing his best but it seemed he was running the front desk for the hotel across the street as well, so there was a wait to check in and out. Not a big deal though. He was nice.

Memorial Day Weekend 2025

I went there for Memorial Day weekend. For someone without a car, it is conveniently located to downtown San Luis Obispo(about a 10-15 minute walk). The service was great and reasonable. Only downside of the property is that it is right by an on ramp to Highway 101. So, there is bound to be many cars when crossing the street.

All in all, i enjoying my stay and i might return at somepoint in the future!!

This property had dirty bed skirts. The linens should’ve been white but instead they were brown. A pillow that was once white was was yellowed. The floor was filthy. My socks were white and after walking on the floor they became black with dirt. I had to throw them away. I became concerned for hygiene and end up leaving after a few hours.

The \"property fee\" is a little.suspect, but still a good budget hotel. I would stay there again if needed an overnight place.

I have never experienced a dirtier floor in any hotel or motel room. It was a vinyl plank linoleum. It seems it has never been vacuumed swept or mopped. I was afraid to walk on it barefooted. The walls by the bathroom sink had hair on them. The services of the furniture appeared clean in the linen appeared clean. There was trash right outside our room door and in various spots in the parking lot. It needed someone topick up trash.

The rooms were filthy. The floors were so dirty that the minute you walked on them, your feet were black. The showers had mold on the walls and very outdated. There were constant noises that kept us up at night. Every time you flushed the toilet, there would be a really loud noise. Beds super loud any time you moved around and bedding was stained.

I was initially pleased with this hotel based on the location (convenient, safe) and the size of the room (basically a small 1 bd apartment). As we settled in, however, I realized that it wasn’t very clean (floors were greasy, counter was sticky, walls visibly dirty). There were a few inconveniences as well, like the complete lack of anything that would have made the full kitchen useful. Not a single piece of silverware, plates, or anything to cook with. I had hoped to use the kitchen for some meals, but we couldn’t have even heated water. The shower had an adjustable head, but it was broken and dribbled half of the water coming out.
Finally, there was a really cute little deck looking over a wooded creek, but the space was full of trash (not sure the hotel could do anything about that) and the light on the deck was REALLY bright and stayed on all night. The switch didn’t work, and the door to the deck was glass, so the light shone directly into my bed all night. The curtains were also broken and didn’t stay closed either.
After the first night, I asked at the front desk if they could turn the light off. They seemed concerned that the switch didn’t work and said they’d take care of it, but It was still on when we returned late that night. Also, we also weren’t allowed to leave our bags behind the desk after checkout so we wouldn’t have to take them to go eat.
All of that said, it was cheap and had clean sheets and towels.

I reserved room 234 30 days before my arrival. The person at the front desk was an older man from India. He confirmed the room ( I always use the same room for the last 7 years). Upon my arrival they told me that someone else got the room. They assigned me a room where the toilette wasn't working. The carper on the floor was full of stains and smelled really bad. They have a new onsite manager. An old couple from Idia that can not speak english at all.

The room was very accommodating for the size of my family. We had plenty of space. The bathroom was large and clean .
The room had an old musky smell and everything seemed very old and outdated. The king size bed was not comfortable at all. The pillows were old . Blankets seemed like they hadn’t been washed or used in awhile. The fridge seemed very old and not working correctly. A piece of old frozen meat was in the freezer.
Theirs plenty of closets and cabinet space . The balcony and view was amazing. The tv in my room didn’t work .
Overall the price was good and the space was good .
I’m not sure if I’d stay there again
And the front seat woman wasn’t very hospitable or friendly but the man was.

The rooms were very, very dirty. If you walked on the floor barefoot you could feel Dirt on your feet. Water pressure was very poor in the shower. There wasn’t any soap or shampoo or conditioner available in the shower. The center nightstand between the beds was not clean you could see The marks from previous tenants where they put their drink on there. I started looking a little deeper and noticed dust everywhere and the alarm clock on the bedding, the baseboards, especially behind the beds. I even found mouse droppings. The photos they post up on their website are not accurate.

When we booked online, the pictures was totally different when we checked in. We remove the sheets to see if they’re clean, but there were a lot hair, stains, and the pillows were not clean and dirty with black spots. The property was very smaller than was described overall I will give zero for condition and two for the area. I would not recommend anyone to reserve this property.

Honest Review:
I was grateful they let me check in hours early. I probably paid the price because the room I was in, had a broken bed and dirty carpet floors. The pillows had black stains on them and so did my bed sheets. I paid for two nights Thursday and Friday. Friday morning, the cleaning person walked in on me when I was asleep and also the property manager walked in on me a few hours later. No Knocking or warning at all.
I ended up moving rooms due to the bed getting worse each time I laid down. I was offered to move rooms, but I did not want the hassle of moving rooms so at first, I said no then I decided to move. When I got to my next room it felt way cleaner until I went to the refrigerator, there was a drink from Dutch Bros which looked like it has been in there for days.

The first things we noticed walking into the room were the strong smell of bleach and the stained carpets. We had to open the windows and prop open the door to get some clean air inside. We finally closed everything up once the temperature began dropping, only to find that the heater did not work! It got into the 40's that night. Needless to say, we did not get a lot of sleep due to the cold temps inside the room. The room was very outdated and felt dirty. A new carpet would go a long way!

The room was bare-bones, but functional. Broken-and-then-glued fixtures, missing electrical plate. The place was clean and the cleaning service was kind and prompt. I would stay here again if it was just me, but not with my family.

Don’t stay here, very disappointed!

Where to start, the room is extremely run down and old. I booked 2 rooms, 1 for me and 1 for my daughter and her family. We both had major issues. Floors were dirty, big hole on the side of the couch that I wouldn’t dare touch or allow anyone to sit on, 1 of the curtains were hanging off the window, the door to the patio is glass and your can see straight out of it meaning if someone was standing outside they would be able to see in. The 2nd bedroom didn’t have air conditioning nor heat, oh and no tv.
My daughter’s room freezer didn’t work, and had a smell to it. There room wasn’t that clean either. Floors were dirty. You can tell they do the bare minimum while cleaning. I have a list of things I didn’t like but I’ll attach the pictures so show proof. In the living room/kitchen area only 1 light worked and the room stayed very dim
