The gal at the front desk was amazing! Parking was great. I loved that it was secure and parked in a parking garage which kept my car out of the sun and safe. I had a pretty good view from the room I was in. The room was somewhat clean overall. But, attention to details would be great. The kitchen counter was not clean, there were some questionable stains on the bed sheets, it would probably be best to replace the decorative pillows they were kind of nasty, the curtains should be replaced as well and the bed pillows should be replace most of them were flat as a board. The bed itself was quite comfortable. Overall I would actually stay here again but I'd try a different room. Oh and this probably wouldn't matter to most people but room decor needs to be upgraded especially for the price guests pay to stay there.

We stayed in room #209-it was amazing! Room is spacious, nice ocean view, and very clean! The location of this hotel is amazing. Close to everything in Pismo. It is a little older and out dated but well kept and clean. I would definitely stay here again!

My family and I loved it.. The only thing we didn't like was we had to leave. Other than that it was an awesome place for the family nd couple's or even for a single person.. The staff was also amazing and we appreciate the courtesy and the excellent service. Thank You to Expedia and the staff for everything.

The property has a great location and an awesome view. The checkin hours are very limited (3 p.m. to 5 p.m.) which was a bit odd. Each unit is uniquely furnished but they are all consistent in theme. I would have liked a screen door on the balcony - my cousin's room had this. Rooms are very clean, nice linens and towels and kitchenette. Just a block off the beach and you can hear the surf at night. A relaxing stay.

We had a wonderful stay here and the location was fantastic! The view of the ocean was beautiful and the fireplace was cozy to sit by in the evening. It’s a little outdated but it was clean and had great amenities. (Fridge, range, dishes etc) highly recommend for the price.

Upon arriving we were pleased to see how close we were to the beach and our favorite place to get clam chowder and lobster rolls- Splash Cafe! Check in was fast, easy and super friendly, I believe Jennifer helped us and she was very accommodating and knowledgeable. Our room the captains quarters was spacious and nicely stocked with everything needed in the kitchen and extra bedding in the closet. The king size bed was very comfortable. The three things that bring down my rating are 1) the dirty, stacked with dirt and dust ceiling fans particularly the one in the bedroom- please clean that asap 2) the TV kept buffering and/or losing sound- most likely it was the WiFi because it happened on both TV’s.
3) the carpet was stained and should be replaced.
Overall the location, the full refrigerator, microwave, and fully stocked room was a good place to stay.

Besides the close proximity to the beach there really wasn’t anything nice about this hotel. Very disappointed upon arrival to find out 2 of the beds were broken without any notification! Would’ve asked for a refund if we had known! The poor lady at the front desk was able to haul up 2 twin mattresses for us to lay in the living area. The ocean view was a slither of a corner as there was a building right in front to obstruct. The premium shower amenities were so tiny I had to go out and purchase my own shampoo. There was no screen on the back door, sink stopper was broken and the water flow from the shower head was a hit and miss. So 1 star for location and 1 star for maybe the size. Other than that I do not recommend this hotel.

We really enjoyed our stay overall. The location is fantastic, the room was clean, and the balcony was a highlight—such a great spot to sit and enjoy the mornings.

One important thing to note: there is no air conditioning. I didn’t realize this when booking, and since our room faced west toward the beach during a warm spring break week, it got very hot in the evenings as the sun set. Unfortunately, the room didn’t cool down much overnight.

The first night was uncomfortable and we didn’t sleep well, especially since the ceiling fan only seemed to run on a low setting. The next day, we asked the hotel attendant—who was very kind—and they provided us with an additional fan, which helped. However, we still needed to keep the patio door open, and it remained quite warm.

That said, the room itself had great amenities, and the designated covered, secured parking was a huge plus.

We would consider staying again, but only during cooler weather.

The location is great! It’s so close to the beach and convenient to walk anywhere downtown Pismo. The room was spacious and very clean. My only complaint is the shower head did not work. We discovered it the morning after we checked in, reported it to the front office, was told maintenance would be by that day and never came. The following day I was told a Plumber would be by and never came, so we were unable to take a shower our entire stay. Even though we could bathe, it’s a bit difficult to fully wash off sand and your hair in a small tub. Other than the shower issue, we loved the property.

We stayed in Room 207. The ocean view and walkability to the beach, restaurants, and shops was great! The beds were super comfortable. The only downside was the pillows were like rocks. So bring your own and you’ll have a great nights sleep. The biggest plus, was free parking in a garage under your room. You don’t even have to drive anywhere if you don’t want to. You could literally walk to any restaurant, bar, shop, coffee shop, the beach, anything you could possibly need you don’t even have to drive and they provide beach toys, towels, and boogie boards if you don’t bring your own.

The description said partial ocean view, but we had a pretty good full view of the ocean from our balcony. Loved the kitchen ! Beds were clean and comfortable. Bathroom was clean and sanitary. Overall it was a good stay. Parking was very easy in an attached garage. No problem getting a spot. The location was great. Was able to walk to restaurants and the pier. The balcony was huge with a nice view. My only complaint was that the neighbors next to me were smoking pot. And there was no coffee in the room.

It was a decent stay. The room itself is decorated nicely, and well appointed with a mini kitchen but is definitely dated. There is no AC, but it doesn’t get super hot here and the room has a ceiling fan that worked good. But it’s the location that is key here. The hotel is situated on a culdesac That is directly on the beach so it’s literally steps from the beach. Parking is free and you can park and everything is within walking distance. Chowder, ice cream, the famous cinnamon rolls, pizza, a taqueria, and a bar are all right there within a few blocks. We had the Turtle room and really enjoyed The view from the balcony in the morning.

We had a balcony overlooking the ocean, which was great!
The location is perfect, and it is really nice that there is dedicated (free) parking, which gets locked up at night.
The room and bathroom are fairly basic. There is a coffee maker, but if you don't like Folgers, you will need to bring your own. The kitchen comes equipped with a fridge, utensils, a wine opener, plates, and mugs/glasses.

Wonderful view and location to the beach. We were frustrated with no dresser for clothing or a place for luggage with easy access. The hot water was barely hot in the shower. The ac units in the building arent working apparently so it was stuffy without all windows and doors opened all the time (which i dont mind but when theres not a breeze it doesnt help either). The bed was comfy! Either the tv or internet was slow, any time we tried to watch movies on different apps on the tv they would freeze and and we would have to restart so we gave up. It was relatively quiet which was great!

Unfortunately one of the worst rooms I’ve stayed in. The shower head was probably the nastiest thing I’ve seen at any hotel. The blinds are bent and broken. One of the windows has a curtain up with nails. My 2 year old couldn’t sleep at all with my husband and I due to the noise of the bed from moving while also having light come in from the windows. Idk how the other rooms are but 212 is not good. I’m sad we had a bad experience.

We have stayed in this room 3 times and have been really pleased each time. This time, however, the 2 tv's worked sporadically. There seems to be a problem with the wifi. The king bed is wonderful. The last time we stayed in this room the owner had put a new bed in the room that was uncomfortably firm. Felt like sleeping on the floor. Since then, they put a new mattress in there that is super comfy. Thank you!!!

Amazing property! We saw that Beach House Inn & Suites had an available suite perfect for for our upcoming trip so we cancelled our other reservation and booked this one…so glad we did! First of all, the location is unbeatable. You literally walk out of the property and are right behind Splash Cafe and everything else by the pier. Our suite was perfect. I think the best thing for me was it felt like you were staying in someone’s home rather than a hotel. The property had very beachy vibes for the decor. I loved that there were even toys in the room…it helped us entertain our little one so much. The staff was great as well. So friendly and always quick to answer any questions we had. This will definitely be our go to place for our future Pismo trips.

Overall we always enjoy this Inn and the ambiance. The fold out couch, I was not expecting it to be super comfortable but the mattress was on it's way out, like no padding, you can feel the bars in your back.
the Wifi was shotty and I think had 2 different routers, we figured out the password which wasn't what was given to us, and we had to create a Samsung account just to watch TV... which is fine, but would have been to know this up front.
Lastly, there were no beach towels in the room like last time, so we used our one towel we happened to bring or just air dried.

The suite was feels like home. I like how there’s a separate room for privacy. The Ocean view is awesome. Waking up with the sound of the Ocean feels relaxing. We like the kitchen. Plates, mugs, glasses and others are provided. Internet was kind of slow. I have to disconnect from wifi to use my cellular data. Staff was accomodating and gave us a heads up of their closing time. We’ll definitely come back.

I have stayed here several times and it never disappoints. Small hotel with really nice renovated rooms. Rooms seem like an Airbnb style or at least the ones I’ve stayed in. I’ve stayed in room 208 several times. It’s a king suite — the bedroom is separate. Living room has a queen sleeper sofa. There’s a full kitchenette with everything you need.

Rooms are always very clean. Staff is friendly and helpful. We got a call as we were driving into Pismo to ask what time we planned on checking in. I let her know what time we would arrive and asked if we could park there if our room wasn’t ready and she said absolutely! She called back and let us know our room was ready two hours before check in! Super sweet and unexpected plus! I love that they have beach toys in the parking garage that we can borrow as well.

We will always book here when available. However, it’s usually booked for last minute trips.:. I don’t blame anyone. I love this place. Free parking too!! Plus, it’s a few steps from splash cafe and the old cinnamon roll place. Yummmm

The room was ready at 5 o’clock instead of 3. The pull out couch was horrible to sleep on! I would definitely come back again, but a different room.

The good: staff were all very nice, great location next to all the restaurants and the beach. Had a great view of the beach from the small patio. The room was clean and stocked. It was nice having a dedicated parking garage.

The not so good: the info for the property on hotels.com (as well as the hotels own website when I double checked) said check-in was at 3 pm. We timed our trip to arrive at 3 so we could get our stuff put away and start exploring the area. When we arrived, we were told that our room wasn’t ready and they would call when it was. Since I assumed it would just be a couple minutes, we waited in the car. Eventually I had to go back in the office at 3:45 to ask again, and the young lady said she would run upstairs and check. She came down and said it was ready. Other than that, the bed was kind of lumpy and not very comfortable. The rest of the stay was great and there were no other issues.

Overall: I would still stay there again. The positives definitely outweighed the little inconveniences.

We had a wonderful stay at the Beach House Inn & Suites. Dezra at the front desk was great! She was kind, full of helpful information, and very professional. The room was nice, had everything we needed. Ocean view was great. The oversized deck was perfect for watching all the beach activities and viewing the sunset. The fireplace was an added bonus.

The reasons I did not give it a 5 star rating: the bed pillows need replacing ( they are flat), the bedspread needed washing (smelled dusty and not fresh) and the deck furniture is sub par (chair pillows need replacing and metal table is rusted).
