Great location right on the beach and close to everything. Pool is being remodeled but we came for the beach so it's all good! staff was great and helpful extending our stay for an extra night
Melanie
For the price it's not worth it. Beds are old, hard. Outside patio with fire tables shuts down at 9 and all lights.
Karen
Hotel was great. Great staff. Very clean and the staff were great too.
Pool and pool area at the property is VERY small. We chose the hotel for the pool and location to relax for a few days. Couldn’t get a space at the pool on either of the two days we were there.
There were local and hotel building works going on when we arrived and we were not notified of these before hand. We also paid extra for an ocean view however every morning there were work trucks/Lorrie’s there working so we were u able to enjoy the balcony and ocean view.

We had a wonderful stay at Vespera Resort on Pismo Beach. The location is unbeatable, with beautiful ocean views and direct access to the beach. The resort's design is absolutely stunning—it has a sophisticated Restoration Hardware-inspired coastal aesthetic that feels like walking through a beautifully curated showroom. Every space is thoughtfully designed, creating a luxurious yet relaxing atmosphere.
The staff were friendly and welcoming throughout our stay. One thing to keep in mind is that if you book a room with a view overlooking the pool and outdoor lounge, it can be quite lively in the evenings. We were dealing with jet lag and were hoping to get to sleep around 7:00 p.m., but the outdoor gathering area remained active until about 11:00 p.m. Guests looking for a quieter stay may want to request a room away from the pool and lounge.
One suggestion that could make the guest experience even better would be to send a pre-arrival email about a week before check-in highlighting all of the complimentary amenities and activities available. We only discovered at checkout that guests could borrow bikes, fishing rods, participate in stargazing, and enjoy other experiences. We would have loved to go fishing during our stay if we had known beforehand.
Overall, we had a great experience and would definitely stay again. The resort is beautiful, and with a little more communication about its amenities—and perhaps a heads-up about which rooms overlook the evening entertainment—it

Construction work and noisy pool activity. We shouldn’t bothered with an upgraded room, but may come back because of its location.

This is the 3rd time I've stayed here and it's the 3rd time that the cleaning staff that cleans your room is literally non existent. I spent $1800 on two days and they can't even clean the room. The pool also has a rough surface on the bottom, so my daughter and granddaughter had scratches all over their feet. I had a $100 bag of decorations for my granddaughters birthday and the cleaning staff threw them away. So it was a pretty bad experience. Unfortunately I can't stay here again, and it sucks because I love Pismo.
Kelli
We had a lovely ocean view room. Very spacious and clean. The check in staff was amazing and went above and beyond to help us get checked in a bit early to get ready for graduation. We had a dinner for 10 people at the restaurant and Lisa our server was wonderful! She did a great job serving us and keeping us fed.
Reena
Only good thing was the beach view. Everything else was meh or not good. Not worth the price. Not sure if staff are new and overwelmed or short staff but both lawn service and maid service were awful.
Julie
-dirty fridge
-ear ring and plastic wrapper on the floor in our room
-broken bed part stored under our bed and there was a lotion bottle as well
-really cute idea with the binoculars provided in the room to see the constellations but wasn’t usable as the view of our room was a building right in front of our window (it wasn’t booked as ocean view so totally fair but for more than $800/night it is still not great)
-there was mention of some work on updating the pool area (we didn’t expect so much boarded up)
-we weren’t aware that there would be a big graduation celebration and when the front desk asked what we are here for and we said relaxation she smirked and said what an odd choice with all the grads here
-the location is great
-the bed is super comfortable and ac super quiet
-valet was very friendly & helpful

The hotel was very nice inside. The only downfall was that they were having a party until 10 o'clock at night it was very loud they turn the music on louder at 9:15. Did not enjoy that at all when you have a three year-old or young kids they should've had us in a different room and all the party guest should've been around the party. It was very annoying. And the construction of the new bar going in outside did not make the place look good at all. It was just very annoying with both of that we couldn't even enjoy the waves because of the party was so loud. would highly not recommend going if there is a party there. Are the staff should ask if you were with the party and they should book all the rooms around the party area for just the party people and the other room should be for the other guest
Tori
Irene at the restaurant was the best! Loved the decor and vibe.
Van
This property seems to be under construction. The e-bikes that are included with resort fees do not work. Everything else is great.
Alexandra
Great resort!! Very dog friendly. Front desk staff friendly and professional. Love the outdoor fire pits. The only con parking is expensive and off street is hard to find. This is my second visit and will definitely be back!!
jose
The staff is friendly. The noise from the construction ruined it. It has only valet parking and it was more expensive than Las Vegas. It only has one restaurant. You have to go out to get breakfast. Good room and view.
HECTOR
My stay was extremely disappointing due to constant drilling noise throughout the day. The noise was so loud that the entire building would shake, making it impossible to relax or get any rest. This went on for hours without any proper warning ahead of time.
I understand maintenance happens, but this level of disruption should be communicated clearly before booking or at least before check-in. Guests shouldn’t have to deal with this kind of environment, especially when expecting a comfortable stay.
The hotel did offer compensation, which I appreciate, but it doesn’t fully make up for the experience. I hope management improves how they handle situations like this in the future.

Service was lacking but amenities were excelllent
Sandra
There were some small issues that needed to be fixed. But overall it was okay.
Gardar
Really nice court yard with fire pits and a swimming pool. All next to the beach with a direct access. We spent most of the time going back and forth between the beach and the pool with two kids. Good food and a daily drinks while kids play. And wrap up the day with dinner around the golden hour with beach and sunset view.
lionel
Was Not Sure of the Property Because of The Price of The Property!!!!!!! We Arrived Seen The Property For The First Time, Everything is There Walking Distance, This Will Be Are Go To Property in that Area From Here on Out. We Loved It.💝💝

Clean rooms
Dee
Unobstructed ocean view (except for the railing). Very clean, lovely bathroom
JEREMY
Room said Full Ocean view. We have stayed previously had had a wonderful experience. We were on the 1st floor this time. People with uninstructed views into our room. Boardwalk and railing obstructed the entire view.
David
Great experience.
Brian
Suites are nice and great property….however not all suites have a balcony which is disappointing for price
chrystal
I booked an Oceanview room and got a partial view room when I complained about it they gave me some story that all ocean view rooms are subject to be placed in a partial view if the partial view is available get out of here
Melissa
Clean room great location. Nice bar and good food!
MICHAEL
Room was great!! Amazing Ocean view
Preston
Fireplace was amazing
Nancy
Room was spotless bed was very comfortable. Could not get the heater to work. We left something in the room and I called to ask if housekeeping turned in the item. I was told that they would check and get back to me. Three hours later I called again and was told that they had just given the message to the manager. Here I am still waiting to hear from them. It’s been over 11/2 hours since the second call. The thing is the hotel was a ghost town Monday morning. Everyone had checked out on Sunday the day before. I guess once you check out they could care less about you. Don’t think they want any more business from me.
Annie
Everything was great
Estella

I was very pleased with my stay, and I will stay again. Thank you for a great experince.
Mikhail
The hotel is conveniently located right on the beach, and our room offered a stunning view of the ocean. Pismo Beach is a beautiful place with a gorgeous beach.
Alicia
Great location, views, hot tub, restaurant, bar, pool, decor, smells!
Jennie
We had an amazing stay. Ocean front room that was perfect for our pup. The room was super clean and beautiful as always. Staff is amazing and top notch. We ordered room service for breakfast and when it was delivered she said because it took so long it was on the house. While at the beach we are never on a schedule so we didn’t feel we waited long but I thought how sweet of them to do that. Especially considering it was my hubbys birthday it made it that much more special! Can’t wait to return!!
Eric
Great location, clean rooms and friendly staff!
Lori
A beautiful peaceful place! Friendly staff from check in to the bar with Rebecca! She was on top of it all! Great conversationalist and multi tasker anticipating your next move. Jumping in to seat guests in the dining area too! At breakfast, Irene, Aiden and Kaila were fantastic too!! The food was great and we loved relaxing on the lawn! Our room with a view was great and the sound proof room was appreciated!!
Helen
Room View was awesome; bathroom was sub par in that the mirror was rusty and the faucets were so hard to turn on (in both rooms), towels were dingy, room 229 door would lock when we shut it (had to slam it 3-4x before it would catch & lock), room 336 has wine frog which doesn’t get cold enough to store milk products…was useless for families w babies, though room 229 had gorgeous views, the noise level when events are happening down on patio is beyond ridiculous! I would NEVER request a room on that level again! Also front desk should mention that event is taking place before they place you in room and that it will be loud! Guests were drunk, loud and obnoxious. it made a relaxing get away a bit stressful. I was told a 10p quiet time but 1045p rolled around and they were still yelling and being loud. It was truly disappointing!!
Noemi
Everything its fabulous
Dennis
The facility was clean, good condition and attractive. The staff was efficient and friendly
Holly
Wonderful hotel
Josh
Amazing!! Such a great place to stay. Will definitely be back!!
Angela
Clean, comfortable room with a balcony and view of the ocean and pier. Great location. Restaurant and pool bar staff were slow and inattentive. Quality of food was marginal. Resort fees and parking fees seemed excessive. This was my first stay and now that I have a better understanding, I would definitely stay again because once again, the room was great and the location cannot be beat but would find alternative food venues.
Diana
Great
JOSE
The room the parking , I was expecting more for the price.
Melissa
Great experience.
Julie
Clean room, friendly staff, great outdoor seating area.
Lorraine
It was on the beach and also had a pool. The outdoor bar and seating area with fire pits was also amazing. The staff was fabulous!
Milanka
The location was perfect walkable to most restaurants and shops. We were able to whale watch from our room, which was amazing. The hotel is very nice and clean.
Karen
The front desk staff was kind and helpful. The room was huge.
Paresh
Family Friendly right by the Pismo Beach
Harold
The staff were FANTASTIC including the bartenders! If I have one complaint it would be the RESORT FEE and the VALET charge! Gorgeous Property!
cecilia
Our room was right on the edge to view the pier and sunset.
BUT our room was the last one in the floor near the restaurant seating and WAY to close to have any privacy and NO wall or barrier or anything blocking from anyone coming in to our patio. So we didn’t feel comfortable sitting out there because all the restaurant goers could see and hear us.

Loved our stay at this beautiful hotel. The rooms are gorgeous, the staff is lovely and helpful and the location is perfect. Steps away from the beach and a really nice pier. The shower was well appointed and large, the bathrooms were great (double sinks) and the beds were amazing.
All of the amenities were solid. We absolutely loved our stay here

Beautiful rooms very clean. We stayed on the first floor and walked out into the patio/restaurant/pool. I probably would ask for a room on a different floor
brandon
Property was beautiful, the area around was very noisy. I would not stay at the Vespera again if I knew I was staying on the north side of the property.
Cheryl
Beautiful property, central location!
Gisella
Front desk needs customer service training.
Pete
The refrigerator wasn't cold and had a two hour timer. Unfortunately our food spoiled and one/two members in our party felt ill and eating food. Usually the refrigerators are very cold and can keep food and drinks cold once load it. This was not the case.
Richard
Pool area and view of ocean very relaxing
Kirsten
Amazing
I love this resort. It’s so amazing how they take care of the whole family including my pup. They offered her a goodie bag which was so sweet. Such a great and fun atmosphere. We will definitely be staying here again.

Excellent stay!
My husband and I had a wonderful stay over the weekend. Great food and accommodations. Live music was a nice touch.
Tina
There was so so many kids , it was awful
Marissa
I liked how the cook set out free drinks/mocktails and free taquitos in the lobby
Leila
Beautiful property with Awesome staff
Michael
Relaxing stay,
Lovely hotel right on beach. Very comfortable. Small pool dominated by children. Limited number of sunbeds. Lots of dining options in town. Unfortunately June tends to have sea fogs until early afternoons
Shelli
The staff is friendly, helpful and accommodating. I do wish that they had accessible parking that wasn’t $45 per day.
Jared
Highly recommended

Vespera Resort Stay - April 2025
This was our second stay at the Vespera Resort, and while we love the area and the hotel overall, this visit didn’t quite live up to our first experience.
Check-in was smooth, but we didn’t receive any assistance with our bags, which was surprising for a hotel at this price point. During our time in the patio dining area, we waited about 30 minutes without being helped, even after speaking to three different staff members. Thankfully, a team member named Mason eventually stepped in—he was kind, efficient, and truly the standout of our stay. He made sure we got our drinks and food, and his service made a big difference.
The patio area overall felt a bit understaffed and could have been cleaner. On the positive side, the Easter Sunday breakfast buffet was excellent and a real highlight of the stay.
Our room was comfortable, but for a high-end resort, I expected more attention to detail. There were no bathrobes, and we even found a toy ball near the window, suggesting housekeeping could have been more thorough.
While we still enjoyed our stay and the location is fantastic, the service fell short in a few key areas that matter when you’re paying for a premium experience. Hopefully, with a bit more focus on service and cleanliness, future visits will match the high standards we experienced the first time.

Parking problems
Parking is not upfront. When I booked the room there were 2 options, valet and self parking. I chose the self parking option as $45 for parking was a little steep. When I arrived for check in I was told that I could park in there garage below the property. Drove into the garage and valet staff chased me down to advise that self parking was not available. Advised staff that the front desk stated I could and they said he was wrong and that self parking would be on the street. Went back to the front desk and he said that he somehow misunderstood and that I would have to park on the street. Spoke to a couple of different higher ups and they just passed it along and that they would check on it. Wouldn’t have been such an issue if my wife’s back pain was really intense and the closest “street parking” was 3 blocks away… It seems that maybe that is the ploy to get people to shell out the money to park. This seems dishonest. The rest of the place was nice, but, I don’t have a desire to stay there again.

Rooms are beautiful with a perfect Ocean front view, we can't wait for our next stay.

Ocean view from the room. Beautiful property.
Kitchenette should have a trash can and a small dish soap as well as spoons. Could hear people above us on 3rd floor but overall, an outstanding place to stay.

Not warm and cozy
Room and facilities are both amazing, only issue we faced was no heat in our room , and the inability of their maintenance staff to provide us with any heat.

Couples retreat
Everything looks lovely… BED SUPER HARD! … Coffeemaker didn’t work and they tried to charge us double on resort fees and taxes… The people are super friendly and the restaurant has super yummy food.
