Clean and simple room, nothing fancy. We will be back!
Sylvia
Very nice room comfortable bed, A C unit work area was nice and clean. Reasonable price.
Victoria
We stayed here on our way up the coast. It was clean, comfortable and perfect for our single night. Close to Pismo beached downtown but not walking distance
Bina
Didn’t like the place, had no choice , it was graduation weekend and everything was booked.
Hilda
First time for Cal poly baseball, yeah. Patrick. Great trip
Renee
After a long day of driving we were ready for a rest. Boy did we get it! The beds were very comfortable, the room was quiet, and the air conditioner (even though it was cool outside) kept the room at a nice even temperature for us. We only stayed one night, but it was a great price for a good night's rest.
teresinha
Near downtown, cent3erd located, very good breakfast next door, friendly owners.
David
Perfect overnight stay. Friendly management. Definitely recommend
Greg
Close to Old Town Arroyo Grande and the location was perfect for our travel. Good value and clean. We experienced no problems.
Jose
Easy and secure I parked my motorcycle with ease in their parking lot
Martin
Room wasn't ready at 4pm
Kathy
Staff were really caring and had good communication skills. Maid service was missed the first day... maid service tag I put on door was missing. Office was closed in the morning so I left sticky note instead of calling the night number about maid service and I came back to a serviced room. Parking is tight. Location isgreat. Microwave didn't work but management microwaved .y meal for me... I didn't want to go out to dinner and having to maneuver my truck to park!
Ian
Clean. Problem with hot water. It took a long time to get hot.
Joseph
Another blanket could be useful. I folded up the cover. It's not just being warm--many people want some weight on them.
Kate
The room was what I needed it for. A couple days stay. It was good.
Judith
Very clean room
Kira
It's a cute little place with a great cafe next door for breakfast.
Lizzette
Fix door lock, better mattress, provide ice machine and water dispenser, and update the room in general.
Adina
Mroom was very clean. I like the location parking was easy and the staff was very kind and helpful. I definitely stay there again.
Brittney
The room seemed clean, I have no complaints.
It is a pretty noisy location at times so I’d just keep that in mind if you’re a light sleeper, you will hear cars and dogs barking but nothing overwhelming.
I appreciate when places have little comforts like an extra blanket to use, extra towels, etc which I didn’t notice this place having.
There was also a constant few nats and or flies in my room for some reason.
Check in was quick and simple. Parking is behind the building so you don’t have view of your vehicle.

It's safe have own little private parking and I feel secure with leaving my car there

Cute, quiet spot. Driveway is a bit tricky, give yourself time to negotiate as its a sharp turn into driveway but it opens up after the first 20ft.
Comfortable bed and bathroom area was nice and good amount if space.
Clerks were kind and courteous. I asked them places to eat and gave great feedback.

The only downfall to the property is the water quality I did not know about hard water and that is something I learned at this hotel other than that it was pleasant it was quiet it was clean staff was nice I just wish I would have known before hand about the water quality I didn't like how it felt while showering or while cleaning my face but other than that it was an all right stay.
Maria
Nice and clean
Javier
Great place for a beach trip

Quiet and enjoyable.
Inconspicuous non-chain motel. Two or three blocks from freeway. Quiet. Nice little cafe virtually next door.

Beds were not comfortable and the cleanliness of the room could have been better. Would not revisit or recommend.

It was horrible. There was a musty smell and the restroom was disgusting

Beachway Hell Inn
The price paid was different than price booked on line, towels dirty, smell , flies, gnats, mosquitoes in the room, toilet not secured properly, rocks back and forth, super thin walls
Kenneth
Don't stay here
Check in okay. But return later for the night did not. The Internet connection was not operating. Not was the TV. A guy came in for the TV. Took him 30 minutes to get it working. Watched for a while but when I tried it again later it didn't work. Rooms a bit noisy from outside traffic.

Decent place to stay. Family friendly. Rooms were clean. Free parking (caution: entrance is very slim and narrow). Felt safe and better than any other INN. I crashed after a long drive from Phoenix so stayed only one night. Pismo beach was just 8mins drive and it was great experience visiting a drive thru beach with dunes.
Nicholas
There was blood smeared on the bathroom door frame, mold in the shower, really cheap shower curtain it did not help at all with showers it would still flood everywhere and soaked all our clothes in the bathroom. we made friends with a flying bug in the shower for 2 days. All the sheets and towels where dirty and damp, we had to ask for new ones. Wifi is horrible. The fridge tipped over and dropped all our food there was a rubber boot that they seemed to put themselves but still didn't help the case. The fridge was unsafe and not sturdy at all. Besides that it was a nice quiet area.
DAVID
Location worked well for us. The room was very stuffy when we arrived, but we were able to air it so after a couple days it was ok. Best thing was the bed which was the right firmness for us. The parking lot is small, but we were always able to find a spot. The driveway entrance is tight
Jose
needs major upgradeds
Stacie
No hot water and slipped in tub

Staff is responsive.
Water pressure is good.
Beds are comfortable.
There's no fan in the bathroom for ventilation - only a small window.
Room is a bit small for two queen beds.

I had an absolutely terrible experience at this hotel. From the moment I stepped into the room, I was appalled by the level of uncleanliness. The bed was disgusting—the sheets smelled awful, and there was blood on the pillows. It was beyond unacceptable.
To make matters worse, there was no staff available to switch our room or offer any assistance to make us feel comfortable. The lack of service was shocking. Additionally, the noise levels were unbearable. The rooms are right next to each other, and the guests in the neighboring room played loud music and had their TV blasting all night. Despite the disturbance, no one from the hotel staff stepped in to address the issue.
Overall, this was one of the worst stays I’ve ever had. I would strongly advise against staying here unless major improvements are made to cleanliness, service, and overall hospitality.

This is near Aldi Starbucks Amber Restaurant Dutch Brothers Coffee Nova coffee Greenhouse coffee Banner coffee Big Brand Tire and Service it's near Clark Center for the Performing Arts the high school it is near McDonald's and Arco. If you have an SUV or a car this is pretty good bigger vehicles will be tight in the parking one way in One Way Out. This is also very close to the on and off ramp 101 very close to washboard laundromat Big Brand Tire and Service.
CJ Cafe is right next door their hours are 6:00 a.m. to 7:00 p.m. for 2025.
I could not write the condition of the property I had just arrived at 8:30 p.m. and it asked me to do the survey when I am tired and I just got here they should send the survey After I'm Gone then I could have given a better answer.

A good price for a decent stay
The hotel was as expected. Nothing flagged as an issue and with the pricing, I’d definitely stay here again. Had trouble connecting to the WiFi but it could also be that I’m an idiot.
Brenda
The hotel was clean and right next door to a very good restaurant that opens early. Quiet area.

Great little motel in a great location
Great stay over Thanksgiving! We had a family trip to Pismo and had rented an AirBnB for family. Additional family members were able to join us, but we did not have room, so I was able to secure a room at this cute motel. The price was great! The room was perfect. Everything was clean and parking was no problem. The owner was super friendly and had great communication! We even got into a great informative discussion about the crazy skyrocketing Property Insurance rates in California. We will definitely stay in this motel when in the Pismo area again.

Very hospitable at check in, clean, great a/c, has A microwave coffee maker and refrigerator. The bathroom was all New finishes. The only negative thing I can say is that the walls are very thin and you can hear outside noise very easily so bring earplugs if you’re a light sleeper. I would stay here again!

Would stay again, nice clean affordable and caring staff :)

It was my first time staying there and everything was good...I will not hesitate to stay there again.

Looking for a comfortable and affordable place to stay near Pismo Beach or the Oceano Dunes? BeachWay Inn definitely fits the bill! This clean motel was easy to find and conveniently located for exploring the area. Check-in was a breeze, and the staff was friendly and helpful.
The room itself was a pleasant surprise. It was spacious and spotless, with a very comfortable bed – perfect for a good night's sleep after a long day of adventuring. The air conditioning worked great, keeping the room cool and refreshing.

Good stay for one night. Close to the street and some noises from cars.

The parking was limited and overcrowded. Other vehicles were illegally parked and allowed to do so.

My recent stay at this hotel was overall satisfactory. The cleanliness of the room was commendable, and the staff was helpful and accommodating. However, I found the size of the TV in the room to be a bit small. Considering that we were there for a one-night stay during a baseball tournament, the hotel served its purpose. The only downside was that the price was a little on the expensive side. Nevertheless, it was a decent experience for the duration of our stay.
Maxine
Did not like the people that stayed above us let their kids run around after 11 and we couldn’t sleep was horrible stay
Graciela

It’s a clean, affordable value motel. The shower pressure is amazing!!

A good deal at the price I paid. Very clean, and the room was well arranged with all the usual commodities.
Check in was extremely fast.
Area is safe, and it's a fifteen minute walk to the picturesque downtime area. No heavy traffic, and many restaurants, gas stations and food stores close by. The 101 entrance ramp is a 1 minute drive away. No noise issues or weird people.
The only complaint was management bothered me about leaving 45 minutes before my checkout time. This is impolite but no deal breaker.
I've stayed at several hotels in the immediate area, and this offers the best value for features.
