Avila is a great location but please make sure to read the fine print on your reservation. They charge an additional $50 per day for extra things they offer to you like beach chairs, breakfast, or access to the acquarium next door, you don’t have an option to opt out so use it or lose it. It’s a lot of money for not a lot if you don’t use what they offer so just note your rate per night is $50 more than what you will pay online. Also, parking is $18 per night. The staff were for the most part very accommodating. The breakfast was not great - very basic and for charging $50 per day I would have thought you would get a lot better quality food. On the positive, the bed and pillows were amazing and it was a clean room which was a nice experience. The location you can’t beat right across the street. Value for money, I prob would have found somewhere else for next time. Check out Pismo Beach as an alternative place to holiday as it had a lot more character than Avila in my opinion. We were pitstopping for two nights so can’t really give real review of Avila in depth.

The resort was under major construction with limited rooms, lots of workers around, limited parking spaces, spotty and sometimes nonexistent wifi. Even with limited rooms booked it took housekeeping until 4pm most days to clean room. The resort is lovely, but don't feel like I got the full experience yet paid top dollar.

Our stay was delightful. The property, although undergoing renovation is lovely. We had a beautiful room on the beach. The breakfast was tasty and staff so accommodating. The outdoor pool was lovely and refreshing. They have done an excellent job with sound proofing the rooms when door are closed. Only downside was the lack of kitchen amenities. No plates or silverware and limited ability to eat in room. But, for location, ambiences, gardens and overall cleanliness, I give it five stars.

They will let you use beach chairs, beach towels, beach umbrella and beach toys, so you don’t need to bring anything from your home.
The beach is right in front of the hotel, super easy walk.

Complimentary breakfast is convenient too.

Only one negativity is in this district is that there is not so many restaurant choices. So we drove Pismo beach to eat.

This is the non-smoking hotel, but a lot of people smoking . Outside door and pool door doesn't need the key to open . It is not safe. Anyone can get in. Room across our room really nosy . I prepare another property (Pismo Lighthouse )better.

The room and the grounds were exceptionally clean and well manicured, the staff at the front desk was super cool and helped me with using pre paid cards for the payment. The housekeepers and groundskeeper were super nice and were very helpful and professional. The location of the hotel was very nice, easy access to the beach, shops and fine dining. The pool was very clean and heated, they also had a hot tub. Avila Beach is a great place for home base to access Pismo Beach, Cambria, Hearst Castle and San Luis Obispo. Bob Jones trail is a great walk or bike trail, just another bonus for the area.

This hotel was so cute and in the perfect location. The room was super clean and so spacious with a perfect view of the ocean. The staff was so friendly and accommodating, and they even had a cute little free library by the office. I would (and already have) recommended this hotel to anyone and everyone. It just doesn't get more perfect for location, comfort and class.

Staff was friendly, and checkin was smooth. The room was pretty clean. There was splatters that look like blood on the patio. Also the thermostat we set at 68 and during the night the heater stayed on until the room was 80 degrees. We had to keep the door open to be comfortable.

Avila Beach is an idyllic location. And this particular hotel is a beachfront wonder. We had three separate families (with young children as well), and we had no end of wonderful things to do close at hand. Our time at Avila Lighthouse Suites was delightful from start to finish and the hotel was highly responsive to each request we made. The beds were delightful. We all got good sleep!!! And the bathroom was spacious and well equipped. Free Ebikes we could ride. Bob Jones hiking trail nearby. Golf right across the way.. Boogie boards. Complimentary, bountiful breakfast galley. The rooms were clean. The weather was fabulous. Boutique shopping nearby and tasty restaurants. The staff at this hotel was pleasant and helpful. I can’t think of a thing that we had to do without! And we had refrigerators in our rooms. TV channels worked! Made s’mores onsite. The pool and spa were a big hit. Pretty landscaping. The parking was easy and convenient. Avila Valley Barn down the road. Aquarium next door! Park, hoops.. Beach a few yards away. We stayed there all week. Nobody cried.

We've been visiting the Avila/Pismo area annually for the past 20 years, usually staying for about two weeks, and have always loved the region. For our 2025 anniversary, we finally decided to stay at Avila Lighthouse Suites, a property that had long been on our bucket list due to its prime oceanfront location. We booked an oceanfront suite for a two-night stay (10/10–10/12/25), with a total cost of $1,243.13.
10/10/25: Upon check-in, we were informed of a concert happening that evening at the Avila Beach Golf Resort (just across the road). By 5:30 PM, the music was so loud—and the bass so intense—it caused our room to vibrate. The noise made it impossible to relax, enjoy the view, or even leave the sliding door open. This continued until around 10:30 PM.
10/11/25: The next morning, we learned from another guest that a wedding was scheduled at the hotel that evening. When we returned around 7:30 PM, the reception was in full swing, set up around the pool and hot tub. Once again, the noise from the music and crowd was excessive and lasted until about 11:00 PM.
Had we been informed of these events ahead of time, we would have gladly rescheduled our trip. While the hotel did refund approximately $143 in parking and taxes, what we truly lost was our time—and the peaceful, relaxing experience we had hoped for.
The location is beautiful, but so are many others in the Pismo area. If you're looking for a quiet, oceanfront retreat, I would recommend exploring other options.

I purchased the trip through Expedia knowing that some resort fees must be paid seperately.
The hotel started on day one to charge me fees which I prepaid to Expedia. A short answer was that there was a glitch between the systems of the hotel and Expedia.

Even after multiple communications with the hotel they started to charge me beyond the extra Ressort fees.
I paid my trip to Expedia! And I am ok to pay extra fees, which I did.
The hotel started to remove charges and the a eeek later asked me again to pay $600 which is assumed of $1200 I would still owe.

I am very unhappy that I was in the middle if things. I want the hotel to clarify this with Expedia.

On the flip side this hotel is really nice and a great place. People are friendly.

The area is beautiful. The rooms are large and well equipped. The breakfast was good. The property was well kept and well laid out.
Our only problem was the AC wasn't working in either rooms we had (we were there with family). The hotel moved us to a cooler room, but it was clear that AC was problematic in the 4 rooms we occupied between the two families.

Amazing Beach Getaway

My husband and I celebrated our 40th anniversary in Avila Beach and had our friends and family stay at the lAvila Lighthouse Suites. It was the perfect accommodation for my friend who had to work online, my other two friends who brought their dog, and my nephew, his wife and young daughter. All their needs were met and all had a fantastic time!

Great location and very family friendly. Across from the beach and walk away from food and restaurants. Breakfast every morning included was very convenient, only negative was fire pits wasn’t working, and they should have several gas heaters available for outdoor night time.
